A Comparison Of Market Trends in Mt Pleasant SC To The Entire Charleston SC / Tri-County Area This blog compares the sale of single family detached homes in Mt Pleasant SC (MLS areas 41 &42) as compared to all other areas of our local MLS (Charleston, Dorchester, and Berkeley Counties).  The comparison dates are 02/2007 through 02/2008 and 02/2008 through 02/2009.  In Mt. Pleasant the number of sales for single family detached homes fell 18% in the 02/08-02/09 period (912) compared to the 02/07-02/08 period (1,111). The number of sales for the remainder of the Tri-County area fell 32% (8,006 to 5,444). The average list price in Mt Pleasant during the above comparison periods fell 1.1% ($510,6111 to $504,912).  The average list price for the remainder of the Tri-County area fell 6.6% ($3...

I was doing a little prospecting today when I realized something amazing... so amazing that I needed to immediately convert it into a brochure to showcase the difference that staging makes!  We show general statistics all the time, but isn't it amazing when you can show real life numbers and the comperables with other similar properties in the same neighborhood.... Just imagine this..... more than 65,000 pounds of oysters! Two tractor-trailers full of oysters will roll onto the grounds at Boone Hall Plantation on Sunday, January 25, 2009 to kick off the 26th Annual Lowcountry Oyster Festival.  This event has been named in the "top 20 events in the southeast" by the Southeastern Tourism Society! Now that Thanksgiving has come and gone, as well as the craziness of Black Friday, it's time to focus on Christmas!  And what better way to do that than with a Christmas parade! The Town of Mount Pleasant has one of the best holiday parades around here.  I really enjoy it because it's a night-time parade, so you really get into the spirit with all of the lights and sights. This year's Mount Pleasant Christmas Parade is going to be on Sunday, December 14th.  It will start with fireworks at 5:30 PM and more than 100 floats following.  The parade will begin at 5:45 PM at the intersection of Coleman and Pelzer Drive.  It will continue past Shem Creek to conclude at the Sea Island Shopping Center around 7:15 PM. My husband and I LOVE to go out to eat breakfast on Saturday mornings. We have eaten at almost every breakfast establishment in the Mount Pleasant and Charleston area but the one that is our absolute favorite, hands down, without a doubt is "The Boulevard Diner". It's a small diner located at 409 West Coleman Blvd in Mount Pleasant. It's usually busy but the wait has never been long for us...maybe 3 -5 minutes. It appears to be mostly locals, families, business folk and couples. Pretty much everyone enjoys the Boulevard. The figures below are for Mount Pleasant (MLS Areas 41 & 42) for Single Family Homes. They show the volume of transactions for year 2002, 2004 and 2008 To understand what the tables show, firstly, in general terms, area 42 is a more established area with the majority of new housing being built in area 41 not that these figures are seperate between the two areas. For instance, there are more active properties in May 2008 than in 2002 or 2004. This is partly because there of the areas development. This also needs to be considered for Sold figures as the area contains many more homes than in 2002. RESPA REFORM: Are you ready?  RESPA Reform, yea right....this is one topic that has been talked about in depth for the better part of 6 years and has been a topic of possible regulations for than last 20 years. Well, you can expect the release of HUD's final rule on RESPA Reform next week . This reform should take effect in one year. That will give all the trade associations time to try and lobby Washington to change what they don't like about HUD's final rule and it give the industry a year to "ramp up" for the changes.
