Franklin TN Home Sales 2008 Studying the numbers in Franklin for 2008 was very enlightening. Sales, like everywhere in Middle Tennessee were down. OK, like everywhere in the country. My bad. Anyway... While sales in general were down 30% in Franklin, new construction sales were up considerably. Over 63% of the sales in 2008 were new construction. In 2007 the same number was only 42%. Yesterday, I was shopping with some clients for townhouses in Westhaven.  There is a good selection available.  There are two on the main road coming in, State Blvd.  They have nice features, as you would expect in Westhaven.  They are priced in the low $400's for about 2300 sq. ft. These have 2 car garages.  Also on State Blvd, Southern Land is building some new townhouses, about 6 to start.  These have a new townhouse floor plan that mirrors the style of some some of the houses.  The Master is down.  The upstairs space seems very useful.  They are starting at a base, pre construction price of about $390K.  Another area they have townhouses is around the "Game Park".  This park has a bocci court and a large size chess board.  You have to walk the pieces around it.  They have 2-3 level ...

  Franklin TN Real Estate Sales History Franklin TN,   5 Year Market Report The chart below represents the past 5 years of single family home sales in Franklin TN.  While the Days on the Market has risen the past 3 years and the 2008 sales price has dipped below 2006, still as a long term investment (5 years or more), it is hard to do better than buying and living in Franklin TN.          Single family homes sold the past 5 years compiled from MLS data. Looking at where average sales price and price per square foot were 5 years ago, it is easy to see that overall home ownership in Franklin TN was a successful investment. Well, the restaurant choices continue to grow!  Franklin has lots of great eating options.  One of the newer ones is Boscos.  They have a restaurant in Hillsboro Village that has a lot of college traffic.  The Franklin restaurant has more of the suburban crowd.  What we have in common is an appreciation for fresh microbrewery beer.  We appreciate having a good restaurant with a microbrewery in Franklin.     Franklin TN Real Estate, 2008 Market Trends for River Landing Subdivision Sales of Homes in River Landing were down 20% in 2008 over 2007 sales. The average sales price was up about 4% , but the Days on the Market were up over 100 days. The numbers are as follows: Number of Homes sold in 2007 : 12 Number of Homes sold in 2008 : 10 Average Days on the market in 2007: 90 Average Days on the market in 2008: 119 Average Sales Price 2007: $655,641 Average Sales Price 2008: $681,335   Average Price/Square Foot 2007: $153.58 Average Price/Square Foot 2008: $144.29   River Landing sales prices were not down a lot, but the price/square foot was down significantly.   Founders Point Sales of Homes in Franklin TN - Market trends for 2008 Sales of Homes in Founders Pointe were down 10% in 2008 over 2007 sales. The average sales price was up about 2%, but the Days on the Market were up over 60 days. The numbers are as follows: Number of Homes sold in 2007 : 22   Number of Homes sold in 2008 : 20 Average Days on the market in 2007: 49   Average Days on the market in 2008: 63 Average Sales Price 2007: $312,548 Average Sales Price 2008: $318,725 Founders Pointe has mostly bucked the trend in Middle Tn. I have been teaching seminars lately - partly as a marketing endeavor but also as a way to clarify my thoughts on organizing and life in general. My seminars this week are on time management but I've made the focus goal setting and prioritizing. This went over well in my session yesterday (had about 30 people attend!), and I had some great handouts which people really seemed to like focusing on specific tips. I've been giving a lot of thought over the last year about my own goals and priorities, and made the decision a while back to go with my gut on what I want to do with my career and my company.       Chestnut Bend Sales of Homes in Franklin, TN - Market trends for 2008 Sales of Homes in Chestnut Bend were down 10% in 2008 over 2007 sales. The average sales price was down about 18% , and the Days on the Market were up over 170 days. The numbers are as follows: Number of Homes sold in 2007 :  9 Number of Homes sold in 2008 :  8 Average Days on the market in 2007:  95 Average Days on the market in 2008:  179 Average Sales Price 2007:  $544,694 Average Sales Price 2008:  $446,875 Chestnut Bend sales prices were not down only in 2008, but began going down in the fall of 2007.
