Franklin tn real estate - It seems like the bottom of this market is finally starting to move. On of the least expensive neighborhoods in Franklin tn is Falcon Creek. Most of the homes are priced between $215,000 and $250,000. for franklin, this is one of the most affordable areas to buy a home. As you can see by the snapshot below, 7 of the 12 homes for sale are now under contract. These homeowners are probably moving up to a larger home, generating even more transactions. While showing homes in the Franklin TN area this past weekend I had a surprising experience.  At a glance there seems to be quite a few properties that fit my clients' needs and their price range - the mid $200,000s.  We looked at five homes but could have choosen a few more to see.  You might expect some of those five homes to be good prospects, right?  Not even close!  We have excluded all five homes plus one other property that we drove by.  My buyers are looking for a house with three bedrooms on the main level and very few stairs to enter the home.  They want a little space to raise a family and be able to relax outside.  The Goal: A one level home with or without a bonus room.  Unfortunately, this is what we found: 1) The home was not put into the MLS correctly.  It indicated thre...

HENPECK MARKET and THE LOFT at the Henpeck Market I love Don and Jackie Gregory, the owners of the Henpeck Market on the corner of Henpeck Lane and Lewisburg Pike in Franklin.   This is a fabulous country market that is great for the neighborhood, but not really in the country.  They transformed this place about 6 years (?) ago and it has continued to grow into something more and more interesting.   Nashville real estate - Were you waiting for a message from above to tell you it's time to buy a house? Maybe this is it. We had a series of storms come through Tennessee yesterday, and we were prepared for the worst, All we really had was a little wind and rain. I was out in the taking pictures of a listing, and on the way home Elizabeth stopped the car to take this photo. I believe that the market is changing quickly. 7 of the 11 nashville homes I have listed were viewed yesterday, some of them twice. I haven't had that many showing in one day since last fall. Nashville real estate - In the last few days I've met several people who have had an interest in my listing at 204 cheekwood ct. The primary reason for their interest is that all of the bedrooms are downstairs, and they are getting to the age that stairs are no longer welcome exercise. When they tell me that they need to sell their 2 story home that's 50 percent bigger, I have some bad news. 2 story homes in Nashville are now out of favor for most people it's a buyers market, and the buyers of large homes in Nashville have a large advantage Because single story homes are now in demand, they sell faster than 2 story homes, so the price is not as favorable for Nashville buyers, even in this market. While inspecting an experienced property in the Franklin, TN area the other day, I came across something that Charles, Buell, a fellow ASHI inspector and west coast blogger touched on in one of his posts about gas leaks in crawl spaces. However; there are potential problems with gas lines that most folks don't even think twice about, and that is capping abandoned gas lines. As Yoda would say,"A valve alone does not, a gas line safe make." is true. Gas valves are for the safety of you or personnel working on gas appliances as a quick convenient way to interrupt the gas supply while rendering service. Franklin real estate - I know it seems strange, but I'm starting to dread open houses. I've had several occasions recently in Franklin and Spring Hill when a mortgage person is waiting for me at my open house before I get there. Give me a break! At least let me get in the home before you give me the 20 questions and try to convince me to dump the mortgage professionals who have proven that they not only do a great job for my customers, but give me referrals also. We had a great lunch today at Puckett's in downtown Franklin.  The first Puckett's began as a local grocery store in the Leipers Fork area.   In Leipers Fork, they served meals and music for the locals.  It quickly became a favorite location for weekend drivers and motorcycle riders.  It still is.  The owners decided to open a restaurant with the grocery store flair in downtown Franklin.  It was a huge success from the beginning.  They serve breakfast, lunch and dinner.  On Thursday, Friday and Saturday evenings they have live music with dinner.  I had a delicious "award winning" (really!) hamburger today.  I am quickly becoming the hamburger connoisseur because I always enjoy a hamburger.  One of the specialties of Puckett's are the Sweet Potato Fries.  I had to get them to share with ...
