The number of foreclosures available for purchase here in the Upper Cumberland (Putnam, Overton, Jackson, Clay, White, Cumberland, and Dekalb counties) region of Tennessee has remained fairly steady for the past year or so.  The number of REO properties for sale tends to hover around 80, although we currently have only 70 available.  Foreclosures in the Cookeville/Putnam county area sell the fastest.  If you are interested in Putnam county foreclosures, then you need to have an experienced foreclosure specialist actively watching for new listings for you.  Some of these homes have multiple offers within the first few days they are listed. The winter months are particularly good months for investors to purchase distressed property, as the number of buyers tends to be lower during this ti...

How to Save a Life I am a huge animal lover and am always interested in ways that their lives can be saved.  This does not mean that I am the crazy cat lady in the neighborhood but I do love to hear of local organizations that take their time to save a life of a cat.  I was excited to hear of a "One Day Only" event at the local humane society.  This Saturday, on June 12th, from 12-6pm, you can have the chance to save a kitten's life.  The cost is $25.00 and there are 65 kittens that need a new home.  The All About Rescue and Fixin Inc. (A.A.R.F) has rescued a total of 65 cats and these adorable pets need a new and happy home.  This is a great thing that the A.A.R.F is doing and if you are able to, please think about doing it!  The humane society is also taking donations [kitten/cat food...

As you are surfing the internet looking at aerial views have you pondered what those long rectangular "mirrors" may be on the ground that are in rural areas of the country in the mid south and eastern part of the United States?  The answer - in this case - is chicken houses!  Usually they are in groups of 2.  In this example there are 6 of them.  Depending upon the topography they may be very close to your home and you will not even know it - until the manure is removed.  Each of these houses contains approximately 40,000 chickens.  In this picture this equates to about 240,000 of them that may be your neighbors - if you happen to live "next door".  In most instances you will get a flock of new neighbors about every 40 to 55 days.  At that time both the chickens and the manure are remov...

The stories I hear from people that bought a house without investigating the neighborhood first are too numerous. The internet can be misleading and cannot replace the local insight of a professional real estate agent. As you choose your real estate agent, make sure that you are not just going to be a number. A real estate agent should be able to provide you with a personal service, accurate information, local insight and sincere advice. There is much that you cannot read about on the internet regarding a neighborhood or a location and many times the information would be out of date. Some websites that claims to provide information about neighborhoods in Cookeville were still calling Tennessee Tech University, Tennessee Polytechnical Institute. A name that changed decades ago. This just...

TTU in Fall 2009, See More Pictures Below Relocating to Cookeville Tennessee was one of the best moves that my family has made. We have lived here for over 12 years, I am raising my children in this area, educating them in schools in putnam county so I know a lot about why moving to Cookeville, TN could be a great move for anyone considering relocating. When we first came Cookeville was voted second most affordable city in the US and it remains a very affordable place to live. Affordability alone would not make a place liveable if it was not for the great services available in Cookeville and Putnam county in general.A great source of PRIDE for all of us residents of Cookeville is that Cookeville is the Home of Tennessee Tech University. TTU is one of the best schools in the southeast as...

The start of the fall brings beauty and gorgeous views all over Tennessee, it brings as much and a lot more to Cookeville, Tennessee:  Home of Tennessee Technological University.  The view of the students around the campus of TTU cannot but help you feel the hope and zest for life that these young souls bring to the area.  It is fortunate that we live in the neighborhood of this great institution with the cultural stimulation it brings to the middle tennessee region in general and to Cookeville in particular.   In case you are wondering, the picture above is during the sororities at TTU celeberation of the start of the new academic year in 2009. For Sale By Owner is an interesting concept and as a real estate agent, I have dealt with many home owners trying it.  In their mind FSBO has the potential of getting them more money as they save the real estate commission.  For buyers the concept of saving the commission on the FSBO seems exciting.  I cannot claim that some were not lucky and have managed to sold their property quickly, but these were the minority.  The devil as always is in the details.                                              ???? ???In the perect scenario, the buyer and seller find each other, agree on all the details, the deal is fair to both of them and everyone lives happily ever after.  But just as fairy tales, this happy ending does not happen often.  Here is why?For sale by owner homes do not get the expos...

Cookeville, Tennessee maybe a small town, but services that are offered rival many in much larger cities and are definitely unrivaled in the Upper Cumberland area.   One of the issues that would be on the mind of someone considering moving to Cookeville, Tennessee is the availability of choices when it comes to dining. Cookeville is a town of 30,000, but when it comes to dining choices in Cookeville Tennessee, they are definitely not limited by the small size of the city.  When I first moved to Putnam county, there was not a lot of chain restaurants available in Cookeville.  This changed within the past few years with  a large number of such restaurants emerging along a strip parallel to the I-40 Interstate.  Driving from Nashville towards the east this strip of restaurants and island o...

As a real estate agent in Cookeville, Tennessee, I have sold homes in almost every subdivision and neighborhood. Cookeville is generally a very nice city and the best neighborhoods in Cookeville are many. Each one of the best neighborhoods that I present offers some unique feature that makes it attractive. Most of these are great neighborhoods for raising a family. They differ, however in what they offer. The selection of the neighborhood to live in is a very important decision for buyers who will also be future sellers in that neighborhood. I am trying to offer my perspective as a real estate agent and a resident of Cookeville on the best neighborhoods in Cookeville. Let me start with a synopsis on one of the upscale neighborhoods: Sheraton Court. Sheraton Court: An Upscale Subdivisio...

Obtaining a 100% financing in this market whether in Cookeville, Tennessee or other places in the upper cumberland has become tough as banks tightened the restrictions on offering loans in general. Even if a home buyer in Tennessee was able to obtain a loan with less than 20% down payment, this meant an increase in the monthly payment due to mortgage insurance. There is a way however for obtaining 100% financing for home buyers in Tennessee that meet certain guidelines through a government program, namely Rural Development Housing & Community FacilitiesPrograms. To quote the official page of the program, the benefits include:   No Down payment is required Flexible credit score guidelines. No maximum purchase price limit. Closing costs can come from any source including gifts. Repairs an...

"Cookeville, Tennessee sounds good to me" is a slogan that cannot be any truer for my family and me. We had the chance before moving to the land of the Smokies to move to California. A visit to San Jose California and a look at the real estate market was enough to scare us away. Our friends thought we were making a mistake, we just had a feeling it will be a good move. We were not sure, however, what to expect in the South, but soon we were happy we selected Cookeville as our new home. We were soon able to see the housing affordability and the ever increasing cultural and entertainment opportunities from professional football to ice hockey, from Country music to nature melodies in state and national parks. Discovering Dollywood in our backyard was as exciting to us as our three children...

Saving a Repo. Being the savvy real estate agent I am, I know a good deal when I seen one. I was looking through our MLS System when i ran across a cute little house in close by Livingston. I could tell just by the outside picture what potential this house had. So i decided to go ahead and go for it. I bought it and decided to do the work myself (with some help from my assitant). Well we got started, and as you can see that blue is a tought color to cover up. Once we got a coat of what on there you could tell a complete difference. Well we continued our way around the house. Here are some before pics. As you can see from the above picture the blue paint just peeled right off of the cabinets. That was a chore to do! After working on it for a week we decided to call some proffesinal paint...

PUTNAM COUNTY TENNESSEE HAS THE MOST BEAUTIFUL LAWNS! 2009 is proving to be a beautiful spring season with plenty of April showers to give us an array of beautiful flowers and fresh lawns to admire.  Also, Spring is a perfect time of the year to buy a home or property.  With trees budding, picturesque landscapes magnify each and every neighborhood and lawn with perfect color.  No wonder why Spring is proven the best time of year for homes sales.  Property can still be easily shown. Especially wooded lots are prime to view.  While not every tree is full of foliage, you can define the lay of land and see the natural drainage of the property easier this time of year.  As the sun brings us outdoors, the array of God's natural beauty though the budding of trees and flowers is wonderful to en...
