What you need to know...What it means for you...   Key take-aways about the Indian Land, South Carolina (29707 zip code) housing market in the Charlotte region in April 2023 include: Indian Land closed sales declined 10% in April after a 41.7% increase in sales the prior month. Home prices increased year-over-year, but were down slightly month-over-month. New listings increased month-over-month, but were still lower than in April one year ago. Days on market declined almost 52% from March 2023. Average days on market in April were just 25 days. List to sale price ratio increased in April to 99.19% compared with March 2023 and equal to April 2022.  Indian Land home buyers are not seeing a lot of room to negotiate on price...

February 2015 showed a solid performance in home sales in the Indian Land, South Carolina area of the Charlotte metro region. The average sale price of Indian Land area homes increased 3.5% to just over $265,000, while days on market for property listings dropped to 62 days, a 19.5% improvement over the same period last year.  Price per square foot also increased by 3.7% to $111/square foot during February versus the same period in 2014 (much of this having to do with the large amount of new construction in Indian Land). Gone are the days when buyers could look in Indian Land for a "bargain" in Lancaster County versus York County. Closed sales of homes in Indian Land were down slightly by 1% versus the same period last year with just 6 fewer homes closing in the month of February 2015. ...

January 2015 showed a solid performance in home sales in the Indian Land, South Carolina area of the Charlotte metro region. The average sale price of Indian Land area homes increased by 5% to just under $268,000, while days on market for property listings dropped to 63 days, a 17.1% improvement over the same period last year. Price per square foot also increased by 6.2% to $102/square foot during January versus the same period in 2014 (much of this having to do with the large amount of new construction in Indian Land). As the parent of a student who is just now driving on his own I worry quite a bit about driver safety.  With school starting many parking lots and roads will be filled with you and inexperienced drivers.  I caution these young drivers to be aware of your surroundings and other drivers.  Does not matter how good a driver you may be, but you also need to be looking out for other drivers.  Neighborhoods need particular attention because with so many people and children out walking, skateboarding and riding bikes drivers need to be cautious and aware of all the folks enjoying the outdoors.  With school starting back up allow plenty of time to get to school as folks learn new traffic patterns and so forth and please exercise a little patience.  As the mom of a new driver I try to tell him no...
