    Pulling current listings, the lowest priced 2br/2ba condo in Barefoot is $124,900, fully furnished and a little over 1000SqFt in living space. It's not a Short sale and they are very motivated. Up from that there is one Listed for $174,900 and is larger at about 1500SqFt. It's being offered furnished as well but be sold as a Short Sale. The POAs between both of them run either 289 or 354 per month. I'm not sure what all you get with the POAs other than the usual pool/rec. facility and some basic utilities; Pretty standard compared to others. Barefoot does offer a degree of privacy being a bit separate from Hwy 17 yet being very close to all the Shopping and Attractions Barefoot has to offer. The sun is out today and the temperature in Myrtle Beach is going into the 60s.  Thank you! Thank you!  Went to an ocean front dinner Theatre last night to see a play called "Parallel Lives" and at 9:45 PM we were getting ready to exit the building, I was sure the air would be frigid but it wasn't. Don't quote me but it seems that each year just before some great Spring weather, flocks of Robins are there pecking in the grass.  They arrived in North Myrtle Beach just after our dusting of snow melted and this morning I saw about twenty-five of them in my back yard.  Where we used to live in Maryland each year Spring weather got shorter and shorter.  Some years we went directly from Winter to Summer. One of my favorite things about Myrtle Beach is Spring weather which lasts for several months.

Back-up Offers, a Wonderful Addition to our Arsenal   I've been using back up offers for many years.   Almost without fail, the other agent in the deal is not familiar with this wonderful tool.  How many of you are using back up offers in your Real Estate practice?   Just what is a back up offer?  When you have a desirable property and more than one offer, the Seller has to choose the best one.  What happens to offer nr. 2?   If the Buyer's Agent is savvy, offer nr. 2 will become a back-up offer.  If, for some reason, offer nr. 1. falls out, Buyer nr. 2 steps in and buys the property for the already negotiated price and terms.   Do any deals fall out these days?  Does the bear...  Never mind! Why not have contract nr. 2 in place, just in case?  I've closed a lot of deals this way.  As a...
