I was invited to a Builder focus group for Eastwood Homes last week for a new community in Brickhope Greens in Goose Creek, less than 3 miles from the Naval Weapons Station.  It's a great neighborhood in proximity to the base and very convenient to I-26 and 526.  I have to say that I was very impressed with this builder's logic in getting just a few agents that have already sold in an area to meet to discuss what are buyers looking i.e. upgrades, price points, incentives, etc.  All of the agents selected were known for working with the military community.  The builder and their sales agent staff were very open and receptive to the group and it was a nice open forum to hear what other realtors were saying which confirmed some of my thoughts about the market and buyer wants and needs.  I ...

It this current time of ever-tightening purse strings and more rigid qualifications standards from lenders it is getting extremely hard for first time home buyers who don't have an abundance of money to purchase a home.  But have no fear as there are still a few programs that if you qualify will allow you to purchase a home with no money down.  One of the most recognizable programs is a VA home loan.      Simply serving in the military does not automatically make one eligible. In order to be eligible, the veteran must have: (a) completed 24 months of continuous active duty (For reservists activated under Federal call up, they must complete the full period for which they were called but not less than 90 days) and been discharged under conditions other than dishonorable; OR  (b) complet...

Now, I'll admit it!  I love nature but I'm not an environmentalist.  Sure, I'll pick up a piece of trash on the ground at the park, but I don't belong to an organization that sponsers highway clean up.  Unless of course you count the fact that I'm a taxpayer and those guys in orange jump suits walking along the side of the road with orange trashbags. (I digress) I like gas saving cars but not because I'm trying to save the world but because it save me money.  I believe global warming is probably happening, but not because we drive too many cars or spray too many aerosal cans.  Gas emitted from cows does more to "harm" the environment than we ever will...not to mentioned those dang pesky volcanoes.  Anyway, I got a special package in the mail from my electric company today and surprise.....

The city of Goose Creek SC is conveniently located about 20 minutes from downtown Charleston  and about 30 minutes from the major beaches.  The city has over 30,000 residents.  Most residents call it home because of its beauty and small town feel as well as the standing rule in Charleston area real estate:  "The further you get from downtown and the beaches, the more you will get for your money."  Another attractive feature that residents benefit from is the fact that most of Goose Creek is not in a flood zone and thus rarely experiences floods, unlike its neighboring towns and sea islands closer to the beach.   Below are this year's housing statistics for Goose Creek South Carolina.   Month Year Monthly Sales Avg ListPrice Avg Sale Price % Diff Sell/list Avg DOM Curr Inventory Months I...

For those that watch the news on a regular basis, there are a few misconceptions circulating among the major networks about real estate.  Chief among them is the concept that a legitimate national market snapshot can be taken to explain the state of the market in your city and neighborhood.  It is simply not true.  REAL ESTATE IS LOCAL!   Thus you need an area expert whom you can trust and who can give you the facts of your local market.  Case in point is Crowfield Plantation, an established, highly desirable neighborhood located in Goose Creek, a suburb of Charleston.  As the chart below demonstrates, 2007 was actually a better year based upon the number of homes sold.  Many of the higher price ranges sold more in 2007 that 2006 as well.  The biggest problem that sellers face right now...

Photo compliments of  http://amcs.ahn6.com/crowfieldplantation/outside_home.asp Crowfield Plantation is a beautiful, established, and highly desirable subdivision is the city of Goose Creek SC.  Goose Creek is a quiet suburb town just outside of Charleston, SC.  It is about a 20-30 minute drive into downtown Charleston, but the city benefits from lower housing costs and higher elevation that is less prone to flooding. Below is a year by year comparison of how Crowfield Plantation has faired from 2006 to 2007.  As you can see the number of sales per month has actually increased in many months during 2007, but the number of homes on the market each month has also increased.  This is the primary reason for the shift within the last year from a sellers market to a buyers market.    Crowfi...

For most people, buying a home for the first time can be quite strenuous.  The  paperwork, the legal jargon, and the prospect of a huge hole in their pocketbook that comes with owning a home can be quite daunting.  But, perhaps the most stressful thing about buying a new home is the overwhelming sense of fear and anxiety that one feels throughout the entire process.  This fear and anxiety can be attributed to several things but mostly to the buyer's sense of not knowing what is going on. Far too often real estate agents rush a customer or client through the stages without ever giving an overview of what is going to happen.  This leaves the buyer (especially if they are a control freak like myself) feeling confused and overwhelmed.  This can be eliminated by simply giving the buyer a ste...
