That's not that unusual since inventory has remained low. Chestnut Springs did see the prices go up and the days on the market go down. The purchase price was $545,000; 99% of the list price of $550,000. Fountainhead has had 7 year-to-date sales. Princeton Hills Homes for Sale Market Report Brentwood TN October 2013 Information provided by Jill Winchel of SilverPointe Properties 615-504-1185 4 homes were sold in Princeton Hills during the month. They were all 5 bedroom homes with 4.5 or 5.5 baths and averaged 7,063 square feet. Square footage ranged from 6,056 to 8,139. They were all built between 1999 and 2001 and their lot size ranged from .6 to 1 acre.  The average days on market was 100 with the maximum amount being 149. The average sales price for the month in this neighborhood was $1,196,075, which equates to 92.3% of list price. Brenthaven Homes for Sale Market Report Brentwood TN October 2013 3 homes were sold in Brenthaven last month. Two had 3 bedrooms and 2 baths and averaged 2,138 square feet. The largest one had 4 bedrooms, 2.5 baths and 2,620 square feet. They were all built between 1969 and 1972 and their lot size was approximately 1 acre.  Average days on market was 56 with the maximum amount being 108. Multiple offers bumped the lowest priced home from a list of $309,900 to a sale price of $350,750. This was a very basic older home but in a great location. It is primed for a full renovation. The middle priced home also sold for over list price, if only by $100. It had been updated somewhat. The highest priced home sold at 97.5 % of list and had many updates. Chenoweth Third Quarter 2013 Market Report Prices may have only gone up 4% in Chenoweth this year but the List Price to Sales Price changed from 4% in 2012 to 2% in 2013. That means Sellers are having to negotiate a lot less off their asking price. Homes still have to be priced correctly for this to happen... Raintree Forest Third Quarter 2013 Market Report Raintree Forest is finally seeing the same prices homeowners were used to seeing in the market's peak years of 2007 and 2008. Prices increased on average 11% compared to the same time in 2012. Pilates in Brentwood TN   I have taken Pilates at the Brentwood YMCA for at least 5 years. It is a great workout for my core and it gives me a break from my real estate business. I enjoyed my classes since I began Pilates with Amy but she is no longer teaching there. After having experienced several instructors in other classes, I didn't think I would ever enjoy going to class again as much; however, Renee is the current instructor and I have enjoyed her classes immensely.  Occasionally I think back to classes I didn't enjoy, like one I recently took on a cruise ship. It had to be the worst Pilates class ever. Our spa cabin included 2 Pilates classes. I finally convinced my husband to try a class with me. They were 3 and 4 bedroom homes with 3 or 3.5 baths and averaged 3,648 square feet. They were built in the mid to late 1980’s and their lot size was 1-1.4 acres.  Average days on market was 87 with the maximum amount being 195. The highest sale was at full list and it just closed on September 30, after being on the market for only 30 days. The median sale sold at 97% of list. The average sale price was $397,466.
