Since I moved to Myrtle Beach in 1999 I've thought about learning how to golf but always set my goal aside for another time. I guess sitting there a few times in the past watching the golfers swing away at the driving range with poker faces and no joking much less speaking was a little intimidating.  I began to think it may be too serious of a sport, I like to have fun.  When I am learning something and do it right, I get excited and maybe even do a little "happy" dance. (You should see me at my Archery 3D shoots!) These people looked miserable and then of course there's all those golf jokes... Well after living on a golf course for the past 4 months I have an entirely different view of the sport of golf.  I have had one window broken, numerous hits to the house, area trees and even my ...

When buying a home, it is one of the most important financial decisions you will ever make.  With the recent change to a buyers market in Myrtle Beach, I have seen more first time home buyers searching for property. With that said, I wanted to take a moment to explain South Carolina agency.  The overall concept of agency is the same for almost all states.  However there may be a few minor differences. In South Carolina, you have the ability to choose to either be a customer or client.  As a customer you have chosen to represent yourself throughout the transaction.  You have the freedom to work with any real estate agent you wish.  However, in South Carolina, an agent is only required to do the following for customers:Present all offers in a timely mannerAccount for all money or other pr...

When selling a property it is imperative that your your home is as safe as possible. There are professional theives that contact agents to view homes. They obviously are not wanting to see these homes to purchase, but to see what type of items they can pick up.They may have visited during an open house, or seen a picture online of the home and think this home may be a good target. As an agent, it is our duty to try and keep everyone together when showing a home, but if there is an entire family along, it is impossible to keep an eye on everyone. The really good pros have partners that visit with, or even bring along children. So, below are a few tips to help keep your house safe. 1. Put away all jewelry. If there is jewely laying around on a dresser or nightstand, it is a very big & eas...

On April 3, 2008 The Market Common of Myrtle Beach will have its Grand Opening.  The idea behind The Market Common was to create a unique lifestyle place for urban living.  When you are at the Market Common, you can live, work, play all in the same area. The Market Common is being built on the retired Myrtle Beach Air Force Base that was an active base until the early 1990's.  This property now will feature some of the areas finest homes, restaurants, shops, and entertainment places.  Some of the wonderful businesses that are coming to The Market Common include: • Ann Taylor • Anthropologie • Bag'n Baggage • Banana Republic • Barnes & Noble • Bath & Body Works • Blue Mer • Booty's Outdoors • Brooks Brothers Country Club • Carlyle & Company • Chico's • Cold Stone Creamery • Coldwater Cre...

Ok, so I am definitely one for contests.  Melissa Grant announced a new contest for people to write about a historic thing in their area.  So, I decided I would pick the Ocean Forest Hotel.  It was the first major hotel in Myrtle Beach.  At the time it was built, Myrtle Beach had no type of hotel in the area.  The landscape of our area was mainly small beachfront houses.  Then came along this grand hotel 10 stories high, crystal chandeliers and more.  This hotel was the beginning of current day Myrtle Beach.  It turned us into a tourism destination and people started to come from all over to enjoy the warmth, and beach. However, as time went on, and the hotel became older and older it was demolished. After being demolished, the land was replaced with Ocean Forest Villas, and also, Ocean...

Myrtle Beach, SC March 26, 2008 -- Since its 1984 founding, The Hoffman Group has focused on sales and marketing of oceanfront resort condominiums. This niche distinction has been in keeping with Myrtle Beachs tourism emphasis that generates over 13 million visitors annually… visitors who want to enjoy oceanfront living at its finest …at least for a few days! We can provide internet and print marketing support almost immediately and our internal administrative systems allow us to instantly track every aspect of the sales transaction. We feel certain this infrastructure developed to support oceanfront condo sales means we are in position to take full advantage of the areas continued diversity As the area has grown into a year-round destination, more and more people have bought second ho...

Nothing prepared me for the beauty that is Montserrat, a magical place where art meets history and religion, a cultural crossroads and a sacred location imbibed with an aura of the divine.   Never mind the thousands of tourists lined up to kiss the Black Madonna statue - you kiss the glass container where the almost thousand year old wooden sculpture is preserved.   Montserrat maintains it's air of inspiration and sacredness in spite of the large crowds.   The drive itself takes you to another dimension; it's almost like you are ascending into Heaven.  High up towards the sky, the monoliths piercing through the clouds, revealing the churches and buildings appearing one with the mountain.  It is uplifting and eerie all at the same time.     There are several walking trails cutting thro...

With only 1.47% of our oceanfront inventory selling per month, yesterday's FANTASY pricing is so far removed from the reality of 2008, that I don't even write offers anymore, I just dial for dollars.  Let me explain.Take the following example:Oceanfront in Myrtle Beach - Baywatch Resort - The Fantasy vs. The Reality:The Asking Prices (THE FANTASY) are as follows:Efficiencies:                $ 109,000 - $ 209,9001BR/1BA:                   $ 187,000 - $ 248,9992BR/2BA:                   $ 289,500 - $ 504,9003BR units:                   $ 379,900 - $ 637,900 The Prices of Units Actually Sold (THE REALITY) is as follows:Efficiencies:    $ 69,000                                  only one sold during the past 6 months1BR/1BA:       $ 164,900 - $ 205,000             5 sold during the past 6 mo...

Myrtle Beach Real Estate MarketMyrtle Beach Real Estate is in a transition period. I have found a song to describe the cyclical Real Estate Market:"To everything - turn, turn, turnThere is a season - turn, turn, turnAnd a time for every purpose under heaven"  ~The ByrdsMyrtle Beach Real Estate is cyclical just like the economy. It can not be all highs with no lows. The economy has 4 parts to its cycle they are the peak, the decline, the bottom, and the incline. In other words, what goes up must come down. I hear a lot of comments in the Real Estate market of doom and gloom. If we look at the economic trends along with Real Estate market trends, we can realize that what may seem like a "bad market" for some people is the same market that "big" Real Estate Investors have bought the proper...

As one of the most popular vacation-home markets, Myrtle Beach real estate investors will benefit from a recently-issued IRS document... It used to be that nobody was really sure whether a vacation home would qualify as "investment property" under IRS rules governing §1031 tax-deferred exchanges. But, last month the IRS completely eliminated that uncertainty by clarifying under what circumstances one of the most popular forms of Myrtle Beach real estate - your vacation home - will be considered "held for investment" and qualify for a tax-deferred exchange. If you already own a vacation home in Myrtle Beach, you must have owned the property for at least two years immediately preceeding the exchange (the "qualifying use period") and in each of the two twelve-month periods, you must have r...
