Today I met with a buyer for a consultation. As we sat down to discuss her relocation to Franklin, I asked how she'd found me. She chuckled and then said, "You're probably going to find this a little funny." When she moved here two months ago, she signed up on every agent website she could find. Westhaven Homes for sale - The number of homes closing in August was smaller than in previous years, but still one of the most active in Williamson county with 15 closings, as with a lot of neighborhoods in the Nashville area, Westhaven has a shortage of completed homes, and prices tend to rise when buyers outnumber sellers. The average price of Westhaven homes sold during August of 2015 was $652,081, compared to $497,859 just 12 months ago, an increase of 30%. It's obvious to me that the builders in Westhaven are now building larger and more expensive homes, and that's why you see the large increase. Prices are climbing so quickly, appraisers only use comparable sales made within the last 90 days.When one of my listings is being appraised, I don't leave anything to chance. When I went to research her home, I learned that she listed her house with another agent eleven days ago. I'm not sure why she reached out to us AFTER she listed. Maybe she thought we would be the agency to bring a buyer but she shouldn't be contacting other agents at all. Any correspondence should be coming from her listing agent, not her directly.
