Affordable Neighborhoods in Cookeville: Winsor Hill Winsor Hill is a small subdivision located within Cookeville city limits. The number one selling point for this neighborhood is it's location in town, and proximity to the Hwy 111 on/off ramp. The Winsor Hill neighborhood is a dream come true for someone who has a daily commute.  In less than 2 minutes, you can be on Hwy 111 or I-40.  Of course, it's also one of the more affordable neighborhoods in Cookeville. Based on the past two years of sales, prices in the Winsor Hill subdivision range from $100k - $140k.  Despite the modest price point, this is a tidy little neighborhood of cute homes. Need a Gift in a Hurry? Try The Market on the Square in Cookeville.   One of the best kept secrets in Cookeville is the Market on the Square. This unique shop is a collection of smaller stores that sell a variety of goods. The selection includes jewelry, home goods, gourmet foods and cooking supplies, antiques, and various offerings from local artisans. The very best part of all about the Market on the Square is gift wrapping.  This is one of the only places in Cookeville that offers gift wrapping.  This is really important if you are in a hurry, or if you are gift-wrapping challenged! Upscale Cookeville Neighborhoods: Buckingham The Buckingham neighborhood is located within the city limits of Cookeville, TN.  There's approximately 50 homes in this neighborhood, and there are also still building lots available.  All of the homes in Buckingham are upscale, executive homes that are brick.  The lots are small and easy to maintain. The location within Cookeville city limits means you have city sewer, water, and weekly trash pick-up. As with most upscale Cookeville homes, you can expect hardwood floors, solid surface or granite counter tops, and top of the line kitchen appliances.  Many of the newer homes in this neighborhood have soaring cathedral ceilings, fireplaces, and impressive master suites. The number one thing I can tell you about Buckingham is that it has a fant...

The Creekwood Neighborhood - Cookeville's Country Gem I thought tonight I would talk about one of my favorite neighborhoods that's out in the countryside. To be more specific, the Creekwood Subdivision is located approximately 5 miles from downtown Cookeville. Creekwood is a newer subdivision, and I like it for a lot of reasons. First and foremost, there's still new construction going on in this neighborhood. The builders continue to surprise and delight me with their creativity and freshness. They are using new hardwood flooring that I really like, as well as stacked stone elements, and styles that are reminiscent of craftsman. The other thing I really like about Creekwood is the variation in lot type. Here, you can have a cleared sunny lot, or a shady wooded lot.  Many of the builders...

The Brookstone Neighborhood in Cookeville 38506 Brookstone is a neighborhood located about 5 miles from the courthouse center in Cookeville TN. It's situated just outside city limits, which means no city taxes.  The other advantage to Brookstone is that the out of town location gets you more house and a larger yard for the money. The Brookstone subdivision has a price range of $144k - $199k. There are approximately 55 houses in the neighborhood. Pride of ownership shines in this subdivision. There are light restrictions to ensure the neighborhood remains beautiful. There are currently 4 houses for sale in Brookstone, including this home which I have listed. This home is located at 3657 Brookstone Drive, Cookeville TN 38506.  This is a great example of how much you can get for your money...

If You Price the House Right, They Will Come There are buyers in the market.  The spring real estate market is in full swing here in Cookeville. Surprisingly, it's a bit hard to find houses for some of my buyers right now.  I suspect it is because sellers are afraid to put their houses on the market because of all the negative media hype.  The bottom line is this:  If you price it right, they will come.     Be an Educated Seller. When I prepare for a listing appointment, the first thing I do is prepare a CMA (Competitive Market Analysis).  This report shows the 3 most similar properties that have sold in the last 6 months, and the 3 most similar that your property will be competing against. As a seller, you need to see the facts in black and white to be sure your house is priced appropr...

Cookeville Homes with Acreage - The Hidden Cove Neighborhood Continuing with my blog series discussing Cookeville homes with acreage, today I'm going to tell you about the Hidden Cove neighborhood.  Hidden Cove is a Cookeville subdivision where all the homes have at least 5 acres of land with them. This beautiful neighborhood is only about 7 miles from the Putnam county courthouse.  The drive to Hidden Cove is scenic, and you will pass several properties owned by nurseries on your way to the subdivision. Because all of the Hidden Cove homes have acreage, it's a very animal friendly neighborhood. There are several horse farms, a llama farm, and a farm with cattle and donkeys. Swine and poultry are not permitted.  This llama was curious about my shutterbug activities today, and ventured o...

Cookeville Homes with Acreage - The Dry Creek Meadows Neighborhood I frequently work with buyers who want to purchase a home in the Cookeville area with acreage. Now, there's a very important fact you should know if you are going to look at Cookeville homes with acreage.  Here in our area, anything outside of the city limits is generally UNRESTRICTED.  This comes as a big surprise to buyers who aren't from the area, and it's an important factor to consider when searching for a home with acreage. Just to clarify, unrestricted means that there are no zoning regulations of any kind outside of city limits. Your neighbor can build or keep anything they like on their property. If you aren't comfortable with the lack of restrictions, then it might be best to consider a neighborhood where all t...

In my day-to-day job I meet a lot of people who know they want to relocate to Tennessee, but don't know exactly where in Tennessee they want to be.  I've worked with many people who are looking at houses in more than one Tennessee town, but they almost always choose Cookeville TN.  Why?  Besides the fact that it's just a great place to live, it's also centrally located with Interstate 40 running right through the edge of town.  An 80 mile drive west on I-40 takes you to Nashville, or an 80 mile drive to the east takes you to Knoxville. You'll also find Chattanooga TN is about 80 miles to the south, and a straight drive from Cookeville on Hwy 111.  This is particularly nice for couples that both commute to work in opposite directions, or for salespeople responsible for a territory somewh...

Because Cookeville is a fairly small town, it's a big deal when a new restaurant opens.  A couple of weeks ago, Blue Coast Burrito opened it's doors.  The first few weeks a new restaurant is open here, it's super busy.  Today it wasn't too crowded, so I stopped in to give the new place a try.  I have to say, it was really good!  For only a couple bucks more than you'd spend at McDonalds, you can get a healthy meal.  I was particularly fascinated by the fact that they do something to the burrito shell so that it sticks together. Most burritos fall apart while you try to eat it, so it was impressive that this one did not.  I give the new place very high marks and plan to visit again.

Are you coming to visit Cookeville for the first time?  Make the Highlands Visitor Center one of your first stops upon arrival.  The visitor center is located just a few blocks off I-40, and offers lots of free local information.  You can pick up a visitor guide from the chamber of commerce, get a free map of the area, and information on tourist attractions.  You might also enjoy walking around the visitor center and taking a look at all the photos from the area.  The staff is friendly and helpful, and will answer any questions you might have.  The Visitor Center is located at 470-A Neal Street in Cookeville, and is open every day from 9am-5pm.

Did you know that there's a big park just up the road from all the major shopping in Cookeville?  If you didn't, don't feel bad. There are folks who have lived here there entire lives and don't know about it. The park I'm talking about is Cane Creek Park, located at 201 CC Camp Rd.  This park is suprisingly large to be so close to town.  It has a large lake with a running trail alongside the shoreline.  It also has hiking trails, a huge Frisbee golf course, a volleyball court, basketball court, and lots of pavilions for entertaining. Opposite the park, there's Cane Creek Recreation Center.  The center features all kinds of aerobics, pilates, and yoga classes.  The neat thing is that you can pay for the classes as you go, which is great for the person who doesn't want a monthly gym membe...
