Buying a Foreclosed Home in Sumter, SC Part 7 What Kind Of Windows are These?   When looking for a foreclosed home in Sumter, SC a buyer needs to be aware of the type of windows that are in the home.  Most newer homes have vinyl double pane windows.  These windows are currently the choice of most builders.  While not being the top of the line, the vinyl windows are the standard and used as replacement windows in most homes.  Vinyl windows typically have the dividers between the glass and the bottom window will tilt out for easy cleaning.        When you get into older homes you run into either wooden windows or aluminum windows.   Both of these types of windows are single pane glass and storm windows are used for extra insulation and also for screens.  Wooden windows may have dividers ...

Buying a Foreclosed Home in Sumter, SC Part 6 Breaking Even, Making Money or Having Instant Equity   In the last post about buying foreclosed property in Sumter, SC, I wrote about the most common reasons buyers purchase a foreclosed home.  The “flipper” is normally the investor who wants to buy the property at the lowest price possible and then make improvements and sell for the highest price possible.  The “owner occupant” and the “investor” are two buyers that are still looking for a good deal, but they are not as concerned with making the necessary repairs and improvements and reselling the house as quickly as possible.  They realize their strategy is to purchase the property and then have some instant equity in the property or build equity over time.    Using the reason for buying ...

Sumter County, SC Real Estate Market update for November 1, 2013   The Sumter SC Real Estate Market had a strong finish for the month of October with 26 properties closed during the week of October 26th to November 1, 2013.   An increase in the closing of the transactions in Sumter is typical as this reduces the interim interest buyers have to pay at closing thus reducing their closing costs.  October 2013 ended with home sold numbers back in 2012 range, but it is still a great year!  It is typical to see a slow down in the sales after school starts.  The rental market activity was up at the end of the month indicating that people are still moving and the market hasn’t stopped.        Week Ending November 1, 2013 November 2013 (1 Day Only) Month To Date Solds 26 1 Days On Market 138 19...

Sumter County, SC Real Estate Market update for October 25, 2013   The Sumter SC Real Estate Market once again saw a large change in the weekly Sumter County Median Home Price ($142,500) and the Sumter County Average Home Price ($112,778).  These prices were closer to what would be considered normal for the Sumter SC real estate market.  The prior week with $175,000 for the Median Sumter County Home Price and $192,568 were higher than what is normal in the Sumter SC real estate market.  Sold properties continue to increase and the month is still lower than what Sumter experienced in September.  New listings continue to be added to the MLS at a rate that exceeds the solds.  This is a great time for buyers to look at purchasing homes in Sumter SC.  The interest rates are still low, inven...

I forgot how that excitement of “let’s do this thing” went into the pit of your stomach.  How you are shaking as you work on it.  You know it is a good choice, the right choice, but you second guess yourself.  Is this really it?  Is there something that you are not seeing?  Are you ready to take this leap?  Oh, what is the right choice?  What is the right price?  Is this a good deal?  Is this a good investment?  Should I offer more or less?  Should I lay all my chips on the table at one time or hold some back?    Wow, I have worked with many buyers over the past eight years to purchase real estate.  I help them find houses and help to make it their home.  I can help them “run the numbers”.  I can help them pull comparables and determine if the price is fair.  I have even worked with inv...
