Good home inspectors will use all their senses while inspecting a property. The other day, while inspecting a more "experienced" property in Brentwood, I could feel that the master bath area had a noticeable slope. Mental note to self - something is definitely amiss under the house. Needless to say, what a mess! Some hard working "tradesman" had tried to jack the floor up using screw jacks and cinder blocks in lieu of proper foundation pads. I hate seeing these because as the house goes through cycles, the cinder blocks will sink into the ground rendering the jacks ineffective. Notice the grey jack! The other jacks did not have enough "oomph" to stabiize the damaged area as one of the pads was starting to crack. Installations such as this are considered "temporary" repairs and should b...

Nashville real estate - I'm going to rant just a minute, because we realtors usually get the blame for this. If it's our fault, it's only because we recommended a bad mortgage company to you. If you decided to use your own mortgage company, it's your fault. I personally expect to have a final HUD in my hand no less than 24 hours before closing. It gives me time to make sure that all of the fees and expenses are covered by the right parties, and if not, it gives the mortgage company time to make any corrections that need to be made. This is not rocket science, but it's important. Brentwood TN Real EstateMarket Report  - Spring 2009 Sales of Homes in Brentwood TN were down 35% this spring while the prices decreased only 2%. This has been the norm throughout Middle Tennessee with the exception of price which has been anywhere from a 5% increase to 18% decrease. That being said, 2% is not a lot in this current economy. The big news in Brentwood is the Inventory amount. In the first half of 2008, 275 homes sold. In the same time period of 2009, only 195 have sold. There are currently 589 homes for sale. If you could use the 2008 numbers, there would be a 13 month supply. But since those numbers are no longer valid, the true supply should last us at least 18 months! Nashville Real Estate - I'll give away my secret right now on how to get your listings sold. Anybody want to guess? It's not the marketing, I can put homes on so many internet sites at one time that I can't even keep track. I have multiple blogs that have every listing on it, usually more than once. Pictures help, without them it's impossible to get any buyers to look at the house. So take a lot of pictures, use the best ones, and throw the rest away. Even with all of this, the house may just sit for months. It's not staging, staging helps, but it's not the major factor in getting a home sold. It's the price. Let me repeat that. The price that determines if your listing gets sold, or the neighbors house down the street. It's a war in some areas for the few motivated buyers in the market...

It never ceases to amaze me what I see at the pond behind the house during these dog days of summer. From time to time I get calls from folks that are selling their properties about items that have been discovered during the inspection. I would have to say that this is especially true on properties that have been rehabbed. For the sake of profitability, it is not unusual for rehabbers to "make do" with what they have or has been installed. This seem especially true of HVAC systems. To make a short story long, I received a call from a rehabber giving me a royal chewing because I stated that the HVAC system was too small for the property. He complained that this was the unit that was installed when he purchased the property and it works just fine. Brentwood TN Real Estate Market Report for Chestnut Springs - Spring 2009 Sales of Homes in Chestnut Springs have basically doubled this year. There are 5 closed to date and one pending. The time on the market has increased by almost 100 days and the prices are down 7% on average. What we're seeing is that the lower priced homes have started to move and the upper end continues to sit on the market.    Brentwood TN Real Estate Market Report for Raintree Forest 2009 Raintree Forest has seen a dramatic decrease in sales in 2009. The number of closed sales is down 75% over 2008 sales. There have been only 3 closings in 2009. All of those closed in May of this year. There is currently one pending and there are 15 homes for sale. The average asking price is down to $118.42/SF or $402,633 from the average this time last year of $136.86/SF and $504,865. What we're seeing is that the lower priced homes have started to move and the upper end continues to sit on the market. Brentwood real estate - I'm starting to wonder where the people who have moved here are living. Based on information that we all have, the population is continuing to climb, and people are still moving to Middle Tennessee, and in particular Brentwood and Franklin. What I don't understand is where are they living. Apartments are all full, and rental homes have all been rented. Where do you go next? I'm not sure why people aren't trying to get these cheap properties before they disappear. Brentwood real estate is as cheap as I've seen it for 5 years, and Franklin real estate is the same way. Happy Birthday Brentwood... Like most folks, who have lived in Brentwood, TN, we have seen a lot of changes over the past 4 decades. This month, the City of Brentwood turns 40. It seems as if it were only yesterday, Brentwood was nothing more than a small bedroom community with one traffic light just south of Nashville. A town where some country music folks and a whole lotta wanna be's hung out.
