Buying or Renting in Cool Springs?McEwen - Franklin's newest "New Urbanism" community - is right in the middle of Cool Springs.  Cool Springs is the large shopping and commercial area between Franklin and Brentwood.  And right along I-65 South of Nashville.  Part of the original vision of Cool Springs was to have shopping, business and residential areas located close together to facilitate the "work-live-play" lifestyle.  This was before developers moved to the even tighter walking communities.  The original vision has been fulfilled with growth continuing. Nashville real estate - I had this question today, and the answer is most of the time. I know I'm going to hear it from the crowd that says they don't build them like they used to. I hear that a lot, and I say, you are correct, they build them better now. When I move from my 9 year old 2100 square ft home to my new 2800 square ft home, my energy bill for the first year averaged less than half of what it had been previously. Was it because of the better windows? better insulation? more efficient HVAC? Probably all of them. Remember when we were kids and often took a shortcut through the neighbors yard to get somewhere? Sometimes we would get in trouble for doing it especially if we were not careful and stepped Mrs. Jones' flower bed. However some shortcuts can be safety hazards or down right deadly. While inspecting a property in the Franklin, TN area, I came across a rather unusual situation. As part of our test for the furnace, we are required to throw the electrical shut-off on the furnace/air handling unit to ensure that in the event of an emergency or while the unit is being serviced, the unit will be de-energized to prevent potential injury to the service technician. Chestnut Bend Sudivision, Franklin, TN Chestnut Bend Home Sales are already ahead of 2008! January turned out to be a good month for home sales in Chestnut Bend. One house closed and another went pending. There is still a lot of inventory but 2 down 6 active to go. Traditionally 8 to 10 homes sell each year in this quiet neighborhood, tucked behind Franklin High School. With 6 homes still for sale that would easily be an 8 month supply. With spring upon us, hopefully that won't be the case. These homes have been on the market for an average of 94 days. Nashvillel Estate - I've spent all day Tuesday and Wednesday looking for a great home deal in Franklin or Brentwood. It's becoming very obvious to me that the best of the deals have now changed hands, and buyers are fighting over the best of the rest. Good homes are available in Franklin, Brentwood, and Green Hills, but the unbelieveable prices are gone. Jamison Station are multi level condos in Franklin, near downtown.  They are across from The Factory, an interesting local area for events, dining and shopping.  They are billed as loft style which is not exactly what they are.  They have wonderful high ceilings with exposed ceiling beams and lighting, etc.  But each unit has 2 distinct floors.  Some of the larger units have the more open "loft" style. Something may be brewing and I am not talking about coffee.  The smell in Franklin TN is that of an up-tick in the Real Estate market.  Shhhh, not too loud, I don't want to jinx anything.   We have actually been working with buyers again.  I don't mean just e-mailing listings.  We have been looking at houses, and writing offers.  This week alone, one is done and a couple others still negotiating.   Boy, I forgot how much fun it is to plan a few days of showing houses.   One thing though, for those of you (agents) who don't answer your phone on weekends.  Get an appointment agency to schedule those showings.  There are enough houses out there, the buyers don't have to see your listings.  They wanted to, but you or your clients were too busy, oh well, they bought the house across the stre...

Older, "experienced" properties like older "experienced" people have a lot of baggage. As I tell my clients, older, experienced houses are what they are. Although not perfect, they certainly have stood the test of time. However; many repairs to older properties do not. It is not uncommon to see rehabbers or less than desirable tradesmen cut corners and put "band aids" on structural issues that are only temporary "fixes" because they do not want to spend the money for proper repairs. Heaven forbid that that they might loose a little profit. Thin solid core blocks laid on the ground are no match for the tons of weight being applied by screw jacks. Equate this to a women walking across soft ground in high heels. Gravity and time will take their toll, and the only fix is to get someone out...

Creekstone is one of Franklin's newest communities.  They feature homes and townhomes that are extremely energy efficient.  The whole community is designed that way.  See earlier post about Creekstone for more information about the subdivision.  The Tennessee Magazine, put out by the Electric Co-op in Tennessee, features them in an article in the December 2008 issue. I can't reprint the article without permission though.  If you want to read it, email me.  They also printed an article about a renovation in downtown Franklin where the homeowner would recoup the investment for more energy efficiency in 9 years.  $3000 a month after that nine years goes right back into his pocket.  Contact me if you want to learn more. Lordy, Just when you think you have seen it all, someone comes up with a new wrinkle or a new application for products we use in our everyday lifes. While inspecting an upper end property in the Franklin, TN area, the prospective home owner and I were checking out the cabinets and much to our surprise, we found this interesting little diddy. Never in all my days of inspecting, have I seen cabinet doors held in place with velcro strips. Certainly one for the books and a good laugh. Goes to show you that even high end houses have issues and they need to be inspected. Lordy, I wish that some things had not been invented. It was not uncommon for older homes to have limited circuits and outlet so these so called "circuit" expanders were invented to add more loads to already overloaded situations. A funny thing happened on my way to the attic... While inspecting an experienced property in the Franklin, TN area, I ran across one of these modern inventions in the attic. I was wondering why the pole lamp in the front yard was not working. Come to find out, the pole lamp was plugged into the adapter and run through the attic to the lamp in the front yard. I had to scratch my head on this one because when I pulled the chain, the outside light worked. Sigh... I am sure that the one thing that my clients did not want to do is to lower the attic ladder every t...

From 301 Dundee Drive Sullivan Farms of Franklin, TN is located in Williamson County. Franklin tn real estate - Buyer traffic in Franklin, Brentwood, and Spring hill,  has increased significantly in the last few weeks, and that's usually the beginning signs of an improving market.  Attached is a summary of showings scheduled by our Centralized showing provider. Nashville real estate - I hear this a lot lately, the client was interested in moving up to a larger home with better schools for his children, but fear has taken over. He knows that the market conditions are the best he's ever seen, but he can't get over the fear that the media has put into him. He knows that if he doesn't buy his dream home now, it may be out of reach when the rates and prices recover.
