When you start out in the real estate business it can become crazy to most. But if you set the right expectation for not just yourself but for your clients they will respect you more from being honest then to run them around for no reason. By doing this from the beginning it's a win-win for everyone.

When your staging your home to sell, you think about the color of walls, The decorations through out the rooms, the furniture you have. The out side is just as important. When potential buyers pull up, What do they see first? The out side. They look at the landscape, Shrubs & flowers. When a house looks good from the outside makes it inviting to see the inside.

. Curb Appeal is just as important for the exterior of a home as staging is important for the interior of the home. Simple things like general clean up, pressure washing, painting, replacing or adding shutters, landscaping and neatly trimmed grass and shrubs will cause buyers heads to turn. A house with curb appeal will make the house shout look at me.  Does anybody else have any inexpensive curb appeal suggestions?   Ginger Ryals Keller Williams Realty

Pricing a home more than 3% over the market value could result in the following:  Buyers may choose not to view the home at all because they perceive there are better values in other lower priced "comparable" properties.  By pricing in a higher price range you eliminate potential buyers that otherwise might be able to afford the home if it were priced closer to the market value.  If a buyer is willing to pay more than market value (and this is not the norm) they may not be able to get financing because the property may not appraise.  While all of this is going on the home is "not on the market" and you loose valuable time.  A home that stays on the market too long because it is priced too high gets stigmatized.  This is why it's critical to price it right from the beginning and set the...

Determining the asking price requires up to date research, experience and judgment.  Knowing your current real estate market conditions and financing trends are a critical beginning.  Other basic steps include: Comparing the home against similar properties in the neighborhood or area that have sold recently or that are currently on the market. Determine what features make the home more appealing than other homes on the market. Consider spending a reasonable amount of money on making cosmetic updates to enhance the appearance, marketability and earn the highest possible sales price. Sometimes viewing the competition will assist in achieving these goals.  The current selling price in our market is usually within 3% of market value. Have you ever thought if there was another place then where you grew up at was just as beautiful, I have to say there is. We moved to Greenville South Carolina a few years ago and the improvement in the area's is breath taking. Take for instance down town Greenville on main street. Wherever you go, you run into some kind of shop, Falls park was one of the beautiful improvements that they have done. You have A bridge to walk over, a water fall that looks great as one of the focus points.

It is the first day back to school for most Upstate, South Carolina Schools today. It is back to structure, schedules, homework, projects, bedtimes, and alarm clocks. It is also a time for new and old friends, new teachers and new beginnings. The next couple of weeks will be an adjustment for teachers, students and parents, but we will all be back into the routine quickly. Time passes so rapidly, before we blink, we will be saying "school is out for summer".  Enjoy the ride! Ginger Ryals Keller Williams Realty

And not to mention taking clients around and previewing a few homes. Just got to crunching the numbers a couple weeks ago... when gasoline was at it's highest here, (which doesn't happen to be the highest nationwide) it added up to be $13.47. Mind you, I'm not whining considering there has got to be many of you with a higher cost to go to work. It's just I never paid much attention or thought of doing this before and I found it quite astounding. Watching the Gas Gauge... Though real estate never made headlines like the share markets, Internet or BPO booms, it has provided a steady and lasting source of income through the years. With the incessant progress of the economy, the property rates are soaring like never before. In a regular job you are required to barter your effort and time for money, whereas in real estate business your money itself makes you more money. By managing rental properties you can engage actively in moneymaking or else you can let any of the limited partnership companies handle your cash. Engaging in real estate is the wisest choice if you want to sensibly invest your hard earned money long term. Apart from being the alternative income source, real estate property deals offer a lot of other rewards. Tax subsidies are the most allur...

Go Away Fay!! According to the national news, Fay is slated to the hit the Florida Keys as a Hurricane. The tourist have been ordered to leave and now the residents are boarding up their homes and businesses to wait for the worse. I can't imagine how it would be to wait for a storm to pass to see if my family would survive, if my home would be standing or if my business would sustain.  Let's hope Fay will either go away or strike as a minimal tropical storm.  We all need to remember the people of the Florida Keys and Florida in our prayers today as they wait for Fay.  Ginger Ryals Keller Williams Realty gingerryals.yourkwagent.com

Wow!! The USA has performed wonderfully in the 2008 Olympics. I am so proud of all of our athletes even those that have not won a medal. The athletes and coaches have dedicated their lives for the honor to participate in the Olympics. It is amazing to see their physical and mental strength and their determination to perform at their peak. America should be very proud. Have a Great Day! Ginger Ryals Keller Williams Realty

The Pittsburgh Zoo is a beautiful place to go and take your family. They have several different Animals to look at, picnic area's to have lunch at. I remember as a child that when my folks would mention about going to the zoo, I couldn't sleep the night before. I was so excited to see the lion's playing with their cub's, The elephant's spraying each other with water from the trunks. Before my family had left they also made sure that we had a souvenir to take home. If you are ever in Pittsburgh, Pennsylvania take the time out to take your family to see the zoo. They will not be disappointed.  I might live in another state now but I still like to go back to the zoo & visit with my grandchildren.

Michael Phelp's set out at Beijing tp win as many games as he could with heartpounding to make history of the 2008 Olympics, to win not seven but eight gold medals in all the single Games. He conguered it!! And more. Way to go Michael! He kept himself calm and collected, his family stayed focused on him and he knew that, He knew his team and his country were behind him all the way. He sat himself up for a role model for all the youngerster around the United States, around the world. Look closely to his sport and the way an American not only works for challenge but also deals with the pressure and expectation. He received eight medals, one more than that last man that made history "Mark Spitz" when he won in Munich in 1972. This was, of course, the plan that Michael and his coach, Mr. Bo...

1.) When people are in great default on their mortgage they stopped making payments to the bank. So when you are negotiating with your seller, and the bank, right up until the point where you actually purchase, no-one is making the payments. For beginner in real estate, investors worried about holding costs this is a huge advantage.2.) Pre-foreclosures are a very well defined place real estate market. One of the most deadly mistakes recruit investors make is trying to be a jack-of-all-trades, going after any and everything they could lay on their eyes. The result of this lack of hub is they are soon supporting their jobs. By being a much defined market, pre-foreclosures allow you to grow your focused marketing campaigns and standardized procedures to get deals completed and closed.3.) B...

Yes, when it comes to listing and selling your own personal home. It's very simple to be the professional that you are and go in and recommend improvements and corrections on another persons home, after all, it's your job..... But when your selling your own home it seems to have a different perspective. After giving it much thought I think I'll get in unbiased opinion as to how to better stage my home and ideas on any other things may need to be enhanced. (course I'm dealing with a husband that's kind of old fashion and set in his ways and doesn't like changes, Well...guess what!!!) And with current market conditions today, I think we need every bit of help we can get. WISH ME LUCK!!!!! P.S. By the way I have a lovely 4 BR 2 1/2 BA, 3 car garage, 2 workshops and room for 2 horses and a ...

I've been reading other blogs that discusses their experience's at Short Sales.  Does anyone have a web site that would give us a better understanding of these sales?  It seems to us that there are more people considering this as an option rather than loosing there home all together.  I believe having this knowledge will be more beneficial to the realtors to learn as much as we can to help our clients that don't have any other choice. Thank you,

In recent years, developers have heeded the advice of environmentalists to transform their developments into a housing alternative that offers sound "green" living. Granted, the change may not have arisen from a genuine effort to make their projects more environmentally-friendly. Statistics show that homes featuring environmentally-sound features have actually become more attractive to buyers, who don't mind paying a little bit more for them to ease their conscious. While many developments still leave much to be desired in terms of being environmentally-friendliness, new developments, are offering sustainable features. Sustainable buildings are those that have modified their design to include such features as greenery planted on rooftops to provide additional insulation for the building,...
