2007 is now history and January is time to prepare for what is sure to be an exciting 2008., but first let me say Clarksville's Real Estate market closed the year strong with over 4,000 homes being sold. 2007 will go down in history as one of the the better years for home sales in our area.We start the new year off with about 1500 homes on the market. Sales have been brisk and with low interest rates our market contuies to roll. A recent article in Kiplinger.com quoted a recearch company ( Fiserv Lending Solutions) as projecting Clarksville to have the highest rate of appreciation on homes of any city in the United States thru 2009. Clarksville homes have always had a steady increase in value and the outlook remains strong. Please Call The Vaughn Team Real Estate at 931-245-6733 or on t...

* Question: Please talk about some of the specific development projects you are involved in. Vaughn: I'm a partner in Stonebrook Subdivision just off Dunbar Cave Road, and Prestwicke Subdivision on Drake Road. Both of the developments are upscale communities with all the amenities. In early spring we will be opening a new development, Hickory Wild, located on Dunlop Road not too far from the new hospital.

* Question: By many accounts, the past year has been challenging for the local and national real estate market. Please explain why, or why not. Vaughn: The national media has tried to convince us of how bad the real estate market is, with all the foreclosures and trouble in the subprime mortgage business, but 2007 will be remembered as one of the best real estate years in Clarksville's history with over 4,000 homes sold. Fort Campbell is a very important part of our community and we miss them any time they deploy, but unlike the first Gulf War with the uncertainty over the length of deployment, today families tend to stay in Clarksville knowing when their loved one will be home at a given time. Industry plays a major role in the vitality of our town and I believe we have a robust, mixtu...

* Question: Please talk about the company you are affiliated with, including what sets it apart from other Realtors, in your view. Vaughn: The Vaughn Team.com is a little different from most companies. By design, we will remain a small boutique company and concentrate on customer service. We have agents that just work with buyers and agents that work with sellers. I know from experience it's hard for one person to be all things to all people, so we believe if you specialize in one aspect of Real Estate and receive regular training you will be able to provide your client superior professional service. To give you an overview of our setup, we have a team leader, office manager, transaction coordinator and client care coordinator. The client care coordinator job follows up with all leads t...

The Don F. Pratt Memorial Museum, located within Ft. Campbell traces the history of the Screaming Eagles from World War II engagements to Vietnam to Operation Desert Storm. Just outside the museum, various aircraft, military equipment, and monuments are on display. Learn the History about the 101st Airborne Division.  The Don F. Pratt Memorial Museum was established in 1956 and is located in the center of Ft Campbell in a 14,000 Square Foot facility which was converted from a 1960's era classroom and theater.  There are currently fewer than 100,000 visitors to the Don F. Pratt Museum per year, mostly consisting of new troops in-processing to the installation and personnel attending official functions and receptions For more information please visit The Don F. Bank of America said Friday it will buy Countrywide Financial for $4.1 billion in stock, a deal that rescues the country's biggest mortgage lender and expands the financial services empire of the nation's largest consumer bank. The acquisition will make Bank of America Corp. the nation's biggest mortgage lender and loan servicer.Bank of America said it initially plans to operate Countrywide separately under the Countrywide brand, with integration occurring no sooner than 2009.An aggressive dealmaker who has already snapped up  FleetBoston Financial and MBNA, Bank of America chief executive Ken Lewis this time isn't buying a financial winner. Delinquencies and loans in pending foreclosure are rising in Countrywide's loan portfolio, and Lewis said Friday "there are near-term challenges" i...

A recent article on Kiplinger.com, regarding real estate expectations,  quoted Fiserv Lending Solutions as stating, "The city slated to do the best is Clarksville, Tenn., between Nashville and Fort Campbell, Ky., with a projected 6.4% gain through 2009." With all the housing unrest in certain areas of the country it's very encouraging to hear the positive words from the "professionals" on the expected growth of Clarksville Tennessee. The Vaughn Team Real Estate takes pride in Clarksville and all it has to offer and look forward to helping our clients make their dreams come true.  Maurice Vaughn

I was reading Kiplinger's Magazine ( a nationally recognized financial magazine) as I do often and read the Money // Housing Section. It went on to predict the Cities to face the worst losses in the coming year and their market conditions.  The statement that caught my eye was:  " The city slated to do the best is Clarksville, Tenn., between Nashville and Ft. Campbell Ky., with a projected 6.4% gain through 2009." Wow!! Is all I could think to say. I hope these predictions are accurate. I hope that we will still meet those predictions despite the fact so many of the men and women of our community are overseas again.  I do think that because the rates are going to probably stay low to try and stimulate the economy this is still going to be a great year for buying and refinancing!During t...

The Clarksville market is still a strong, active market.  The December market has been very busy and houses are selling faster than they have in the last 3 months. Typically our market picks up in January and continues strong through the rest of the summer market. We are on track to start to make 2008 our greatest year ever.

As a service I like to collect the data of the community to give an economic health report for the housing market in Clarksville TN. Here is the most recent development.10/10/2007 According to the Clarksville Leaf-Chronicle more than 7,000 division soldiers have already deployed to the Middle East, with a total of 10,500 expected to eventually land in Iraq to take over from other units already there. In January, about 5,000 soldiers of the division headquarters, 4th Brigade Combat Team, 101st Combat Aviation Brigade and other support units will deploy to Afghanistan.Sales are still steady but have declined from recent fast expansion of the market to what is considered a more normal market. With the contraction of sales I expect to see some of our fellow agents leave the industry as the ...

Lynda Irons and I study the market rather regularly and we came up with the following table of statistic from information that we gathered from the Middle Tennessee Regional Multiple Listing Service and figured it would be of good use to our general public now that all the media is so intent on trashing the Real Estate Market nation wide. Clarksville will be commemorating the National Day of Prayer from 6 a. m. to 6 p. m. Thursday at the Riverview Inn Ballroom, just off of Riverside Drive. There will be more than 40 local pastors leading 15 minute prayer segments. At noon local officials will congregate to pray for our national leaders and our country's soldiers. The event is Non-Denominational so all are invited. The power of prayer is an amazing thing, I would encourage all who can to attend.
