Fun was had by all at this weekend's Sullivan Farm HOA Fall Festival.  Sullivan Farms, located in Franklin, TN, held its annual Fall Festival on Sunday October 26th with huge attendance.  Although the Fall Festival was held the same weekend as Franklin's Pumpkin Fest, it didn't lessen the attendance.  Kids and families had a great time with activities planned by the neighborhood Social Committee including:  cake walk, balloon animals, a mad scientist, hayrides, costume contest, and lots of fun and food.  This is an annual event that Sullivan Farms puts together.  It is a great time to mingle with the neighbors and have fun.

The recent collapse of Lehman Brothers has affected everyone from Wall Street to Williamson county.  Construction was stopped last month at Laurel Cove, which is one of the largest residential projects in middle Tennessee.  The project is on hold indefinitely as Lehman defaulted on a $121 million construction loan for Laurel Cove.  Other developers of the community state that they will fund the project themselves but the construction will be delayed until they can assume the existing Lehman loan.  Laurel Cove will contain approximately 800 luxury homes priced from $600,000 to $1 million dollars.  Five hundred lots have been sold to builders so far.  The first nine holes of the golf course, designed by Greg Norman, have been completed.  The day spa, fitness center, and clubhouse are more...

According to the golfers who play most of the courses in middle Tennessee we have some pretty tough golf holes in Brentwood. The number #1 hole at Nashville golf and Athletic in Brentwood is the toughest. it's a 430 yard par 4 with a large lake on the left side of the fairway. A straight long drive may just put you in the water. but the second shot is the killer. The green is slightly elevated with water on the left and back side and a sand trap on the right.  The water hazard on this hole collects a lot of golf balls. If you would like to live in Brentwood so that you could play golf on sone of the nicest private courses in the State of Tennessee, give me a call, or click on the button. I sell Brentwood real estate      This posting and the contents written here are the intellectual pr...

The amount of discussion and email I receive to "get out the vote" is almost obscene.  Doesn't matter where you go...somebody will hit you up and ask something with regards to this presidential election.  Who are you voting for?  First of all, it would be none of their business and second...does it matter? The media has done an impressive job of promoting that "our vote counts" and that "we elect our presidents" etc.  But is this true?  NO! It is like nobody was paying attention to when they learned that the United States was a Republic...not a Democracy.  We have an electoral college that elects a president and they are under no obligation to follow the popular vote, and have ignored it before! Does this mean we shouldn't go cast our vote?  I think if it makes you feel better... then g...

Older properties in Franklin, TN can pose challenges to any home inspector in this area. However; with a little common sense, costly repairs can be avoided while rehabbing, especially during the painting process. There is no real good way to remove paint from a contaminated outlet like this once it is filled with paint. The inside contacts form a insulation barrier which might allow enough contact for light amperage uses such as lamps, but could overheat and cause a fire when larger current drawing appliances such as toasters or microwave ovens are plugged in. A strip of tape over the outlet face could have avoided a costly visit from the electrician. Price of a service call from an an electrician $75.00. Price of the outlet $5.00. Look on the owners face when presented with the cost of...

Franklin Tennessee - Tennessee's Number 1 Small Town For me, it is no contest;  Franklin is Tennessee's best little town.   It is no wonder visitors fall in love with the Franklin area when they visit downtown.  It is only 3 blocks long and a town square but a casual stroll and a visit to its great little shops will make anyone a believer. For visitors, it begins at Five Points, the reference point from which most Franklinites give directions.  Yes, even Franklin has a Starbucks, but its real charm comes from the shops which are quaint enough to be called "shoppes" and restaurants and historic store fronts. In three short blocks you have choices of two ice cream shops, eight eateries (last count), dozens of retail for clothing, speciality items, art, and antiques.  If you venture a bl...

I was having a discussion with a real estate agent in my area as to why a customer who had placed an order for a home inspection later changed their mind and decided forgo this part of the property transaction. It seemed as if the buyer was talking to the on site real estate agent and the project supervisor and they convinced them that everything was cool with the property, that the codes officials had inspected the property several times during construction, and had gone through it with a "fine toothed comb" before issuing the CO (Certificate of Occupancy) as required by local building departments. To me, this is like having the fox look after the chicken coop. To be brutally frank, many builders do not want pesky home inspectors picking their properties apart as some inspectors feel t...

Williamson county early voting - If you want to avoid the expect long lines on the big day, early voting started Wednesday the 15th and continues through the 30th of October. I know that my mind has been made up for a long time now, and to wait just doesn't make any sense to me.  I feel like this is the most important vote I have ever had. The parties are split so far apart that it's not even a hard choice any more. The working class votes for one party, and the non-workers vote for another. One party wants more taxes for people who have money so that they can give it to the people who don't work. I reallly don't think high taxes for entitlement programs is the American dream, and I don't think it's good for the economy. For locations for early voting in Williamson county, click here. h...
