I hosted an open house on Sunday. The weather was beautiful and the open house was in a good location to attract passers-by. We had ten couples who visited that day.As the sellers returned home, I told them we had good traffic but not sure any were legitimate buyers. They suggested we have an open house every week because they are getting more buyers through the house in two hours than they do all week. Just because these people attended the open house doesn't mean they are actual buyers. Sellers often think that visitors attending an open house are interested in buying their house right now and have chosen to view it through an open house rather than contacting an agent. Today, we received a repair request from the buyers of one of our listings. The house was built in 2010 so we knew there wouldn't be much, if anything, to do. As expected, the list consisted of a few handyman repairs; no plumbing, electrical, HVAC or roofing items.Mr. Seller is quite handy and knew he could knock out these repairs in an hour or two. But wait...the buyer requested all repairs be completed by a licensed contractor.I am all for licensed contractors completing roofing, HVAC, plumbing and electrical repairs but when a smoke detector needs to be replaced, it doesn't take a licensed contractor to do that. Westhaven Homes for sale - The number of homes closing in August was smaller than in previous years, but still one of the most active in Williamson county with 15 closings, as with a lot of neighborhoods in the Nashville area, Westhaven has a shortage of completed homes, and prices tend to rise when buyers outnumber sellers. The average price of Westhaven homes sold during August of 2015 was $652,081, compared to $497,859 just 12 months ago, an increase of 30%. Prices are climbing so quickly, appraisers only use comparable sales made within the last 90 days.When one of my listings is being appraised, I don't leave anything to chance.
