Mortgage rates are rising and PMI (private mortgage insurance) showing industry wide narrowing of guidelines and options all contribute to the general "panic" atmosphere buyers perceive in the Brentwood TN Real Estate market as well as other areas.  Add to that increasing tax, foreclosures and sellers who have not yet seemed to see the light and you have one big roller coaster ride, complete with stomach dropping fluctuations in the stock and bond markets.   Brentwood TN Real EstatePresident Bush signed HR 5140 aka: The Economic Stimulus Act of 2008 into law on February 13th. The law took effect immediately and is effective through December 31st of this year. A major point of the bill for those of us in the mortgage industry is that it significantly increases mortgage lending limits in certain areas of the country but the bill leaves a lot of questions on the table and leads to a great deal of confusion as everyone seems to be asking the question "So what does this mean for loan limits in my area?" Let's take a closer look and see if we can make more sense of HR5140.For conforming lending, the bill raises current conforming loan limits from the current $417000 cap to 125% of the median home price in high-cost areas with a new cap at $7297...

Stronger than expected inflation data also pressured bonds. Inflation erodes the value of money received in the future. Bond investors require a higher rate of return as inflation rises. Fortunately bonds bounced back erasing some of the earlier losses towards the end of the week with some stock weakness Thursday afternoon and a significantly weak Philadelphia Fed survey. We were looking in the $250- $300,000 range and had seen a couple fairly nice homes when we suddenly walked in to "Nightmare On Never Going To Sell Street!" I proceeded to walk through this home and with each step it became clearer and clearer, no one was really all that interested in selling this home. I missed the call because I was on the other line with a client, but within 20 minutes or less I was calling him back. We had gotten some of the basics out of the way when he said that several of the agents he had spoken with did not seem very interested in helping him. Nashville real estate - One of Brentwoods best kept secrets - Deerwood Arboretum   It's a 27 acre park located on the west side of Brentwood. In 1975, the City of Brentwood purchased farm land to build a waste water treatment plant. The city grew quickly, and the plant was quickly replaced.In 1987 the treatment pits were filled and the land was developed into a nature park. 15 of the 27 acres are in flood plain, and the little harpeth river borders the park for 1/2 mile. The park officially open in 1992 and was named for the the street that accesses it. Deerwood received accreditation as a certified arboretum in 1992. At that time it contained over seventy varieties of native trees.

When I called yesterday to make the appointment I was told it had to be confirmed with the seller and they would call me back. They called back and confirmed my apt. for today. Brentwood TN Real EstateMortgage bond prices rose last week pushing mortgage interest rates lower. Trading was volatile with most of the positive improvements coming early in the week. The anticipated Fed rate cut and mixed economic data sent bonds up and down the latter portion of the week. Unemployment was stronger than expected @ 4.9%, however payrolls fell 17,000. Stocks continued to bounce back posting additional gains following the Fed 50 basis point rate cut. Unfortunately this caused the demand for mortgage bonds to languish. The good news is that despite the weaker demand the latter portion of the week, for the week, interest rates on government and conventional loans fell by about 3/8 of a discount point.
