Westhaven Has the Best Neighborhood Pool in Franklin - I had someone ask me this question yesterday, and I really didn't even have to think about it. In my opinion, based on the pool areas that I've seen (I'm sure I've seen them all), Westhaven has the best community pool in Franklin. I would even say that Westhaven has the best pool area in Nashville. Earlier in the day I wrote a post about about rehabbed properties and where there are areas where the contractors will skimp, and pass less than desirable workmanship or practices on to the unsuspecting public just because the public normally doesn't know any better. Although crawl spaces need to be vented, there is a specific design and size that meets acceptable trade practices. Common HVAC registers? Definitely a No no! Being a professional "Transaction Assassin", I mean "Deal Killer", (sigh) home inspector (sound much more gooder?), it is my yob man, to find all the goodies that just wreak havoc and make YOUR yob harder while you are trying to make a buck. I know that trying to sell some of those really challenged dumps, uh homes, out there in the market place is tough, and I just love making your yob tougher. Yeah buddy, my yob is to make you fret, stew, pull your hair out and even go through my whole (or at least part) of my genealogy while you read through "THE LIST". Don't-cha just love me? Yup! I am the guy you love to hate, depending upon which side of the transaction you are on... That being said, there are five very obvious issues with the water heater pictured below. This Saturday Kick Off the start of Summer at Farmapalooza at the Franklin TN Farmers Market! Bring the entire family and plan to have a fun filled day. There will be opportunities for the kids to learn how to milk a cow, have their faces painted and win prizes. There will be plants and seeds for them to take home.  The Franklin Square Pickers and Tom Grant will provide music all day as you wander through the many booths of crafts, organic foods, homemade pastries, jams, soaps, and numerous other things. Nashville real estate- - I have a 5 acre lot for sale in a rural area of Williamson county, where horse farms and estate properties are becoming very common. One thing I didn't consider was the county mowers who use bushhogs to keep the ditches clear. Yesterday evening, I had the opportunity to attend THE Premier social event of the year. CMA, Grammy, Golden Globe, Miss America - Step aside. Y'all just don't hold a candle to the fun and festivities that was held at the local Keller Williams office in Franklin, TN. The monies generated by the generous donations from local vendors and the KW agents goes to support the many charities funded by the local office. OH! Did I mention music and singing? Nashville real estate - Just like the rest of us this morning, i was reading the daily news (activerain), and came across the post by Donna Edwards about a realtor losing a court case in Texas because they used the tax record for square ft estimates, and it was wrong. If anyone reading this post believes that the tax records are accurate, please raise your hand. Ok, I couldn't see how many, but I hope nobody did. Using the tax records as basis for pricng you listings is a recipe for disaster. In Nashville, and in particular, Franklin and Brentwood, a 10 percent difference in the tax record and an actual appraisal measurement is very common.  Higher or lower, either way, your seller is going to be disappointed. Find a good appraiser, and pay them to measure your homes. I do it for every... 04/25/2009
