Real Estate Market Update for Beaufort SC I am always trying to study the local Beaufort South Carolina market, trying to determine what's coming next.  I was looking at some stats for the new year in Beaufort, SC, and I am excited about a trend that is holding so far. If you look at the distribution of price points that have closed this year, you see a really nice spread with about 20% of the closings in the $100-199k, in the $200-299k, in the $300-399k, and the $400-499k range each. As a matter of fact, the sales below $99k equal the number of sales between $600-$999k!  That is certainly bucking a trend established last year where an inordinate percentage of sales were under $299k, and the price ranges above that were languishing. This is certainly good news for the 30% of our market ...

Cell phones, beepers, backpacks and ball caps are just a few of the gifts from the 1990's. Fitness, once again became a priority and boy bands, the standard. The real estate industry was not overlooked in this generous time of change. It was during the early 1990's that states passed the law creating Buyers Agency.  Few subjects have been as passionately debated, vigorously supported, or eloquently defined in our industry. New organizations as well as companies formed around this exciting concept. In many ways it brought about an eternal buyers market. At no other time had buyers been given such a voice and Brokers such a platform. It seems there are two schools of thought on this issue. One being Brokers who refuses to show anything without it, and those constantly waiting for the righ...

Indecisiveness is not on my impressive list of flaws; however, there are certain circumstances in which I find myself huddled in hesitation, or dancing in doubt. The first cupcake, I can always justify. It is the seventh that has me questioning my judgment. Other than my divine weakness for the sweeter things in life, it is the publication of my thoughts that cause the unusual occurrence of communicative caution. In no other aspect of my life do I hit the send button with both eyes closed. My typical act now, think later motif minimizes in the shadows of interpretation. Obviously, this is not one of those times. I would have to be a heartless tree stump to not appreciate the concept of Extreme Home Makeover. My skin would illuminate a putrid glow of green if I harbored anything but deli...

Almost a year in the making, and now only one day away from the grand opening of Somerset Point. All the planning, designing, discussing, and debating in the world couldn't have prepared me for the last minute obstacles I faced today. It is one thing to have a delivery truck faux pas, missing drapes, missing signs, an unroutable router, and boxes that seem to multiply every time I turn my head; however, Noah's Ark and Mother Nature were two guests I had not included in the Evite. Our design center is almost finished. We have literally been working around the clock to make sure everything is perfect. That was our first unrealistic goal. When dealing with humans, one must come to realize perfection is slightly unattainable. We have resigned our expectations to complete or as close to comp...

As in any industry, Realtors have developed their very own language. Any unsuspecting soul who finds themselves surrounded by this particular population my experience a significant amount of confusion. It sounds like English, it resembles normal speech most of the time, but still there is a code that must be broken. In order to merge the masses, encourage communication, and shed some much needed light on the jibber jargon, I created the "Lost in Transaction" list for normal people. Lost in Transaction 1. Listing- listing (n) When used as a noun means something the Realtor better sell, in record time. The Realtor often demonstrates either a sense of pride, or a sense of nausea when speaking about a listing. Listing (v), when used as an action word there is obvious hope, excitement, and s...

Maybe it stems from my former life as a teacher. Those preschoolers certainly had a way of putting just about all of life's quandaries in perspective. Having a bad morning? Hug someone. Fell and scraped your knee? Band-Aid. Feel like screaming? Scream as loud as possible for 5 minutes. Cured. I remember well how quickly their sniffles, tears, and yes smiles could spread like wildfire through a hay barn. Which leads me to the comparison of the attitudinal atmosphere in the real estate industry. It isn't a far stretch to see the similarities in story time and association meetings. Humor me. We all gather around as the teacher/speaker tries to hush our conversations. We all watch the teacher's pet to see if she gets to turn the page.  We await anxiously for the story of the day! There is a...

I realize the importance of listings. I work hard to attract realistic sellers, however; there is always that one home that makes me wonder...... I believe that in some way the listings we take reflect on us as professionals. Is that crazy? My listings are my inventory, my inventory is my business. I have done the "We should really paint, you may want to declutter, speech"  to no avail. This particular property is priced well, yet it lacks the appeal needed to really draw in the buyers. Before signing the listing paperwork, we made a list of things that needed to be completed before introducing the home to the MLS. They agreed; however, once the date arrived (although understandably due to personal circumstances) the list was not finished. Not even close. So what did I do??? I went ahea...

We did it. Each and every one of us, did it. Some of us did it better, with more panache, more patience, and more persistence. Some of us managed to skid in on two wheels, grasping the wheel and praying to the powers that be to let this ride end. It ended, we really did it. 2011 rises as the ball of 2010 drops. Whether surrounded by friends, strangers, or the comforts of solitude, for a few moments every single soul whispers a sigh of relief combined with a child-like whimsy of the possibilities ahead. Like freshly washed sheets, the first river day of summer, or for some of us, that irresistible puddle after a good rain; we can't wait to jump in! The real estate industry delivered with out fail, another year full of surprises and new challenges. Sellers loosened their grasp on prices o...

There is a common thread in the quilt of southern women, so much so that there are stories written, movies made, and even corporations formed around this well known truth. Of course, we are revered for our accents, our gift of gridiron gab, our devil be damned approach to life, but there is no denying that Southern women (most of them, that is) have their wedding day planned to perfection before preschool. Somehow during the stitching of the proverbial quilt of Southern women, my patch slid to the floor, ended up on the bottom of someone's work boot and headed out to the barn to join the mud, the animals, the male mentality. While all the other patches were learning to twirl in tulle, sashay in satin, pick perfect petunias, and orchestrate a ceremonial symphony, I was somewhere in a tre...

Good Gravy!! This job can rival any roller coaster ride I have ever stood in line for, held on for dear life on, or wished I had chosen the swings immediately after. There is simply no steady-she-goes for this career, none. Maybe that is why we do what we do? Never a dull moment, never a watch the clock boring sort of day. As I am holding my breath for the latest news on my latest transaction, I find myself swatting away at my lap. Strange for most, I realize; however, I work many days from my home office which includes my home owner (who happens to be a small, yet slightly demanding Cocker Spaniel). After about the 4th time of swatting, I look down to see the most precious, yet pitiful looking eyes. While I am chatting away on the phone, typing away on the computer, beating a dead hors...

Many newcomers to Beaufort, SC dream of living in Historic Downtown Beaufort, an area teaming with 200-year-old mansions, and immense historical significance which dates back to Colonial Times. When my family was searching Beaufort for a home in the mid-1990s, we drove through the Old Point and dreamed of living in this neighborhood made famous by Beaufort native son Pat Conroy. We dreamed of being able to walk downtown for dinner at the shops and restaurants of Bay Street, Beaufort's best-known thoroughfare. The Old Point is probably the most consistently sought-out area in Beaufort.  The downtown area is the land of The Great Santini, and The Prince of Tides, two Conroy stories which have immortalized Beaufort, SC in both novel and on film. There was only one Santini, and there is on...

Somerset Point of Beaufort, SC is days away from opening and I couldn't be more excited. I feel like a kid at Christmas each time I drive into this awesome new community. It is an unbelievable feeling when you combine quality and value, especially when it is as beautiful as these homes. The reaction from buyers has been phenomenal. It only takes just a few moments to get an emphatic "Wow!". We have worked so very hard to provide new homes that exceed expectation. Many months of preparation, market research, and determination have led us to the front door of a tremendous community. The lots, on average, are just under or a bit over half an acre. The community is nestled on Ladys Island where the Coosaw River provides astonishing views, solace for wildlife, and adventure for outdoor enthu...
