Let's face it: When your house goes on the market, you're not only opening the door to prospective buyers, but also sometimes to unknown vendors and naïve or unqualified buyers. As with any business transaction, there is an expected protocol to how sellers, buyers and their respective agents interact. Should you find yourself in a sticky situation, alert your agent so he or she can address and remedy the problem. The aggressive agentWhen your agent puts your house on the market, typically all promotional materials state clearly that your agent is the primary contact for buyers and buyers' agents. However, sometimes a buyer's agent will contact a seller directly to try to either win over their business or cut the seller's agent out of the deal. This is not reputable behavior and you shou...

The news this week is that foreclosures increased a full 81 percent last year. In all, more than 2.3 million Americans - representing more than 860,000 properties - grappled with foreclosure proceedings in 2008. Nearly 79,000 of those properties were repossessed by lenders in December, up 17 percent from the month before - and a 61 percent increase from 2007.                                                                      S.C. foreclosure rates have lagged behind other states.  S.C. stood at 30th in the nation, with a foreclosure rate of 0.76 percent. The news represents a glimmer of hope for first-time buyers, who for the first time in years can afford to purchase based on low prices and interest rates, with the median sales price last month being $145,000, and investors, who are ...

Many buyers apply for a loan and obtain approval before they find the home they want to buy.  Why? Pre-qualifying will help you in the following ways: 1.Generally, interest rates are locked in for a set period of time.  You will know in advance exactly what your payments will be on offers you choose to make. 2.You won't waste time considering homes you cannot afford. Pre-approval will help you in the following ways: 1.A seller may choose to make concessions if they know that your financing is secured.  You are like a cash buyer, and this may make your offer more competitive. 2.You can select the best loan package without being under pressure.  HOW MUCH CAN YOU AFFORD? There are three key factors to consider:  1. The down payment  2. Your ability to qualify for a mortgage 3. The closing ...

January has been a great month for buyers! The benefits of being a buyer in the local York County Real Estate market seem endless.  From low interest rates to tax incentives gallore and down payment assistance programs still functioning, now is the best time in decades to buy a home.  I have seen a large increase in my client activity within the last few weeks.  Sellers are understanding that in order to sell their home, they must be priced ahead of the market.  Some buyers still think they can find a diamond in the rough like finding hay in a hay stack.  It just isn't the case guys!! Are there deals out there? Yes, there are plenty of deals and some are even "steals" but not every seller and every home is up for a low ball offer.  I can't stress enough how important it is to have an ed...

I have finished my numbers for the single family home market in Rock Hill, SC for the month of December 2008. The month of December was slow which we always contribute to the holidays. Even though the holidays do tend to be slower I have to admit that I actually sold more homes this December than I did last December. I contribute most of my business to the fact that I put forth great effort to make sure that my clients are always happy with my services and I refuse to think doom and gloom!  It is a AWESOME time to purchase or refinance a home! The interest rates are at an ALL time low which means if you are thinking of purchasing a larger home, you can actually get a lot of house for a great price! Your interest rate plays a big role in your monthly payment...now is not the time to bury...

The Rock Hill, SC real estate market, what type of market are we in? A buyers market is what we are looking at right now. Does that mean you are going to come in and offer a crazy low price for a nice home and the sellers are going to jump on it, in most cases no. There are a lot of people that are just not despearate and most cannot afford to bring money to the closing table. If someone owes $200,000 on their home and you offer $190,000 they probably will not think that is a good move for them especially if they know their home is worth $220,000. If they are working with a Realtor you can bet that they will have a very good understanding of what the homes are selling for that are similar to theirs.  Our market is fairly stable contrary to popular belief, what the news programs are insi...

Hi Everyone, Please take a look at the pictures below and if you know of anyone that needs a loving gentle dog please give her foster mom a call. I am told she is a wonderful dog that was wondering around a friends neighborhood when the poor thing collapsed in her yard. It total amazes me that people can be so heartless as to dump their unwanted pets out...this happens a lot in my area of the country.

Guys, I will tell you that I am totally amazed with a counteroffer that one of lenders came back with today! The home is a great home and is in good shape, of course it needs paint and carpet but otherwise is good to go. The home sold for $254,000 in 2005, sold again in 2006 for $297,900 and is now being offered at $239,900. My client offered $150,000 the lender countered at $229,900, then my buyer went back at $170,000. I just received a call from the listing agent says the lenders final offer was $185,000...okay this is a awesome deal!!! After talking with my client he decided that he wanted to counter at $177,500. Now I am nervous that the listing agent is calling everyone she knows to tell them of the $185,000 and to hurry and make the offer before my client's counter is reviewed. I...
