Does it make sense for homeowners to invest in solar power? The Nashville newspaper had an article yesterday that shows the interest that some homeowners have in generating electricity by installing solar panels on the roof of their homes. Also mentioned was the fact that the return on investment is very poor. In Nashville, It would take at least 15 years of savings to pay for the expense. For Nashville real estate, it's not the best way to spend your money.  I would really like to find a cheap way to conserve energy, and I think those days are coming. But I don't think solar panels on a home are the right answer. For a very small percentage of the cost of solar panels, you could invest in better insulation,  better windows and doors (only if you have single pane windows), a high effici...

Sales for Williamson county real estate in August 2008 are as follows. . There were 314 residential and condominium closings reported for the month. This was 32 percent lower than the closings of August 2007.  The median prices for residential homes increased by five percent. Days on the market (DOM) for residential homes increased by 24 days compared to August 2007. Condominium closings increased by 28 percent (11 units). The median prices for condominiums decreased by 2 percent and days on the market also increased by 22 days compared to August 2007. With the volatility of the Mortgage market hopefully at an end, the real estate market should improve for the remainder of the year.  August housing starts were down to 854,000 according to the U.S. Department of Housing and Urban Development, 35 percent lower than August 2007, and 53 percent lower than the 1,800,000 of August 2006. While the national news media is all over this with negative tones, I would like to point out that we still have more inventory that we can easily sell. And the only way to catch up, is to stop flooding the market with new inventory. This is a step in the right direction. I believe that when the election is over, and we know where we are headed for the next 2 years (congress really controls this country), the buyers of homes will start to come back. Franklin tn real estate- With 6 closings for the month of August, Sullivan Farms real estate sales seem to be doing much better than the rest of the market.  The average days on market for sold homes was down to 63. Nashville real estate - What do buyers think about when they are trying to budget for a home purchase? I'm confused myself, because buyers get hammered by the media about how home prices are going down, and the bottom is here, or not here, depending on who is talking. The media doesn't talk about rates, but the reality is that rates on 30 year fixed rate mortgages are down about 10 percent compared to just a few weeks ago. And that's with not having to shop around, or deal with multiple offers. When I talk to buyers in Brentwood and Green Hills, they seem to be more concerned about price, It's usually the opposite in Franklin and Spring Hill. Those buyers are very concerned about rates. To heck with all the gobble-de-gook, electron theory and big-brained mathematical mumbo-jumbo that electrical items run on electricity. Franklin tn - It's not what it sounds like, but it was. The factory in Franklin is an old factory bulit before the depression It's been renovated, and turned into retail and office space. Because of it's location just north of downtown Franklin, it's very easy to find, and appears to be a great place to set up shop if your business doesn't really fit in a traditional mall. Since this was originally a factory for stoves, I think it's fitting that the Viking store and cooking school is one of the merchants here.  A link to all of the merchants in the factory is provided here. Franklin tn real estate - Just in case you buyers aren't paying attention, the media has declared this to be a buyer market. What does that mean? More people want to sell than buyers who want to buy. It also means.  Prices are down from last year, or at worst case no higher than you would have paid 12 month ago.  The selection is good in most neighborhoods, In some areas of Franklin you couldn't even find a house to buy last year, now you at least have a selection.  Interest rates are low, I have been quoted 6 percent on a 30 fixed rate mortgage this week, so that is 10 percent lower than early summer. It likely that soon, prices will start up again (the election will be over soon), and either rates , or home prices, or both will probably start climbing. It's the best chance in years to...

Is Laurel Cove in Franklin beginning to take shape? Elizabeth and I decide to drive out Sunday and take a look. It was a beautiful clear day and laurel cove is away from the normal traffic patterns of Franklin. So it was no surprise that we witnessed 2 Cobra's drive by with a big smile on both drivers faces. The golf course is starting to look like a golf course, instead of a pile of dirt, and I expect that by next spring it will be ready for play. Thanks Greg Norman for bringing another great golf course to Williamson county. For the 19th year, Franklin will have a Jazz Fest on labor day weekend. The activities start at 5 p.m. on Saturday with the last act going on stage at 08:30. Sundays start times will also be at 05:00. Admission will be $5.00 and the proceeds will go to the Epilepsy Foundation of Middle and West Tennessee. Acts will include Buckwheat Zydeco, Cissy Crutcher, the Storm Kings, Reggie Wooten, Christina Watson, Pat Coil Sextet, and orquesta Macuba.
