Ask Yourself These QuestionsHome buyers are having to make quick decisions in our now fast paced market. Since emotions come into play and also urgency to not let one slip away how is a buyer to know that this is the one and action is required sooner than later? Can you see yourself living in the home? Home buying takes in all the senses and the right one feels right and good. If you are looking in your correct price range there are some questions you can ask yourself to double check that this is the home to make an offer on. 1. Exempt Veterans from Paying the VA Funding FeeThe advantage of using a VA Loan is that the Veteran can get 100% financing without a down payment. This is available on his principal residence purchase. Note that most other loans do require some type of down payment. The Department of Veterans Affairs guarantees the loan to the lender and investor therefore protecting their risk involved in 100% financing. The VA Funding Fee is a percentage of the loan amount and  collected at the closing up front or financed along with the sale price. The VA Funding Fee is a requirement unless the veteran has met a certain exemption exception. If the Veteran has no exemption then the Veteran is required to pay the Funding Fee at the time of the loan closing or financing it along with the purchase price..T...

It Is Who You KnowPart of the value to my sellers is the relationships I have it established over the years with agents, vendors and those partners that help insure a smoother closing.Good agent relationships get my listings shown and help when it is a multiple offer situation. Those that I know who do a great job I gladly testify to my seller that past experiences have been good ones. History does repeat itself. It isn't enough to just get a contract on my listing since that is just the beginning. There are many steps and hurdles to be crossed to get the property closed. Good relationships with lenders allows open communication so I get updates on the buyers and know when paperwork is needed. There are many home inspectors in our area so I work with them making it easier to access my lis...

Cooperation Is a MustWhen meeting with the seller and determining if I want to take on a potential client, I first need to know if the seller is on board. This involves several things including the timing of the sale, how motivated the seller is, the condition of the property, the seller's willingness to listen and do what is needed and teaming up on the marketing. To me. a seller without proper motivation is not a seller. I take my job and work seriously. My years of experience have taught me that I need to focus on serious sellers as I invest time and money and my influence to get a property sold. If the seller is just testing the market, only has a toe in the water then the seller needs to test elsewhere. If the seller has a deadline then I treat their deadline as a goal and wil...

Correct Pricing is a Process Part of my full service to my seller clients is to counsel and educate them on the market and how it works. There are so many factors that play into price selection and it isn't always based on past sales though that is an ingredient in the equation that cannot be ignored. When I analyze the subject property against the current market and past 6-9 month sales, I am looking for trends and not just prices. This takes a deep knowledge of the neighborhoods and the homes in the area and how they compare to the subject home. I have to know the seller's motivation and the desired timing. If it is sooner than later then it is necessary to be aggressive in all things which includes pricing ahead of the market.Quality plays a part and also knowing who built the home. S...

Saying Goodbye to Summer in Clarksville TNThis is the first full week of fall and the leaves on the trees are beginning to show it. Temperatures should be cooler by the weekend making it the prefect football weather. Clarksville has mostly mild weather all year long and four very distinct seasons. The colors of fall are my favorite with spring a close second. The air is crisp in the fall and many mornings there is a fog over the land. It burns off by mid-morning and the suns breaks through. Fall is a Good Time to Buy a HomeNow that fall has arrived, buyers are asking if they have waited too long and let the home buying season go by. But the good news is that there is still time to buy and move before the end of the year.Buyers in Clarksville have seen a reduction of inventory since the first of the year. Homes are coming on the market each day and one may be the right one for you.Fall weather is a good time to look at homes because the weather is so pleasant. Think of how much fun it will be entertaining family and friends in your new home. You may save money by doing it now and while interest rates are low. When you are r...
