McGavock Farms ~ Brentwood, TN...     I shot this video of McGavock Farms, an impressive, upscale, luxury neighborhood in Brentwood, TN yesterday. Videos such as this are pretty quick and easy to produce.      In this video, I started with a script. I planned out first, on paper, what I wanted to say, accomplish and what I wanted the final product to look like. Once on paper, I set about putting it together. I drove slowly through the neighborhood (10 MPH) with the camera pointed at a 30 degree angle to the road. I have seen several videos where the camera is pointed down the road. Folks don't want to see the road, they want to see the subdivision.      Be mindful of lighting. Where is the sun? Shooting into back-lit houses produces poor quality video and will turn your audience off.   ...

Brentwood Tn Homes sales increased 12 percent in the month of August 2011 with 61 Brentwood Tn homes sold compared to 54 homes sold in 2010. Brentwood Tn homes prices increased 9 percent from an average price of $553,995 in 2010 to $602,673 in August of 2011. Any way you look at it, the market for Brentwood Tn homes is better than it was last year at this time, and with 76 Brentwood Tn homes currently pending, I expect sales to continue to improve.  Expect prices to continue to rise, and inventory levels to continue to shrink. Builders are building custom homes on demand, but spec houses are still a very small percentage of the existing inventory. Brentwood Tennessee has the best schools in the state with the lowest taxes and spacious homes on large lots.  It's a very nice place to live...

Nashville Home Inspection - Electrical Wiring Conduit, What's Wrong With This Picture?  9.8.11 Please see the picture below.  You are looking at the exterior of a house where the house connects to a garage.  The house is on the left, the garage roof on the right.  Look at the shiny stuff in the middle of the picture.  What's wrong? HINT:  Exterior electrical conductors should normally be housed in protective conduit.    ANSWER:  Normally exterior electrical wiring should be installed inside protective conduit.  This conduit is normally a rigid metal product.  Aluminum foil is a poor substitute for proper conduit. Turn Photo Ops into Video Ops...          As professionals in the real estate industry, we are constantly being invited to events. Last Thursday, I was a sponsor at the vendor fair hosted by the Williamson County Association of Realtors (WCAR). There were about 100 agents and 30 vendors present. Why do I need a realtor to buy a new home? - Here is an example of why the answer is yes.  I have a home listed that has a few problems. The home is only a few years old, it's 4 sides brick with a covered porch, nice kitchen, hardwood floors, screened porch, great master bedroom and bath. Ok, so now you say, whats the problem. First of all, the neighborhood was build beside a TVA right of way, so not long after the home was built, giant power lines appeared on the edge of the neighborhood.
