Housing inventory was down 19.4% in January, overall, with resale inventory at only 1.5 months of supply. New construction inventory stood 2.3 months, down from  3.1 months of supply in the prior month of December.   14 Hot Selling Indian Land/Lancaster, SC Neighborhoods In The Charlotte Metro Area To Watch In 2020 The Indian Land/Lancaster, South Carolina area of Charlotte continues to be hot, hot, hot in terms of buyer demand for homes. 2019 closed sales had 14 hot neighborhoods to watch in 2019.  Eight of these 14 neighborhoods have been on the "hottest neighborhoods to watch" list since 2016 -- Bridgemill, The Retreat at Rayfield, Belair at Carolina Lakes, Walnut Creek, Legacy Park, Sun City at Carolina Lakes, and Carolina Reserve. Given the lack of new listings, both average and median home prices increased compared with the fourth quarter 2018. Average home prices inccreased 16.25% and media home sale prices increased 28.52%. This is still a new construction comunity with sale and list prices more reflective of the mix of properties available for sale, as well as the number of new construction homes available for sale.  During the 3rd Quarter 2019, just six homes sold at an average price of $433,600, ranging in price from $375,000 to $503,000. The Indian Land housing market remains a seller’s market with just 3.2 months supply of inventory overall, but with only a 2.1 months supply of resale homes. While new listings increased 3.8% in July 2019 compared with July 2018,  most of the increase was from new construction, as resale inventory dropped 26.6% year-over-year.
