Good Evening Everyone, I hope ya'll are having a good evening. If anyone could help me out, I am trying to add the Active Rain link on our website, Is it possible to do that. I have been trying and seem to not beable to accomplish it.  I've also noticed other bloggers having bonus points. what do others do to get bonus points? again i'm curious. I think this site is great for realtors, loan officer's, virtual assistant's, etc. If anyone can answer my question about the Active Rain link, I'd appreciate it.

Good Morning everyone, I hope ya'll are doing fine. The weather we are having has been great. The kids get to finish enjoying the summer before school, Parents get to go for walks, But when are we going to get more rain? We need rain so bad that it's sad. The major lakes are so low, Lake Greenwood is at least 4 feet low and Lake Hartwell is at least 20 feet low. When is this drought ever stop? I know we live in the south but come on, We need it as much as everyone else. I'm praying every day that we get rain, how about ya'll?

The Real Estate Market is it going to get any better. Will the realtors be able to list home or sign up buyers?  With Fannie Mae and Freddie Mac having problems, what does that do to the housing Market. Will we be able to get our clients financed and if so what will it take to get what our clients are wanting?  Does anyone have any ideas what might happen? If you do, please share!

Well along with our gas and other cost of living going up we get a Tax Reassessment notice in the mail this week. I guess we should not complain, but where does it all stop. Our assessment went up $16,000. dollars, which  I guess will not be a great amount in taxes, but it will be an increase. I guess I will just have to find one more client for this year to stay even.

If you could have seen me today you probably would have laughed. I looked like something from the movie Ghost Busters. You see, we have these beautiful Leyland Cypress trees lining both sides of our 2 acre property. Well, guess what, they have been invaded by an insect called a "bagworm". And to top it off they are eating and destroying our trees. We decided to try and take control of these varmits ourselves since the cost of a prefessional company was way more than our budget would allow at this time. So we donned our garb, (me in long pants, my husbands old long sleeve white shirt and white bandana and boots... and oh yes, a mask) Can you picture all this?  We then mixed together an insect spray concoction that smelled horrible (of course) and with a professional style pump on the bac...

What Does Location, Location, Location Mean? It's like the real estate agents mantra: location, location, location. You've certainly heard the phrase enough and may wonder what possesses agents to say it three times. Or you might think it pertains to three different types of locations -- perhaps an excellent location, a mediocre location and a lousy location. I'll put your mind at ease. It means identical homes can increase or decrease in value due to location. It's repeated three times for emphasis, and so you will remember the phrase. It's the number one rule in real estate, and it's often the most overlooked rule. You can buy the right home in the wrong location. You can change the structure, remodel it or alter the home's layout but, ordinarily, you cannot move it. It's attached to ...

If you're like most first-time home buyers, you've probably listened to friends', family's and coworkers' advice, many of whom are encouraging you to buy a home. Pride of Ownership Pride of ownership is the number one reason why people yearn to own their home. It means you can paint the walls any color you desire, turn up the volume on your CD player, attach permanent fixtures and decorate your home according to your own taste.  Appreciation Although real estate moves in cycles, sometimes up, sometimes down, over the years, real estate has consistently appreciated. The Office of Federal Housing Enterprise Oversight tracks the movements of single family home values across the country. Mortgage Interest Deductions Home ownership is a superb tax shelter and our tax rates favor homeowners. ...

My backyard is becoming a wildlife sanctuary. We have wild chickens and roosters, ducks, an abundance of squirrels, raccoons, wild cats, owls, and goats. In the distance, I can hear cows, but they have made it to my yard yet. Now, that fall is approaching the deer are starting to roam again. I will have at least three deer a day walk in the backyard. This morning Mr. Wylie Coyote was in the yard as if it was his own. He didn't seem phased by the presence of humans; he just took his time walking away.  I am sure you think that I live on 40 acres in the middle of nowhere, no; I live in a subdivision in a populated area. I have a strip of woods behind my house and I guess that is there refuge from the world. My backyard must be their path to their next refuge. I am not complaining, I am ju...

7. Pack ahead.Anything you can pack ahead will save you time on moving day. If it's summer, get your winter clothes out of the way. You don't really need 5 radios or TV's around your house for the last few days there. Box up your shampoo and extra toothpaste and live out of a travel cosmetic case for the last week or two.  8. Consolidate cleaning supplies. If you must clean your old place after moving out, put together a kit of basic cleaning supplies and rags. Clean anything possible ahead of time (the inside of kitchen cupboards, the oven, windows, etc.), and if possible, vacuum each room as movers empty it. 9. Use your luggage.Fill luggage and duffle bags with clothing, sheets, towels, and paper goods.  10. Safeguard valued items. It's a good idea to keep valuable possessions, such as ...

1. Make a list.Write everything down! You'll thank yourself later. Before you pack even one box, create a simple record keeping system. Create a computer-printed list of numbers with a space to write the contents. Or have a spiral-bound notebook for the job. You'll place a number on EVERY box you pack and list the contents on your list.  2. Have plenty of supplies.Don't make me say this twice-- you'll need LOTS of boxes--probably more boxes than you think, and having enough boxes will make your life easier! (If you buy your boxes from a moving company, you can always return unused boxes for a refund. 3. Utilize wardrobe boxes. These tall boxes are perfect for bulky, lightweight items such as comforters, pillows, and blankets, as well as clothes that need to remain hanging. Call your move...

Final walk-Through is not a home inspection. It's not a time to begin negotiations with the seller to do repairs, nor is it a contingency. A final walk-through is an inspection performed anywhere from a few hours to five days before closing, and its primary purpose is to make certain that the property is in the condition you agreed to buy -- that agreed-upon repairs, if any, were made and nothing has gone wrong with the home since you last looked at it. Buyers are often pressed for time as the day draws near for closing, which means buyers can be tempted to pass on the final walk-through. It is never a good idea to for go the final walk-through. Here is a list of items to check on a final walk-through: •·         Turn on and off every light fixture •·         Run water & look under sink...

1. Supporting Truss or Rafter Damage   Roof inspections won't necessarily turn up defects in the structural members inside the attic. While the roof might look sound and secure, inside the attic you could find broken trusses or rafters. An inspection would disclose stress cracks that could lead to a loss of integrity and would also give buyers peace of mind that the size of the lumber was correct and up to code.  2. Previous Fire DamageIf the rafters are any other color than natural wood, that could be a sign that the home was on fire. If the wood is black, scorched and sooty, that's almost a sure sign it had been burned in the past. However, if the wood is painted white, that could indicate that the smoke and burned damage was covered up because painting wood helps to eliminate the sme...

Just wondering and taking a general survey to see if HGTV is addicting?? I certainly watch it whenever I can, which is only an hour or so in the evening. I'm especially fond of "House Hunters". I'm actually getting pretty good at guessing which home they will choose. It facinates my husband to hear my choice... if I can get him to sit still to watch it (no choice of his, mind you) Sometimes I wonder why this Realtor on TV even shows some of these homes to the Buyer. It's not even in their "wants and needs list" or they say they would like a one story home and what do they show them first??? a two story!!! Am I doing something wrong or missing the boat??? AND last but not least...a home even near their price range. I'm aware that most people have a set budget and have a tendency to go ov...

I have a listing that was not having any showings. It is a nice home in a very affordable price range. About 3 weeks ago, after very few showings, the homeowners agreed to a small price reduction. There were still no showings.  The homeowners took my suggestions on simple curb appeal improvements. I made new pictures for the MLS and I did some more advertising, but still no showings. I also posted the listing on Activerain last week.  Guess what?  This week, there have been 4 showings and 2 may be promising. I hope this is a good sign for the sale of this listing and a good sign for the market. I am keeping my fingers crossed. I am hopeful that Good News is the next phone call.                                     Have a Great Day                                     Ginger Ryals         ...

Today, I am going to brag on my husband, Andy. He is a custom cabinet maker and designer and he owns and operates Ryals Cabinets in Lyman, South Carolina. He works for Woodland Builders in Greenville. His builder had one of his homes entered in the Tour of Homes in Greenville this weekend. This home was awarded Best Kitchen in the Tour of Homes. Andy builds beautiful cabinets with exquisite quality and details. Wow, this is a great honor for Andy and his builder!! I am so proud of him.  Have a Great Day Ginger Ryals Keller Williams Realty Spartanburg 864 680 2770

Buying a home is a major milestone and the real estate and mortgage professionals you use will have an integral role in helping you achieve this dream. It's critical to find a real estate agent who knows the neighborhood in which you're interested and who understands your wants and needs. Here's how to find the right agent for you: 1. Start by asking your friends, family, and colleagues about the details of their experiences with real estate agents. Ask if they had a good experience. Ask about any strengths and weaknesses they thought the agent had. 2. If you're moving to a new community, consider hiring a relocation company that may have a relationship with real estate firms in the area and can refer you to an agent in your new neighborhood. 3. You might also want to interview the expe...
