Greenville SCIn a 2018 article published in The Washington Post, writer Dina Mishev had this to say about Greenville, South Carolina: “Residents of this aging Southern mill town knew it still had life in it. It took decades of hard work, but today it surprises visitors with its low-key culture and high-wattage charm.” How observant she was!Greenville, South Carolina, nestled in the foothills of the Blue Ridge Mountains and known as the “Textile Capital of the World”, is the sixth largest city in South Carolina. Located on what was originally Cherokee land, Greenville started out in 1768 as a grist mill and trading post at the foot of the Reed River Falls. The area was eventually surrendered to South Carolina by the Cherokee nation, where it remained undeveloped until the military expand...

 - Think about hiring a sitter.Relocating can be chaotic. Younger kids may not understand what's going on, or even be shaken out of their normal routine. Distractions from the kids may take your attention away from urgent matters, lower your efficiency, and prevent you from supervising everything going on. When it comes to pets, a sitter may lessen the stress and anxieties they may feel during the moving process. You'll have peace of mind knowing they're taken care of, and stuck to their normal routine. Instead of worrying about keeping an eye on your children/pets during the moving process, a sitter will gladly keep them happy and safe.- Change your address ahead of time. It's recommended you change your address at least two weeks prior to moving. You can change your mailing address at ...

The Real Estate process can be confusing, and sometimes stressful to understand. Whether it's your first time working with a real estate agency, or you'd just like a better understanding- we've compiled a (growing) list of real estate vocabulary that you can get familiar with!1.) While a property is under contract, this typically means the seller is not allowed to enter a contract with any other buyer.2.) Closing CostsClosing costs are a variety of expenses such as attorney fees, taxes, and housing expenses. These costs are usually paid at the closing of every real estate transaction.3.) Pre-ApprovalThis is a pre-qualification for a loan or mortgage. It's the last step before fi...

Can Cash Home Buying Companies Be Trusted?Virtually every street corner in the Upstate is littered with "bandit signs" - those plastic 18x24" signs with metal stakes; 90% of those signs say "we buy houses" the remaining 10% is a mix of "palm reading for $10," "lawn care" and my favorite, "we wash houses".  Are there really that many REAL house buyers in Greenville?  And the truth is... there isn't.  Here's the skinny on who is buying houses, who isn't and what the real buyers have to offer.  NATIONAL  HOME BUYERSDue to the fact that Greenville, Simpsonville, Travelers Rest, etc. have been consistently named some of the best places to live BIG national hedge funds have decided to put a few million dollars into the Upstate by buying up our real estate.  These companies don't really unders...

I just finished listening to "Never Split the Difference" a riveting guidebook on how Chris Voss, FBI hostage negotiator, annihilates his competition in high-risk negotiations.  That guy clearly knows his stuff and for his type of negotiations, his strategy and tactics can't be beaten.  In my business though, I take a slightly different approach.  In fact, a completely different one.  For me, there's no goal to beat the other person.  I'm happy to split the difference if it makes sense for both of us.  Now, before I lose you, this type of "weak" negotiating has helped us purchase and sell hundreds of homes for profit - paying fair prices to sellers and still earning a reasonable profit.   No doubt, people have sold to us instead of the competition because we follow these 5 steps:  1. Ho...

Every day people contact us wanting to sell their home but for many of these homeowners we (or any investor for that matter) are not the right solution.  Please, other investors don't beat me up because I'm saying this... At least for us, we don't try to be the "magic pill" that heals every situation.  Instead, we approach everyone that contacts us as an exceptional doctor would - find out the situation or the "problem" and then offer the absolute best solution - whether it includes us or not.    For some situations, I truly believe that we are the best solution in the world and there's not a better one out there. For many others though, I think there's a better result for the situation.  Here are a few examples of when I try to encourage people to NOT work with us:   Mortgage Malaise: ...

Were you a fan of the farmers market downtown during the warmer months? There is something about being able to walk down the streets of your own city that is lined with local business owners and know that when you buy from them, you are giving back to your community!  If you have never been to the market downtown, they feature local artists, florists, farmers, fishermen and chefs. What makes the heart of any city, is people who are passionate about something and want to share their passions with their community. If you have been to the event and miss it, did you know that Brewery 85 located off interstate 85 and Laurens Road has been hoasting a market during the winter months that features some of the same vendors??? While you are shopping for your local produce and art, you can have a ...

Something fun about Greenville is that twice a year they play movies in the park for a nice family evening outside. They have also started adding special movie nights during Halloween! Tonight they are featuring the classic Frankenstein. It is a free event that begins at sundown right next to the falls. Tonight Automatic Taco and Poppington's Popcorn will be on-site. You can bring chairs, blankets and pillows with a picnic. You can also bring alcoholic beverages, but just remember to bring your $1 for a wrist band to keep things legal. Go out and enjoy the fun and a spooky movie! Happy Halloween!

WOW - Greenville is one of the coolest towns in THE US!!This year’s list of coolest towns in America was written by Matthew Meltzer, Noelle Alejandra Salmi, and Laura Reilly, with nominations from the entire Matador Network staff.  In their article, Greenville SC was the first they listed - but they did say they were in no particular order. They looked at towns across the US with populations under 100,000, from a California beach town with some of the best surfing in the world to the Hawaiian islands, and found the ultimate collection of towns where people can live or have a wonderful vacation!! So what did they say about Greenville? Below is the article as they wrote it!  Greenville SC Population: 67,453  No small city in America punches above its culinary weight quite like Greenville...
