This cute and charming 3 bedroom, 2 bath home at 91 Magnolia Ave in downtown Charleston was recently sold to a Cassina Group client. Buyer's agent Dewey Golub was able to negotiate a purchase for this restored home while the house was still in framing.  Working with the owner/contractor Marc Engelke, Dewey was able to secure his clients a great deal and they were able to have input on appliances, cabinets, landscaping and more.

According to RealtyTrac.com, there were 3,681 foreclosure notices (default notices, foreclosure action notices or bank repossessions) in South Carolina in June. That is 1 in every 581 housing units. That is a slight decrease from the previous month; May saw 3,966 foreclosure notices, which was 1 in every 539 housing units. We had a downward trend for a couple of months, but the May spike in foreclosure action is a concern. Hopefully June’s slight decrease in foreclosure activity will continue the downward trend. The Lowcountry’s real estate market and economy are improving; however, we still on the backend of the foreclosure crunch. The average foreclosure sales price in SC was $115,638. If you are considering buying a home in Charleston, SC for the first time a lot of emotions are most likely going through your body....excitement, anticipation, stress and maybe a bit of fear.  When I work with first time homebuyers, too often, they are not properly educated on what it takes to buy a home!  My job as their Charleston,SC Realtor is to help them with this so they can find the best home for their needs. Too often, first time homebuyers are ill-prepared for the amount of cash required to purchase a home. They often think there is some magic program for first time buyers. There are programs that do exist to help with down payment assistance, such as State Housing and Palmetto Heroes. However, it is more typical to incur the normal buyer's cost. First Time Buyer's Downpayment...

1.The first thing I would check is the cooperation that you can expect from the landlord. When problems arise, will he be responsive and fix it in a timely manner? Who takes care of the repairs? Does he do it himself or does he have a maintenance crew set up to respond to problems? 2.In the current economic climate, it would be important to know the financial status of the owner. Is he current on HIS mortgage? Three months from now will you get a notice that the house has been foreclosed and you have 30 days or less to move? 3. Obviously, you should read the lease agreement and understand the terms. Or use a realtor that can explain things clearly for you. 4.In some situations, you should first recheck with a mortgage broker to see if you qualify to buy a house instead of renting. This i...

I have already done a video on Short Sales for sale in Charleston, SC, but this answers the question of what you should do if you are attempting to buy a short sale. Buying a short sale is not for the faint of heart or those who can not afford to be patient. The Typical Process of Buying a Short Sale 1. Get an experienced real estate agent to help you. 2. Shop for Charleston houses for sale as you would normally. 3. Have your agent write an offer, including a short sale addendum. 4. Your agent will submit offer to listing agent. 5. Have agent submit paperwork to the lender or lenders. 6. WAIT sometimes months for response from the lender. 7. The response may be a significantly higher counter to your original offer. 8. Agree to the lenders’ terms and proceed to closing. 9. The timeframe ...

After releasing this Charleston Market Update Video last month concerning the foreclosures which are beginning to come on the Summerville & Charleston market, I’ve had a few follow-up questions…. When are the foreclosures going to come up for sale? They are going to be put on the market in stages so as not to swamp the market all at once. This began in March. The paperwork that has held so many of them up is no being resolved and pushed through. Will the foreclosures be availabe through the Charleston MLS? The foreclosures will be listed on the Charleston MLS just like any other properties would be. The banks will turn them over to realtors for marketing and sale. They will show up as “Lender Owned” properties. If you would like a list of Charleston foreclosures emailed to you please fi...
