Brentwood TN Real EstateMortgage bond prices fell last week driving mortgage interest rates substantially higher. The economic data released during the week was mixed. Unfortunately, the Producer Price Index (PPI) report's headline number was twice as high as expected igniting inflationary fears. Stocks bounced up and down, which resulted in continued whipsaw trading in mortgage bonds. For the week, interest rates on government and conventional loans rose by about 1/2% in interest rate. The durable goods orders data to be released Wednesday will be the most important event this week. The remaining releases may result in market volatility more so than usual since this is the last full week of data heading into the next Fed meeting.Economic Factors Economic Indicator Release Date Time Cons...

Now is a great time to purchase a home in The Governors Club in Brentwood, Tennessee, in Williamson County.  Because so many owners are going through transfers and relocations, the prices of the homes in The Governors Club in Brentwood, Tennessee, are very reasonable.  Williamson County has very little building areas left in the entire Brentwood, Tennessee area, and The Governors Club not only has beautiful landscaping and amenities, but is is one of the few gated communities in both Davidson County and Williamson County.  It is the only present golf club community that is gated.  The Governors Club has very strict building codes, and the builders have to be approved to build in The Governors Club.  Williamson County is also very strict on building codes;  therefore, the homes are in hi...

Brentwood TN Real EstateI don't know about you, but I always encourage my buyers and sellers in Brentwood TN to get or give a home warranty. They save you more than you would ever imagine. I like First American Home Warranty. I have their warranty on my own home, and today it paid for itself several times over. I had the HVAC repair man out for the second time in 2 weeks and it was discovered that I basically need a new unit for my downstairs. That is approx $4,500 to replace the Trane I have. The Home Warranty pays all except $800. You can't beat that with a big stick! They replaced my dishwasher last year and the stove as well. I paid $405 for each years coverage, from where I am sitting tonight it seems like a bargain! Do you have a home warranty? Do you recommend them to clients? W...

Plastic dryer venting has been banned from residential usage for several years now. This type of material is considered a fire safety hazard and should be replaced if you have this present in your home. While inspecting an older property in Brentwood, TN today I ran across sections of plastic dryer venting in the crawl space area of property. The burn hole in his plastic is an indication as to why this is considered a fire safety hazard. These people were lucky as their house did not burn down. This posting and the contents written here are the intellectual property of Michael Thornton of Complete Home Inspections, Inc. providing home inspections for Brentwood, Nashville, Davidson and Williamson Counties of Middle Tennessee. Brentwood TN Real Estate Everyone gets excited when they are about to move.  It can be a fun and tiring experience all at the same time.  There are certain things you should do to ensure you have a safe move, whether you are moving to Brentwood Tn, Franklin, Nashville or elsewhere. The first thing you need to do is determine what day you are going to be moving.  The people who should know about it are the ones who will be helping you move.  Moving is a hard job and very few people volunteer just to be nice.  The ones who did offer are your friends and family.  It goes without saying they will expect the same from you one day. You will also want to make sure you have the proper moving equipment when you are moving.  Things like a cart dolly or two wheeled truck, as they are sometimes call...

Brentwood TN Real EstateYears ago, it was nothing to have four or five children in a family, or more.  This meant finding the biggest house for the least amount of money.  The more square footage and the more bedrooms the better.  As the children grew up and moved away, the house became even larger.  The only time it seemed crowded was during the holidays and even then there was plenty of room for everyone. Now the house just is too big and there is so much that must be done to maintain it, the holidays are no reason to keep that lumbering giant in Brentwood, Franklin or Nashville TN.  It's time to downsize.  This can actually be a fun time in your life. It gives you the time to reflect on the many memories you have from the old house, while you plan for the exciting move to the new one...

The middle Tennessee area is considered a high radon belt according to the EPA. There are several different types of radon monitoring equipment in the marketplace approved for real estate transactions. The most common are the charcoal canisters and the continuous monitoring equipment. Some home inspectors like to use the charcoal canisters for doing their radon testing. These are inexpensive costing about $10 each as compared to $1500-$4000 for a good grade of continuous monitoring equipment. I prefer to use the continuous monitoring equipment and here’s why: One cannot get instantaneous readings from the charcoal canisters. The charcoal canisters must be sent off to a laboratory to get the final results and generally, this can take from three to five days. In this fast paced real estat...

Brentwood TN Real EstateRecently the movement in my area( Brentwood, Franklin and Nashville TN) has been picking up for the real estate industry. I had a listing go under contract within 2 days and pending within 10. I have had two separate buyers miss multiple homes this last week. Deciding too slowly that they were indeed interested or timing requiring a wait. I remember a couple years ago, when the first day on the market you sent them to see it with the urgent advice that if they liked it we had to move fast. Back when multiple offers came in on that first day and bidding wars were common place. Now, I am not saying that is back, oh no! But, and here is the rub, buyers have become so used to desperate sellers and believing the media hype about how very bad it is and what a buyers m...

Brentwood TN Real EstateOne of the most painful things to do is say goodbye. This can be true whether you are moving to a new neighborhood, across town or especially out of state.  You probably have become friends with most of your neighbors as well as the check out clerk at the grocery, pharmacist, lawn boy etc.  Telling them goodbye can be a tough thing, especially for the kids.  You can make saying goodbye to the old neighborhood a fun time by throwing a party! It is always fun planning a party!  You may feel overwhelmed with all you have to do with getting ready for the move, but sometimes it is good to just say, "What the heck" and do it.  This is not going to be the typical party anyway. You will need to pick a day which is as close to the moving day as possible.  Generally a wee...

Brentwood TN Real EstateWalk outside and take a good look at your home.  Take a look at the other homes in the neighborhood.  If they are all looking the same, there is a problem.  Your home is not ready for showing.  It lacks curb appeal.  You need to get it noticed. In the current real estate market in Brentwood, Franklin and Nashville TN areas there are many homes for sale, you must give the potential buyer a reason to come to yours! You want your house to stand out. You want people who drive by say things like, "I like that house", or "I wouldn't mind living there".  You need to know what will make them say that.  Look at your house again and see it's potential.  Determine what would make someone say those things about your house. The first thing is a nice yard.  You may think a small...

Brentwood TN Real Estate  Now is the best time to purchase real estate in Brentwood, Franklin and Nashville TN! If you have thought about investing in real estate for any reason, know that there has never been a better time than now to invest in this market. The real estate market is in a recession and there are more sellers than buyers.  This means that the supply is up, the demand is low and the prices are rock bottom.  This is the time to buy!  The real estate market will rebound again.  It will again become a sellers market in which there are more people looking to buy homes than people willing to sell them.  This will probably not occur for at least another three to four years.  During that time, things will even out a bit and housing prices will level off.  When the sellers market...

Brentwood TN Real EstateMortgage bond prices rose last week pushing mortgage interest rates lower. Stronger than expected manufacturing data shocked the market a bit and set the tone for early trading in the week pushing bonds prices lower. Fortunately the employment report showed higher unemployment and lower payrolls, which helped bonds recover Friday. Market participants viewed the weaker employment figures as more evidence for additional Fed rate reductions at the end of April. For the week, interest rates on government and conventional loans fell by 1/4 of a discount point. The Fed minutes Tuesday will be the most important event this week. Trade and consumer sentiment data also have the real potential to cause mortgage interest rate volatility.Economic Factors Economic Indicator Rel...
