The Home Inspector is Coming, What Do I Do?Preparation will help eliminate problems with the home inspector and take items off the list that really shouldn't be there. Start with this dirty dozen on the preparation list.  All utilities need to be on even the ones that you don't use out of season. Inspectors don't like having to go to breaker boxes and meter boxes to turn them on. Remove the pets during the inspection time. The inspection will go faster and your pets will not get in the way.  Check all lighting to make sure bulbs are in place and working. It is a common occurrence for an inspector to note that a light doesn't function when all it is could be a is burned out or loose bulb.  If you know about something that needs repair or replacement, do it before the inspector comes. A Gentle Rain Brings Out the BestIt was a rainy day the entire day today in Clarksville. It was steady as can be and the temperatures were mild near 70. This is perfect type of weather for a freshly planted garden. I planted almost 150 plants this week including rosemary, basil, lettuces, cabbage and several varieties of tomatoes. Many flowers have been potted and they also got a good drink today. The flowers from past years appreciated today's rain and the drops cling to the petals. They were kissed by the rain.

3 Weeks Away Until Clarksville Downtown Market OpensIt seems the market opens later and later each year. For 2018, the opening day is on Memorial Day Weekend, May 26. This is not soon enough for me. Produce is coming into the local stores but we will have to wait for the familiar vendors to come to the Clarksville Downtown Market. This is an outdoor market held on Public Square. Once it opens it will continue on most Saturdays until mid-October. The opening time is 8am to midday. There are an abundance of different items available each week and vendors can change week to week.  You will find fresh produce, handmade crafts and eat food products or fresh baked goodies provided by the selected vendors. I know several of the vendors and look forward to their goods.Musical artists are invited...

Stones Manor Clarksville TN, Spring Planting TimeSpring is in full force at Stones Manor and residents are enjoying the neighborhood. I have seen many neighbors walking and working in their yards. Just a few weeks more and the pool will open for the season. During the spring owners are encouraged to plant flowers and make their yards look their best. The pretty flowers add so much color to the neighborhood and people are noticing. There are a lot of cars driving by and taking note. Taking pride in a neighborhood shows as soon as you turn into the the front entrance. Stones Manor has a gorgeous stone entrance and it is lit up at night. Besides enjoying the country setting and their luxury homes, other amenities include the Manor House. The HOA makes living in Stones Manor easy by taking ...

Serendipity Sundays - More Spring SignsThe weekend has been fabulous bringing lots of sunshine, warmer temperatures and gentle breezes. The cooler nights are not messing with the plants any longer and all the past rain has made the grass a brilliant green and the trees leaf out. In my subdivision of Stones Manor in Northeast Clarksville, the pink dogwoods are finally making a show. I expect another week of their deep pink blooms before the blossoms drop and the leaves take their place. The white dogwoods are finishing up which is a sure sign that spring is in full swing.  The spring market is also in full swing with sales very strong. Many homes are seeing multiple offers and prices rising above list prices.  If Stones Manor is on your watch list then keep watching. New homes are gettin...

A Little Bit of Money in the Right Places Can Produce Great ReturnsThe first showing is now done on the Internet. The second showing is produced when the buyer drives by to check out the neighborhood or schedules a showing to see inside. But what if the real thing is not what it looked like in the pictures? The curb appeal is vital to get buyers in the front door. Once inside, the real buying takes place. Emotions kick in and discussions about how the buyers will make it their own begin. Here are some low cost curb appeal tips that won't break the bank and assure you that buyers will want to look a little deeper. Make the Front Door Look FreshClean it or apply a fresh coat of paint. It's a Sellers Market in Clarksville TNThe housing market in Clarksville TN has been red hot like much of the rest of the country. Buyers in the market for a new home have to move fast or they lose out in the matter of a day or two. The market has been less volatile in regards to prices being more stable but we are beginning to see a rise in the last few months of 2-3% price increase across the board. To take a look back at 2016, the inventory exceeded 2100 homes with a general absorption rate of 8-9 months. In early 2017, the inventory was about the same but by spring the time on market had come down to 6-7 months. Inventory started falling throughout the year and so did market time. By the end of the year we were looking at 3-4 months of inventory. Today, we are in one of the quickest...
