A well respected real estate broker recently told me that he DOES NOT do the "five dollar an hour" work because it just does not make sense to and that he has people who handle certain parts of his transaction. While this in theory is VERY smart business sense and I myself subscribe to this thinking, if the people doing the "five dollar and hour" work DONT do their job or drag their feet, or don't respond to inquiries, then what good is it having them there? I'm not big on micro-managing but I believe in following through and making sure the job gets done. If it doesn't get done then you need to find someone else to handle the little things or just do them yourself because there is no room for error in this business. "Do the right thing and make sure the right things get done!" Manny Me...

For a while now I've been sounding the alarm of an inevitable rate increase this year. The frequency in which I send out this warning is also increasing.  I haven't hit the panic button yet but this morning I was thinking about the S.O.S I've been sending out to existing and potential home owners. I also thought about the stories of Chicken Little when he cried out that the sky was falling. The story of the little boy who cried wolf occurred to me as well. Has my repeated message put me in the category of one of these characters? Am I that man standing on the street corner dressed in drab holding the sign reading that the end is near? I'm generally very optimistic and the glass is always half full. I just know that there are still clients out there who think rates will get lower or that...

I've never posted an unsolicited recommendation on my blog. This is will be my first and I do it for a company I highly recommend. I had a new furnace installed two years ago and after shopping a few different companies I ended up going with Vicmir Heating & Air Conditioning out of East Providence RI. This was a local (to me) company that is family owned and operated. Vic didn't offer up the cheapest quote or the highest but after a few "midnight emergencies" I am very happy I chose Vicmir. The installation was done professionally and without a mess. The workmanship or fit and finish of the product and some of the duct work they did were state of the art. A few years previous to the new furnace I had gone with a cheaper quote on getting my central ac installed and it just never seemed t...

What type of real estate market are we in? On one side of the street, we hear the doom and gloom about how many houses are on the market, the falling home prices, the extended Days on Market, the tightened credit markets, and on and on. The other side of the street is much more optimistic and comforting. On this side of the street we are hearing of this opportunity to purchase a HOME at a great price, the fact that Uncle Sam is offering an $8000 credit to First Time Buyers and $6500 to Move Up Buyers, the fact that Interest rates are at an all time low, the fact that there is a great selection of properties on the market, the fact that if a property is priced correctly it will still sell fairly quickly, and the fact that buyers who could not be in the game as little as 2 years ago can n...

"WELCOME TO MY HUMBLE ABODE" I had many mixed feelings of reliving my past and  going back to my old neighborhood that I knew was always considered the poor part of town, before East Providece became a city. This was called Watchemoket Point, the start of Warren Avenue right after you crossed the Washington Bridge from Providence. This area had gone through many changes to become the worst part of the city. As I traveled across the George Washington Bridge and took the first exit. I realized that I had not taken this exit for a very long time, because I prefered to get off the Broadway exit further up I-195 to get to my second home for 17 years at 413 Warren Avenue.   As I parked the car on Fifth Street across from the common driveway to my apartment I saw that there was now an Asian ta...

My crystal ball is still foggy but the trend is that the bond market is still headed upwards. Receiving emails throughout the day now from various lenders as they announce new rates because of deteriorating market conditions has become an all too familiar theme over the past week or so. Refinance files currently in the system are gasping for a breath of air as the rising rates slowly chokes the life out of these files. Perhaps we will see some relief later this week when the Federal Reserve will release its Beige Book. (This information details economic conditions throughout the U.S. by region.) Any indications of inflation could cause further upward pressure on rates. We can also interpret this as people are spending again.  On the purchase side of things, I think having the rates cree...

Bank Owned Properties are everywhere. Some of you may be intrigued by the idea of purchasing one of these properties at a significant savings. There are a few things you should know about bank owned properties before you start your search.1. These properties most likely need work.- Most of these properties have been sitting vacant for at least a few months and will require at least some kind of work prior to moving in. While it is possible to find a Bank Owned property that does not need too much, please be aware that most of the properties you will see are in need of significant work.2. It may be tough to get financing for some of these properties. - This is the issue that becomes a bit of a problem if you have found a bank owned property that fits your needs but may need a little more...
