Dangling participles are often funny. A good example of this is "Squished flat by Bubba's pick-up truck, Fluffy sniffed at what was left of the chicken finger." Well, lets hope that it was not Fluffy that was  squished flat by Bubba's truck. Anyway, this is a good example of a dangling participle. But how about dangling lights? Many unhandy homeowners are often looking for a quick fix to dark basements and attics never thinking of the potential electrical hazards that exist by leaving the light fixture in this condition. Now how long would it have taken the installer to make this right during the installation process? Another 2 minutes to bond the ground wire and install 2 screws? Makes ya wonder what they were thinking...     Don't make the mistake that many new home owners do. All hou...

Curb Appeal, how important is it?  I can't tell you how many times I have driven by a house here in Franklin, TN with a client in my car and they have looked at the house from my car and decided they didn't even want to go inside.Of course I still leave a calling card, but you get the point.  If it isn't appealing from the curb during a drive by, people don't even want to look.  If they don't look, they won't buy.  So, maybe you can't have the curb appeal of a castle, but there are many, simple, inexpensive things you can do to help.First of all, make sure the shrubs are trimmed, the lawn is cut and clippings swept away.  Clean edges, fresh mulch and seasonal flowers planted for color.  Fresh paint on the front door and some pleasant decoration to make it look welcoming. Often who...

Bookmarks are a great web browser tool. This allows you to simply click on the link you have saved in your bookmarks vs typing the link in the address bar every time for your most visited sites. Are you aware that you can transfer your bookmarks to a new computer? Whether you simply want to backup your existing bookmarks or received a new computer, this is a very simple process. Before you begin the transfer, you might want to clean up your bookmarks. You may have dead links that you don't need anymore. The next step is to export your bookmark list. I suggest saving your bookmarks on your desktop to find it easier later on in the process. I have included IE (Internet Explorer), Apple's Safari, and Firefox.--If IE does not display the menu (File, Edit, View, etc.), right-click in the gray a...

I have just come back from the REALTORS national conference.  Many great speakers bringing helpful info.  As usual, I learned a lot.  A couple of interesting items I wanted to share.  One is that houses are beginning to sell in areas that have been terribly down, Michigan, Florida, California.  They are selling for lower prices than they would like to be selling for, but their volume is slowing rising.  That is an encouraging word for the parts of the country that are just slower. We in Franklin, TN have lots of inventory that are great prices for buyers. People are buying houses.  They are looking at the affordability of housing and buying.  Some people would say that money and mortgages are unavailable.  That is not really the case at this time.  It may take a bit of hunting to find w...

Franklin tn Real Estate - On response to a post that asked the question. What does Keller Williams offer that works for you? Wolfnet - All Keller Williams agents have access to a software product call Wolfnet, and what it does is make it easier for the agents or customers to make custom searches, and in my case actually see the selections on a map. I've been able to use this feature to build custom searches by neighborhood and community, as well as price range, or special requirements like golf course or equestrian communities.I have built this into my website, as well as my blog posts. Voicepad - A product that allow registered buyers to inquire about information on homes using a standard cell phone. Calling a local number, you enter the address of the property, and an automated woice...

Keller Williams Franklin I'm going to start calling this that technology class because we have covered many topics in this class other than blogging, and I think most of the participants have a much better understanding of how the basic social networking can help their business, and what they can do to implement these strategies to dominate the market. Franklin real estate - We've all had this experience. We were looking at homes, and drive by a house that's for sale, but we don't have the information, and it doesn't have any flyers. In order to get information on the home, your choice is to call a realtor, or write down the address and look it up when you get home. A new tool called Voicepad will eliminate this problem. You call a local number(no charges), and when prompted, put in the address, voicepad will tell you the information about the home right then. It's free to my registered buyers, and I do mean free. If you are interested in buying Franklin real estate, you need this tool. Call Larry Brewer at 615-512-7853 to get signed up, or click on the link

I know that times are tough in this challenging economy and people often hire unhandymen or make a stab at doing it themselves to save a few dollars. However, when the unhandy practices involve electricity and potential fire hazards, the savings are not too great.  While one of the inspectors for Complete Home Inspections, Inc was inspecting a property in the Franklin, TN area of middle Tennessee, this spliced plug onto the end of a section of NM-3 conductor wiring was cited in his report. No only is the splice unsafe, but the circuit ran to a power ventilator located next to the attic ridge vent. When the fan would come on, the air would be sucked in from the ridge vent thereby causing the attic to overheat. The inspector suggested removing the circuit and so that the fan would no long...
