For the week of 8/14/08-8/19/08, we had two more homes close in Telfair on 8/15/08.  That currently brings our yearly statistics to 24 solds with a high sold price of $294,000 and a low sold price of $168,000.  The average sold price is $218,583 and the median sold price is $214,000.  The average days on the market for solds is 201 days with a median days on the market at 168.  The price per square foot on the two additional solds were $147.45 and $155.30.  The lower priced per square foot oddly was in Telfair Manor, not Telfair or Rosewalk. These two closing do not change our yearly prices per square foot from the low of $119.18 and the high of $158.48. When you have set up your appointment with your local Realtor, there are several numbers that you should review.  #1, Sold Homes in your neighborhood #2, Active Listings in your neighborhood, #3 Days on the Market, #4 Price per Square Foot, #5 Which home sold is closest to your home's description (your closest sold comparable) #6 Which home listed is closestto your home's description (your closest active comparable) #7 On the solds, what was the actual selling price and were their funds paid toward closing cost/prepaids.  If there are funds paid toward closing costs/prepaids, those should be deducted from the selling price for that home to adjust to the actual sold price.  If your Realtor is not taking all of these steps to accurately price your home, you may not be getting the most acc... 08/19/2008

Currently, there are 34 homes available in Royal Pines.  Again, this week I removed the rentals and homes that are not actually located in Royal Pines neighborhood (incorrectly classified on MLS).  The lowest priced home in Royal Pines is $225,000 and the highest price home is $399,000.  This makes the average price $296,197 and the median price $292,000.  The average days on the market is 159 and the median days on the market is 109.  The highest days on the market is a little scary at 664 days!  I went through the solds and removed anything that is not located in Royal Pines and there have been 17 homes sold in Royal Pines this year.  The highest price is $322,000 and the lowest price is $202,000.  This makes the average sold price $251,970 and the median $257,000.
