Today's Real Estate market in York Co PA is full of inventory. We have everything available from starter homes for 1st time buyer, 55+ communities, detached single family homes both new construction & re-sales, condos and town homes and McMansions back to the  prices  of 2005. The Ready, Willing & Able buyers are out there-they are on-line, attending Open Houses and keeping their Buyer's Agent busy looking at all of the options that exist. These days, with darkness still early in the evening & 2 feet of snow still on the ground my weekends are slammed. All too often I feel as though consumers want to blame us, Realtors & Lenders, as to the reason they can not purchase a house.  I have yet to meet a Realtor or Lender who is responsible for a potential buyers credit score, debt to income ratio, lack of savings, lack of job security,etc. Buying a home is something we earn.  We work hard, pay our bills, save for our future and live within our means.  It is not an entitlement or something that everyone is granted---it is earned. While I support the efforts to help bring some stability to the Housing Market I also agree that as a society we need to get back to the basics. The 1st time Buyers Tax Credit and Tax Credit for repeat buyers is a great opportunity to take advantage of---however they should not be the reason you make such a large i... 02/15/2010

The winter weather is playing havoc on residents in southern PA especially those in the York area. I travelled to York earlier this week for a thermal inspection of only the exterior of a home. Heat loss is seen through the infrared camera and to be sure the sun's thermal loading wasn't going to be a factor, I arrived before sunrise. The three hour drive was long but the benefits of my thermal report far outweighs any inconvenience I endure because of the drive. I'm glad I brought my boots and bibbed overalls because I needed them. I walked around this home knee-deep in snow. The roof was mostly obscured with deep snow and the western end of the roof had huge drifts hanging over just waiting for some unsuspecting victim to walk under--that could be a cold ordeal! Well the stats for year over year sales for the York PA area are here. Overall the York PA area has seen a 3% decline in Median home prices and a 7% decline in the total units sold compared to same period in 2008. Many in the Real Estate profession here locally in York PA expected total units sold to be above the 2008 lows with incentives like FHA interest rates in the high 4's to low 5%'s, a $8000 Tax Credit for 1st time buyers, aggressive listing prices and a PHFA $5000 Tax Credit Advance to help 1st timers enter home ownership.Compared to our -27% decline in total units sold thru August 2008 over same period in 2007---all in all I am please at the 1st eight months of this year----it will be interesting to see what happens over the traditionally slower 3rd & 4th quarters. I just read in our local Community Courier that there will be an assembly to honor veterans. It will take place at the Christian School of York at 907 Greenbriar Rd. in York.  This is the 2nd annual veterans assembly to be held there. It will be held at 1:00 pm on Tuesday, November 11th to honor veterans and active duty military personnel. All veterans and their families, active duty and their families and families of those lost in Iraq are invited to attend.  It does not say anything about Afghanistan or any other conflicts but I say if you are a veteran of any time or family member, I would call and go. October is fire prevention awareness month; this is great time to increase consumer awareness on clothes dryer fire prevention.  Clothes dryers account for over 15,000 fires per year, with failure to properly clean and maintain dryer vent systems being the number one cause.   Cleaning and maintenance are very important, but so is having dryer duct system made of proper material that meets today's safety codes.  Older systems have dryer ducts made of vinyl or plastic, which becomes brittle as it deteriorates.  It cracks, bends and becomes crushed when people push their clothes dryer closer to the wall.  This results in restricted air flow, causing overheating and eventually, a fire.   Current UL safety codes require dryer ducts to be made of semi-rigid metal to prevent crushing and make ... 10/17/2008

Energy costs are soaring!  So why are we allowing our clothes dryers to vent all this precious heat and moisture to the outside?  Our furnace dries the air, causing upper respiratory problems.  It just makes sense that the heat and moisture from our clothes dryer could be beneficial and energy saving at the same time.  Why not disconnect the dryer vent hose to add heat and humidity to the air in the winter?   Air Diverters are devices that have been used in the past for allowing dryer heat to be filtered into the home.  When we experienced an energy crisis in the seventies, people purchased this type of combination air filter/valve that was installed between the clothes dryer exhaust vent and the outside dryer vent.  It was a type of valve that allowed you to switch to either direct the... 10/14/2008

Most people are conscientious about having their furnace cleaned, however, very few people think of clothes dryer in relation to fire prevention. The U.S. Consumer Product Safety Commission reports an estimated annual 15,500 fires, some resulting in deaths and injuries, due to clothes dryer fires. You know I have and have helped clients invest in apartment rentals in and around York,pa and surrounding cities through out my carrier I get one question most, often which is a better rental a single family or multi-unit, and my answer is always the same.
