Brentwood Homes Sales for December 2011increased again to 59 closings compared to 57 last year bringing the absorbtion rate to 5.2 months still within the range of what most consider a balanced market. My opinion is that we are rapidly moving to a sellers market since the inventory levels are shrinking every month and the demand appears to be increasing. The median price of Brentwood homes sold increased from $534,000 last year to $560,240 this year, a 5 percent increase, a sure sign that the market is changing. For buyers who have been waiting for the best deals, you probably waited too long, but it's not going to get any better in the near future. the list price to sales price ration for Brentwood homes in December was 96.6%. Brentwood TN Real Estate November 2011 Sales were up just 1/2 of a percent in November compared with the November sales in 2010. The number went from 40 closings in 2010 to 42 in 2011. The Average List Price went from $620,128 to $707,107 up 14%. The Average Sales Price increased from $587,054 to $669,733 also up 14%.  Brentwood TN Real Estate has floundered somewhat the past couple of years. There has been an up-turn of the higher end properties selling. This is the main reason for the steep increase in prices. We looked at the median sales price, the numbers went from $528,750 to $589,874. This was still a 12% increase. The average days on the market are down from 111 to 103. This is a great sign for sellers as we head back into the spring market in the next few months. 12/26/2011

  Christmas Eve at Brentwood Baptist Church 2011 The Candlelight Service at Brentwood Baptist was wonderful this evening. We sang Christmas Carols together with the Worship Leaders and then Emily did this beautiful adaptation of John 1: 1-18. Mike Glen, the pastor was very engaging and we closed the service singing All is Well while the candles were lit.  It's always amazing to see this huge sanctuary lit up by the candles that the congregation holds. We sat very near the front and I was able to turn my head to the right and see up into the balcony. I'm sorry I couldn't take better pictures. My husband was mortified I was taking them in Church. Nashville Home Inspection - Electrical Installation - What's Wrong With This Picture? 12-14-11 HINT:  Junction boxes should be used for junctions. ANSWER:  Junction boxes should be used to house any junction of electrical conductors, or wires.  But, junction boxes, like the one in the picture above, should not be used to rig an outlet so one can plug in an extension cord.  So there is a lot wrong with this picture.  Junction boxes should be used only for conductor junctions and the box should be closed after the wires are joined and inserted.  Outlets should be housed in outlet electrical boxes with that appropriate cover plate.  Extension cords should not be used as permanent wiring.  If you need permanent wiring, call an electrician and have a dedicated circuit put in.  The installati... 12/14/2011

  Light Up the Night in Brentwood TN Christmas Lights 2011 This Saturday,December 9th, 2011, God willing, Brentwood homes will be lit up with their beautiful Christmas Lights displays. Brentwood homes sales for November 2011 increased 9.5 percent with 46 closings compared to 42 closings for November of 2012, the average sales price of Brentwood homes increased 13 percent compared to last year. Aveage days on market was virtually unchanged at 110 days compared to 108 days.
