Prospective sellers may be thinking that they have missed the window of opportunity for selling and need to wait until spring. Stones Manor Clarksville TN Absorption Rates - Fall 2017Stones Manor homes have sold at a rapid pace this year leaving the current active inventory very short. This is great news for sellers and shows that buyers are wanting to live in this neighborhood for the amenities and the beauty of the homes. Several of the homes have sold in the first week of going on the market. More new home inventory is needed in Stones Manor. The absorption rate is an indication of how long it takes to sell homes in the neighborhood. As of September 2017, the absorption rate is 3 months, showing that it is a seller's market. Anything under 6-7 months is a seller's market. If you have considered selling your Stones Manor home there has never been a better time. The compares favorably to the entire Clarksville ...

What Does a Convention Do For Your Business? This week is the Tennessee Realtors Convention in Memphis TN. I am a State Director and represent my local association. Though that is one of my main purposes of going to this convention it has many other purposes. The opportunities are plentiful and am taking advantage of as many of them as I can. We have 2 staff leaders retiring this year. They have served 44 years and have given so much to our state association. It will be sad to see them go but I wish them good health and happiness in doing some fun bucket list items in retirement. This is a great chance to tell them how much I have appreciated their hard work.As 2017 President of Clarksville Association of Realtors and am spending lots of time getting to know the our members that came to...

What are the Best High Schools in Clarksville?  Clarksville/Montgomery County has one public school system the Clarksville Montgomery County School System. The school system is improving test scores every year in a variety of areas. In Clarksville, there 8 public high schools plus the Middle College that provides college level classes to students that qualify. School zones are determined by the neighborhood zones but there are exceptions. Academies have been formed offering special tracks of study. These have been established so students can apply to a certain high school if the student has an interest in that specialty.  All schools have sports except the Middle College. The Middle College is by application only and is for students not desiring a traditional high school environment, curr...

Rotary Park Clarksville, A Good Place for Hiking and BikingClarksville and Montgomery County TN have many parks to enjoy but one in particular is like taking a trip to the mountains. Rotary Park is one of my favorites for its solitude and beauty especially during the change of the seasons. The park was named after the Rotarians because they were a big part in the park's origination. Rotary Park is a county park and is managed by Montgomery County. It is located on the south side of town on 41A ByPass near Madison St. and Nashville Highway. It is surrounded by subdivisions and businesses but still is able to maintain its quiet surroundings and feel of a get away. This is a great place for a hike and a bike ride. The trails are challenging and will give you a nice workout. There are playg...

Will the Low Offer Get the Seller's Attention? In a limited inventory market low offers are not encouraged. We agents know that it can be a waste of everyone's time to submit really low offers and sellers can react by rejecting them with no counteroffer. But what if the property is overpriced and is nowhere near where it should be priced? When I list a home for sale in Clarksville TN, I strive to get the listing price in a range that concurs with the market analysis. I am sure many other agents do the same thing but in a tight market where listings are scarce, agents tend to relax their standards and will take overpriced listings in hopes a buyer will pay overmarket prices or the seller will come to their senses. There are buyers that have been looking for a home for long periods of time....

Moving Checklist for Buyers or SellersNo matter if you are moving from one side of town to the other or out of state, you want a smooth move with little to no stress to accomplish this is to have a plan. Making a plan and having a list and timeline will help insure things happen the way you planned.1. Clean out, thin out, throw away, give away and be critical in what you decide you must hang on to. Have a yard sale, donate or share if you have too much stuff. We all have too much stuff.  2. You need to decide if you are going to move yourself or hire a mover. If hiring a mover, check references and interview more than one. Get estimates. 3. Flowers Are Blooming EverywhereAs part of the August contest to Share Our Blooms hosted by Belinda Spillman, I am happy to tell you are what is growing in my garden. Clarksville TN has a wonderful climate to have something colorful growing in your garden almost all year long. Even in winter, the hollies and pansies thrive and add brightness to a stark winter landacape. This summer has been wet so the blooms are full and plentiful. Back in the spring I planted almost 300 vegetables and flower plants. Sadly, the broccoli did not flourish and I pulled it up to make space for all the other plants that needed more elbow room. In my vegetable garden I have one zucchini plant (it came from a seed that was left in my pepper plant probably by a mouse), a couple of hot pepper plants, green pepper...
