Brentwood, Franklin, and Spring Hill are all proud of their school system, and they should be. Based of the TCAP scores publish by the Tennessee department of education, all of these schools rank aboove the state average, and considerably higher than it's neighbor to the north, Davidson county schools. If you have a child who is starting to enter school, read this closely, and prepare your next home purchase with your childs education in mind. Here are the scores, I combined all four or the TCAP test areas,  Math. Social studies, Science, and Reading  to come up the the total score. By now, all the hoopla, pom-pom waving or the gnashing of teeth has taken its toll on Active Rain members about the executive decision made by the powers to be about monetizing this platform. It really comes as no surprise as most of us were expecting it. So now that Active Rain has done this, how long before the other "Free" platforms like Twitter, Facebook, and other social media platforms follow suit? I would suspect that this depends largely upon the success or failure of this move by the AR execs. Hint:  Something is missing!  You are in a crawl space looking at the end of a beam.  What's missing?             ANSWER:  The end of the beam is suspended in the air.  A notch was cut or built out of the foundation wall to allow room for the beam to insert.  But, someone forgot to install material under the beam to support it from below.  What you cannot see is that the next support for the beam, a concrete block pier, is almost 10 feet away to the right.  The "end" result is a beam that works better as a diving board than a support beam.  Anything supported above by this end of the beam will start to move as the beam starts to fail and drop. Brentwood TN Real Estate Trends for 2008       The following charts show the number of sales in 2008 vs 2007 and the change in the average sales price.                   Sales in general were down 29% though the average sales price only fell 5%. Currently there are 506 homes on the market with an average Listing price of $900,977. There are 45 pending sales with an average Listing Price of $797,363. The average size of the homes that closed in 2008 was 4141sqft. The average size of the pending homes is up at 4696sqft and the average size of the homes currently for sale is larger still at 4849. Hunterwood  - Brentwood TN - 5 Year House Sales Market Report Hunterwood is located just northwest of Franklin TN limits.  It is off Hilsboro Rd. just north of Grassland Schools.  Tthis great Brentwood TN neighborhood is a perfect blend of upscale and cozy.   Built in the early to mid 90's this traditional colonial mostly brick home community has everything you would want in a neighborhood. Community pool, clubhouse, fitness center, playground, tennis courts and underground utilities for a modest $60 per month HOA fee.  The recent housing slow down has had little effect on this neighborhood and when available they don't usually last long. As the cost of fuel continues to rise, so goes the cost of heating and cooling our homes. Last year, TVA (Tennessee Valley Authority) and NES (Nashville Electric Service) hit many Middle Tennesseans with rate hikes of 20% or more and another rate hike looms on the horizon. Couple that with the cost of the clean-up that utility users will have to pay for the Kingston debacle, and our rates will most likely go up another 20%. In the meantime, the fat cats at the top of NES bring home bonus checks of $1M or more while many Middle Tennesseans struggle to pay their electric bills this month... The average sales price was down about 3% , but the Days on the Market were up over 100 days.
