Learn More About Clarksville Neighborhoods It is not uncommon for a newcomer to Clarksville to ask about the safe neighborhoods in town and the areas they should stay away from.  As Realtors® we are committed to following the Code of Ethics which includes adhering to Fair Housing Practices. We have to avoid steering clients to our favored areas or away from the areas we agents might find less appealing. It is Federal Law.We should not render our opinions about what is safe or what is not. We can deliver facts as long as we are not violating any Fair Housing Laws. Safety issues may be as simple as a buyer wanting to know about traffic count and whether it is quiet and uncongested. It could be deeper than that where their concerns may lie in wanting to know where the sex offenders are in ...

Take Special Care of Your Plumbing Pipes to Prevent FreezingWe have had temperatures below freezing for several days now with nights dipping and wind chills into the low single digits. Our advice to tenants and homeowners is to keep their faucets running at a slow trickle to keep the pipes open and flowing. We also recommend keeping thermostats turned up and not closing off any rooms in a home. Opening vanity or cabinet doors under the sinks can help get warmer air to pipes and help prevent freezing pipes. Water pipes on exterior walls should be insulated during the building process but with severe cold and winds, even these can freeze if preventative measures are not taken.A further precaution is to run supplemental heating in areas where plumbing pipes may not get the normal amount of...

Aspen Grove has family size homes ranging in prices from the high $100's to the high-$300's. This home is priced very moderately and will make a good executive type home.633 Winding Bluff Way has 3 bedrooms and a huge bonus room. On the main floor is a formal dining plus an eat-in kitchen and fireplace in the living room. Will 2018 Be a Gangbuster Year for Real Estate? There is much uncertainty as to the direction real estate sales will take in 2018. We escaped a bullet with the recent tax cut by retaining a good amount of the deductions brought by home ownership. Interest rates are still holding and buyers are still showing lots of interest in buying homes. This year exceeded many of our expectations and was a record-setting year for many areas. Clarksville TN fared very well with sales. So will 2018 be a Gangbuster year in 2018?  The signs are pointing to real estate continuing to be strong though maybe not as strong as in 2017. Prices have continued to climb and as this happens the buyers' buying power is diminished.  Interest rates are low and likely to start rising into 2018. With the passing of the ...

When Can Fireworks Be Discharged in Clarksville TN? New Year's Eve is upon us and that means many will want to celebrate by discharging fireworks at midnight and beyond. Fireworks stands are up and selling fireworks around Clarksville. But if you are new to Clarksville, you need to know you cannot set off fireworks anytime you want within the city limits even though they are selling them openly and freely. The City of Clarksville has a specific ordinance about the discharging of fireworks in the city limits. The City Council put in place an Official Code for the City of Clarksville addressing fireworks. To see what is said in the ordinance read the minutes of the meeting.  At no time of day, any time of the year are fireworks allowed in any City Park. 7 Must-Do's you may not have thought about after the ClosingNow that you have closed on your new home you don't want to forget these important steps. I know, moving and getting settled is on your minds but these things will creep up on you. Spray for pest before you move in. This will ensure that you don't have any unwanted occupants ruining the enjoyment of your new home. Do a little extra cleaning around doorknobs, switches, cabinet door pulls, toilet seats, sinks, bathtubs and showers, etc. A Clorox wipe will help keep germs away. Clean the dryer vent before you hook up the dryer duct. Change over the utilities into your name including cable, trash collection and any HOA records. It is also a good idea in a few days to check in with the property tax authorities to make sure the recor...

New Home Prices Continue to Rise in Clarksville TNSingle-family home sales continue to show strong sales fueled by a large new home market. As we approach the end of 2017 the year's numbers are falling into place.  It has clearly been a year of market shrinkage with inventory decreasing from last January of over 2000 to around 1000 today in total inventory.  Early spring put its foot on the accelerator and sales did not ease up until a few weeks ago.Although homes are continuing to go under contract, we are seeing normal seasonal slowdowns that will again pick up after we clear the holidays. New homes listings continue to be about 25% of the total home listing inventory. When we look at sales and listings data from November 2016 as compared to November 2017, the results for Clarksville T...

The New Schedule for 2018 The military has announced the new pay schedule for housing for our soldiers at Ft. Campbell. This is great news for our military personnel and will help greatly when trying to buy a house. This payment is added to the base salary and other allocations for specialties or hazard pay. With home prices so affordable in Clarksville, a soldier can buy a home with no money down on his VA loan and the housing allowance will most likely cover the payment and utilities. It is smart investing in yourself and not in your landlord. When you own your own home you can have a pet and do improvements to it that you would enjoy. There are no pet deposits to pay nor security deposits that are required if you are renting. In many cases, buying is less costly than renting. If you w...

The First Day of Winter is the Shortest Day of the YearIt has finally arrived, the shortest day of the year. Though it is an expected warm day in the 60's, we know it will not be that way for long. Winter is officially called the Winter Solstice. It occurs each year when the sun's daily maximum height in the sky is at its lowest and the North Pole is tilted farthest away from the sun. When this happens, we have the least number of daylight hours and the longest night of the year.In many parts of the world, the Solstice is celebrated by druids and pagans as the ‘re-birth’ of the sun in preparation for the New Year. In Great Britain, people gather at Stonehenge where it is said to be more connected to the spirits. In America and other countries in the Northern Hemisphere, Winter Solstice o...

Take the first step on the road to buying your affordable home. First, start by choosing the right Clarksville agent. You need a buyer's agent that will work hard for your interests and give you valuable advice and knowledge about the buying process. You need to also work with a reputable lender before you start your search for homes so you will be looking in the right price range and know what you can afford. You do not need to waste your time or the agent's or seller's time. Sellers want to know the buyer is able to buy when the offer is presented. The seller expects the buyer to have taken the initiative to get their finances in order. They want a preapproved buyer and not a time waster. Check out the following steps and then give me a call at 931-320-6730.

Homes for Sale under $150,000 in Clarksville TN It is becoming more difficult to find affordable homes priced under $150,000 in Clarksville TN. Over the last several years, there has been a good selection mainly because of the many foreclosures and shorts sale homes that were in the marketplace. Now that has changed as inventory has decreased and prices have risen. This price range up to $150,000 moves quickly. The homes can be good values and many times in good condition. Expect that there will be multiple offers. When this happens homes sell above list price and bargain prices are harder to negotiate. This is the popular price range for first time home buyers and those coming out of apartments. Investors are very active in this price range and are part of the reason the inventory is sca...

Do You Think Rents Are Too High? Should You Consider Buying?Rental prices have continued to rise while the availability and inventory of rental places in Clarksville TN has declined. Though Clarksville has many rental homes and apartments when shortages occur, the prices go up. We are seeing a very high occupancy rate at this time. There is a need for more rental homes. When that happens, it's time to seriously consider buying a home. It is also a good time for investors to add to their investment portfolios. Ft. Campbell is the major employer in the area. There are more than 30,000 employees on the post, both military and civilian. The military is constantly churning the workforce. When the workers arrive they need to get settled fast. Therefore rental homes rent quickly. If the renters...
