Broker's Open Houses are for agents to preview homes, but I am always happy to see the public attend one of my open houses.  Tuesday, 5/22/12 I will be hosting a broker's open house from 12 to 2 at 1333 Greenhill Road, between Boot and Chester Roads.  Come one, come all and have a meatball sandwich and preview this large home on a 1 acre lot in popular East Goshen Township.   Click here for additional photos.

First time buyers Jason and Dana outside their new home they purchased and settled on this last Friday in Exton Station. Jason a Navy Veteran used a VA loan, provided through Prosperity Mortgage to purchase the home. VA loans have many benefits for buyers who qualify, allowing them to obtain a 100% loan, with no mortgage insurance premiums, and if the Veteran has any disability rating even as low as 10% the funding fee can be waived which is a significant saving. It also allows some seller assistance as well which can be helpful for young buyers purchasing their first home. This home was a wonderful town home in the Exton Station development. It's been an unusually dry April but we had a soaking and cleansing rain over the weekend.  Here's the result of the rain and sun in East Goshen, Chester County.   April showers came all in two rainy days and brought gorgeous blooms to my East Goshen Garden. Looking to move to Chester County?  It's a gorgeous time to look for a home.

It's been a very mild winter and a lovely spring so far in Chester County and it got me thinking that the mild weather has gotten many buyers out looking earlier than usual this year.  The statistics do not lie. As of this morning, there are 178 settled properties in the West Chester Area School District since January 1.  Prices of the homes that have gone to closing range from $90,000 to $850,000. There is even more good news.  Pending sales in the district are a whopping 150 homes with prices ranging from $113,900 to $1,017,549. While there are still 567 homes currently for sale, the numbers are encouraging.  With rates still low and nice homes to choose from, I'm confident that many more homes will go pending and get to settlement before the end of summer. Anyone who knows me knows that I love dogs.  One dog most especially, but I love animals in general.  Last week I noticed a video on the Facebook page of the Chester County SPCA.    A mom and her 8 pups were at the shelter.  The mom, Gigi, had found her forever home and the pups were ready to be adopted.  They were adorable, of course, I've never seen a baby anything that didn't tug at my heart. I shared the video on my Facebook wall and pretty soon, I got an email from a friend who told me his lovely little wife was enchanted with the puppies.  He called to get more information and one afternoon earlier this week, he and his wife, along with their current dog went over to the shelter.    Hurrah!!  My wonderful friends opened their hearts and home to a lovely little girl and they named ...

I am in a Facebook group that is encouraging me to throw out, give away or somehow rid myself of all the extra things in my life that are cluttering my house and mind, one item per day.  As it turns out, the March 2012 issue of The Oprah Magazine is all about clearing the cutter out of your life.  In the magazine I learned that there are great websites to help you get rid of things while helping others such as: Loved Twice.  According to the website they collect gently used baby clothing, sort them and distribute them through social workers to hospitals, shelters and clinics.   Local animal shelters often take your used linens and blankets.  I know our local Chester County SPCA does.  Click here to see the list of items that the shelter could use.  The list includes sheets, towels and b...

Woo hoo!  March 1!  While it's been an unusually warm winter, I am so happy that we are in the homestretch.  I can't wait to see the trees flower and see my garden come to life.   Always on the lookout for things to be thankful for, I have a small list. First and foremost, a friend and his wife welcomed a new baby girl into the family.  What joy!   I received two gift certificates in the mail this week from two different people!  One, for a full hour's massage, was from a Facebook friend whom I had never spoken to on the telephone until I thanked her yesterday!  We are in a few groups together and it's amazing how much you can get to know someone and enjoy their sense of humor online.  The second was to a salon where I may get a pedicure.  Apparently since I don't pamper myself much, ot...

It's another beautiful spring day in West Chester.  Wait... it's only February 23!  It's been spring-like for most of the winter here and I am alternately thankful and waiting for old man winter to drop the other shoe!  For now I think I'll just go with thankful!  My son Max, a snow lover has alternately been mourning and enjoying the warmer weather.  He wants to enjoy the snow and sleep in on snow days but also likes wearing shorts and a t-shirt, which he will wear weather it is 23 or 60 degrees.  With the warmer temperatures comes less nagging from yours truly to put warmer clothing on! My little momma will be celebrating her 79th birthday this Saturday and my sister and I, along with my lovely niece will be taking her to Bonefish for dinner. Life is good. Carpe Diem!

Clocktower Woods is nestled off of E. Boot Road and Line Road in East Goshen Township.   I believe the neighborhood was started in 1999 by the Hankin Group.  The average lot size is about 1/2 an acre and the homes are simply lovely.   I remember that when the builder first start building, several Bow Tree neighbors jumped ship and headed over to the newer development.  Bow Tree is another popular neighborhood in East Goshen Township.  Homestyles in Clocktower Woods are varied, but mostly consist of stucco, siding with some stone or brick fronts.  Some homes have lovely front porches, most have first floor offices/dens. I deliver meals on wheels every Thursday.  It's the best part of the week for me.  As Chairperson of the Goshen-Towne Chapter of Meals on Wheels, I am also responsible for drivers and one of my drivers needed a substitute for today.  I gladly volunteered to take her route as it's the same one I drive and it  takes me to my very favorite over 55 community, Hershey's Mill. It was a very foggy day today and I took a minute to take a photo of one of my favorite parts of the community.   Currently, there are 61 homes for sale in Hershey's Mill ranging from $149,000 to $495,000.  That is up 6 since my last post about Hershey's Mill.   There are also 6 pending settlement. It's that time of year again.  Time to take down the decorations and put the old tree out by the curb.  The tree pickup dates in East Goshen are as follows: January 11 and January 25.  Both Wednesdays. Make sure to have your tree out to the curb the night before.  Tress in plastic bags will NOT BE picked up. Wishing you a wonderful, healthy and successful 2012.

Starting tomorrow, December 1, West Chester Borough will be putting on the Ritz... or should I say, putting on the Old-Fashioned Christmas that they have become famous for!   On Thursday, December 1, at 7:30 PM, there's an Old-Fashioned Christmas Concert performed by the West Chester Area School District's Select Strings at the Church of the Holy Trinity, located at 212 S. High Street.   Also on the 1st, at 8:00 PM there's Trial by Jury and Carol Singing at the Chester County Justice Center, Courtroom 1, located at 201 W. Hershey's Mill is one of the loveliest over 55 communities in the area. It was a fairly gorgeous day for about 2 hours today and I was able to take a few photos of the sugar maples in Mill Creek, East Goshen Township, Chester County.  The builder put these beauties in when the homes in Mill Creek were built.  Some have died but for the most part, most are alive and well and starting to show off their autumn colors! Mill Creek is a single family home development of 32 to 34 homes located off of Boot Road.  Being a small development, it's a plus that one of the roads, Chambord Circle connects to the larger neighborhood of Grand Oak enabling residents to take long walks and enjoy the scenery.  Mill Creek is within walking distance to the Hersheys Mill Genuardi's, a dry cleaner, Rite Aide, First National Bank of Chester County, Vano's Pizza, a Subway and a hair...

Big weekend, as usual in West Chester PA.  Here are two of the West Chester Happenings:   Tonight is The Gallery Walk!
