Curb Appeal Buyers develop an opinion about your home within a few seconds of walking in the front door.  You only have one chance to make a good first impression and the clock starts ticking as soon as they drive up to the house.  Is the front of the house neat, clean and welcoming?  Consider adding some extra landscaping or potted flowers.  Buyers spend a minute or so standing on the porch while the agent unlocks the door.  They have time to take a good look at the front of the house.  Be sure to remove cobwebs, pressure wash the house and have a door knob and lock in proper working order.  It's very aggravating fighting with an old door lock while my clients are standing out in the elements.  Don't underestimate attention to detail, especially regarding the outside of the house and t...

The Music and Arts Center in Cool Springs is the place I go to shop for sheet music!  I have been a music teacher for 13 years in the Nashville area (in addition to being a Realtor) and absolutely love this store!  They seem to have the biggest selection of any place I have been to (sheet music wise). The people are friendly, helpful and will order for you whatever you cannot find.  They also sell instruments, rent them out, and repair them as well - I know they offer lessons there as well, but call me instead and I will hook you up with the lessons! Williamson county real estate sales for the last 2 years by price and by volume. You can can that sales volume and price have dropped, although not in any way comparable to national numbers or the speculative areas like California or Nevada. It's still a great time for a first time home buyer or move up buyer to get a great deal. If you are planning to downsize, I wouldn't think that this would be the best time.

Recently I went to an open house for a new community here in Franklin, TN. It is called Creekstone. (www.creekstonefranklin.com) It is all about GREEN. They are committed to meeting a builder’s challenge set forth from the US Department of Energy. The Builders Challenge program recognizes builders committed to building homes that are at least 30% more energy efficient than a typical new home. They use the “E-Scale” to measure a home’s efficency. This house, the new model, has energy costs that rate it 45% more efficient than the typical new home. My home is built was built in 2006. For about 3000 sq. ft, which is comparable to the model, we are paying about $250/month for gas and electric. Pretty good price, I think. Fun was had by all at this weekend's Sullivan Farm HOA Fall Festival.  Sullivan Farms, located in Franklin, TN, held its annual Fall Festival on Sunday October 26th with huge attendance.  Although the Fall Festival was held the same weekend as Franklin's Pumpkin Fest, it didn't lessen the attendance.  Kids and families had a great time with activities planned by the neighborhood Social Committee including:  cake walk, balloon animals, a mad scientist, hayrides, costume contest, and lots of fun and food.  This is an annual event that Sullivan Farms puts together.  It is a great time to mingle with the neighbors and have fun.

The recent collapse of Lehman Brothers has affected everyone from Wall Street to Williamson county.  Construction was stopped last month at Laurel Cove, which is one of the largest residential projects in middle Tennessee.  The project is on hold indefinitely as Lehman defaulted on a $121 million construction loan for Laurel Cove.  Other developers of the community state that they will fund the project themselves but the construction will be delayed until they can assume the existing Lehman loan.  Laurel Cove will contain approximately 800 luxury homes priced from $600,000 to $1 million dollars.  Five hundred lots have been sold to builders so far.  The first nine holes of the golf course, designed by Greg Norman, have been completed.  The day spa, fitness center, and clubhouse are more...

According to the golfers who play most of the courses in middle Tennessee we have some pretty tough golf holes in Brentwood. The number #1 hole at Nashville golf and Athletic in Brentwood is the toughest. it's a 430 yard par 4 with a large lake on the left side of the fairway. A straight long drive may just put you in the water. but the second shot is the killer. The green is slightly elevated with water on the left and back side and a sand trap on the right.  The water hazard on this hole collects a lot of golf balls. The amount of discussion and email I receive to "get out the vote" is almost obscene.  Doesn't matter where you go...somebody will hit you up and ask something with regards to this presidential election.  Who are you voting for?  First of all, it would be none of their business and second...does it matter? The media has done an impressive job of promoting that "our vote counts" and that "we elect our presidents" etc.  But is this true?  NO! It is like nobody was paying attention to when they learned that the United States was a Republic...not a Democracy.  We have an electoral college that elects a president and they are under no obligation to follow the popular vote, and have ignored it before! Laurel Cove construction is halted according to the nashville business journal, Problems with the investment banking firm,  Lehman Brothers Holdings Inc. last month has halted construction of Laurel Cove, the Greg Normal golf community in Williamson County, Laurel Cove -  is one of the largest active residential projects in Middle Tennessee  at 1120 acres and will be on hold indefinitely after the bankrupt Lehman defaulted on its $121 million construction loan for the project.
