So you give me a low ball offer on my short sale - just play ball and it is not such a bad thing.  As a North Kingstown short sale realtor, I want to know what the bank and its investors will take as a sale price on my client's property.  What is the point with listing a short sale property at a price that makes the home languish in the wind (market)?  Is not time money and future for my client?  As the short sale realtor, I need to know the acceptable bargaining price for the seller's home.   The North Kingstown RI 02852 Real Estate Market Statistics for February 2011 are:             19 North Kingstown RI homes sold, the breakdown is as follows:                               6 homes sold for over $400,000                5 homes sold for between $300,000-$400,000               8 homes sold for less than $300,000               In February 2011 there were 157 North Kingstown RI homes for sale which is 6 fewer homes on the market over January 2011.  The home inventory in North Kingstown has decreased about 9%.  Yet, sellers are preparing their homes now for the spring market and inventory will increase in another month or so (historically this has been the case).  Sales have started to take off again and we locals, not reluctantly, leave the winter weather behind us as we wai...

North Kingstown RI Condos for Sale- What is the Catch Now?   I am wondering how many condo owners really are paying attention to what their condo homeowner association boards or management companies are doing to manage and ensure their condos remain FHA approved and beyond. Lately the talk with clients has been how the year round rents have gone up so much.- so tell me again why are you renting a home instead of buying one? 1)  It is not because of your credit because we have your free FICO score you pulled we know you are okay.  Of course, you now have your pre-approval in hand from a mortgage lender. 2)  It is not because you can't find a house that you can afford - I have 8 in your price range, in the towns you desire to live in and in neighborhoods that appeal to you.  They are great possibilities. 3)  It is not because you can't ask for up to 6% seller concessions for closing costs on a FHA loan.   4)  It is not because you don't have the down payment.  With your parents 'gifting' some of the monies you'll have enough to put more than the 3 1/2% down....

I know I sometimes marvel at the prices paid for waterfront homes in RI -yes, it's always in the eye of the beholder which may not always be clear to me.  What did the property uniquely have to offer to buyers that it was able to command such a premium over asking price?  If I had an opportunity to view the waterfront home perhaps I would know but speculation is a game in this business of real estate. Being able to experience the sight, sounds and touch of a piece of waterfront real estate is part of the buying experience.  Isn't it? When I take buyers out along the Wickford RI waterfront to view the Wickford Village RI homes for sale the inevitable question comes up about insurance.  Being so close to the waterfront of Wickford Harbor or on the waterfront in historic Wickford, this is a reasonable question to ask a Realtor.  And a Realtor better have the answers at hand for these important local questions about this community.
