Yesterday while working on one of my Koi ponds, I heard a loud thump on one of the glass windows to my sun room and a squeak. Looking up, I saw this hummer flop to the ground right in front of me almost falling into the pond. Now if any of you like humming birds like I do, I thought what a tragedy if this little fellow just did himself in. I picked the bird up and noticed that this must be the male that has been visiting my feeder for the past few weeks. He just lied motionless in my hand. Not looking good I thought. But still there is hope. A few minutes later, he started blinking his eyes started breathing faint shallow breaths. Looking better I thought but let’s wait a few minutes to see if he will fully recover with no broken bones or wings. I laid him on one of my work gloves and w...

The Governors Club in Brentwood, Tennessee, really cares about its community.   We had a Memorial Day Celebration that lasted until 9:00 p.m.  Besides all of the pool activities at The Governors Club, there were giant inflatable slides and trampolines, as well as cotton candy and popcorn stands.  We also had face painting and caricature drawings. Families had such a good time and stayed throughout the day and evening.   We also had two bands who entertained with island style music. At 8:45 p.m., we polished off the evening with fireworks that were as spectacular as any seen on the Fourth of July.  Our developer for The Governors Club in Brentwood, Tennessee, and our POA Board for The Governors Club work together to plan numerous activities throughout the year.  To search for available p...

Brentwood TN Real EstateMortgage bond prices fell pushing mortgage interest rates higher. Rising inflation fears dominated trading. Oil prices hit all-time highs as the price of a barrel eclipsed $135. Fortunately the steep price increases subsided in overnight trading Thursday evening. Mortgage bonds were able to bounce back a bit Friday morning erasing some of the prior losses and helping rates recover. For the week, interest rates on government and conventional loans rose by about 1/4 of a discount point. The preliminary GDP data will be the most important event this week. Consumer confidence and the inflation data also have the potential to cause mortgage interest rate volatility. The bond market is closed Monday in honor of the Memorial Holiday. Nashville real estate - This past weekend some of the owners of waterscapes allowed strangers into their yards in the interest of raising more of the Tennessee children's home in Spring Hill. The homes on the tour were all south of Nashville close to Brentwood , Franklin, or Spring Hill.  The tour itself did actually take half a day to travel to all of the homes and see the ponds and waterfalls. I managed to take a few pictures so that you can get an idea of what they look like. The sound of the waterfalls may be the most relaxing sound you will ever hear. In my line of work I get an opportunity to see a lot of interesting things. While inspecting a property in the Brentwood, TN area the other day, I came across this unique installation for a pair of water heaters. As these are natural vent water heaters, the stacks are supposed to be at an incline to allow spent gasses to rise and vent to the exterior. Also, the size of the pipe is supposed to increase in diameter when you connect two gas appliances to one vent. This installation is wrong because the vents are run in a horizontal orientation and the stack size remains the same. This installation will allow CO to spill into the basement section of the property. Also the TPR valves are missing extensions but that is another blog. Have you joined my birthday alarm? It is fast painless and t...

Brentwood TN Real Estate Good news for Brentwood TN Home buyers and the real estate market. Mortgage bond prices rose last week pushing mortgage interest rates lower. Stocks fell which helped bonds rally. Trading remained very volatile. Record high oil prices tempered improvements in mortgage interest rates as the fear of inflation continued to dominate the financial markets. OPEC blamed speculators and a weak dollar while some analysts expressed supply concerns associated with unrest in Nigeria. Foreign demand for US debt securities dwindled. For the week, interest rates on government and conventional loans fell by about 3/8 of a discount point. The consumer price index data Wednesday will be the most important event this week. Retail sales, industrial production, capacity use, housing...

With the recent Mortgage Crisis still in full swing many Brentwood TN Real Estate buyers are confused about how to find out which lenders are sinking and which have already sunk. Over the last year hundreds of lending institutions have gone "belly up" or stopped retail lending due to the "credit crunch" default loan numbers increasing and poor lending habits to begin with. Here are the latest on the radar, watch to see where they go. For a list of  the already fallen see  Brentwood TN Finance  on my Brentwood TN Real Estate site. Please remember that although there have been many "finance" changes there remain many strong and ethical lending institutions and with interest rates at a historical low, now is a great time to find one, get qualified and buy! Call me to find out more!Lenders ...

Finance market update provided by Brentwood TN Real Estate for buyers and sellers in the Brentwood TN area.Mortgage bond prices rose last week pushing mortgage interest rates lower, this is great news for Brentwood TN real estate buyers. The Fed took center stage with another rate cut exactly as expected and indicated "the committee expects inflation to moderate in the coming quarter." This statement helped bonds rally considerably. The majority of data released came in as expected with the exception of the employment report that was released Friday. Non-farm payrolls fell 20,000 in April, less than the expected decrease of 75,000. For the week, interest rates on government and conventional loans fell by about 3/8 of a discount point. The preliminary productivity data Wednesday will b...

Brentwood tn real estate - At the Nashville home and Garden show this past weekend, I happened upon a display for Tranquil Waterscape Designs. Randy Young spent quite a bit of time with me explaining what they do, and how it can improve the value of property. The waterfalls and the sound associated with running water is very soothing to most people, and in a home that needs landscaping , it can be a real difference maker. In neighborhoods like the Governors club in Brentwood with 27 homes for sale over a million dollars, and  Laurelbrooke in Franklin with 20 homes over a million, I would consider something like this to make my home stand out from the rest. No chemicals are involved, and it's completely safe.     Annual Pond Tour     This year's tour is scheduled for May 17th and 18th. T...

For 14 years, the residents in Forrest hills and surrounding Brentwood communities have lived in fear. One of the safest communities in Tennessee has been the target of a serial rapist.  13 know attacks have happened by a masked man who like to use the cover of woods to escape, and guns and knives to subdue his victims. 4 of the attacks were on otter creek road, close to radnor lake park. On Monday morning, a Michigan couple visiting their children in Brentwood were awakened in their travel trailer by their dog. When they looked outside, they saw a man standing nearby. When they saw the mask, they called 911. The police responded within 5 minutes, but a search of the area didn't turn up anything. About a an hour later, a Brentwood policeman noticed a man walking in the neighborhood. Whe...

I really do my best to keep up on the latest and greatest technology especially when it comes to new construction. The other day while doing a framing inspection at a new subdivision that they are building in the Brentwood, TN area, I came across the latest and greatest in window technology. The new load bearing windows designed and developed by BULLSHOT Window Company (don't forget to dot the "I". These new windows eliminate the need of headers and jack studs, thereby saving the builder labor and material costs. Yeah Buddy! These new load bearing windows are the cats meow! They must have a great salesperson because I am seeing them more and more! Once the drywall goes on this failure is hidden until your windows crack! P-s-s-st! Don't tell anyone but this passed the "C" word department...

Brentwood TN Real Estate Mortgage bond prices rose last week pushing mortgage interest rates lower. Oil prices fell the first portion of the week, which helped bonds rally. Unfortunately, some pipeline shutdowns ignited inflation fears Thursday and Friday causing bond prices to fall and rates to rise, erasing a lot of the earlier improvements. Stocks remained volatile with some optimism despite data that showed the economy continued to struggle. For the week, interest rates on government and conventional loans fell by about 3/8 of a discount point. The Fed meeting Wednesday will be the most important event this week. Look for reactions to the data prior to the meeting to be heightened. The post-meeting data releases the later portion of the week may result in slightly diminished react...
