Nashville real estate - Why do government officials project record growth every year when they are budgeting? If businesses were run this way, more would fail than succeed. In a quote from State Representative Glen Casada, "Tennessee  Governor Bredesen noted that revenue collections continue to worsen for the State. Tennessee could be facing a $500 million shortfall on projected revenue collections which would result in substantial cuts to projected spending to the 2008-09 State Budget. I think it is important to note that the State will collect more than what it did last year, thus the "cuts" we hear about are cuts on projected growth. Not all home inspectors are created equal. The truth to that statement became really apparent yesterday while inspecting a relatively new property in the Franklin Tennessee area. The owner agent for this property confidently told me that he had just had this property inspected by HIS inspector a few months ago for their 11 month warranty inspection and, I probably won't find anything. Ouch! I hate it when people tell me that. I thanked him and went on about my business of inspecting this property for my client. Now, just because the property has been inspected by someone else doesn't mean that I go out of my way just to dig up bones and show the client that I am "Earning my Money". There is a right way and a wrong way to do things especially when it comes to installing a roof covering. The pictures in this post are a pictorial representation of how NOT to install rolled roofing or shingles for that matter. While inspecting a property in Franklin, TN, this 3 year old installation definitely had some problems that will cost the seller some bucks. Picture one illustrates a bad tear (red arrow) in the rolled roofing which had not been overlapped and sealed properly. The white arrows show questionable sealing where the tabs adjoin the rolled roofing. Picture 2 is a classic illustration on how not to terminate the valley seam.   Nashville real estate - I advise my Nashville real estate customers to be careful with the Zillow estimates that you see when you look at their data. The system cannot adjust for the condition or the property. So real estate in bad condition with no garage and no land gets the same estimate as a new home on a beautiful lot next to the golf course. It takes a human eye to estimate the value of real estate, as well as statistical data from homes sold in the area. Blah, Blah, Blah. I'm sure you've heard that before. Now let me tell you how Zillow helped me estimate the value of Nashville real estate lake property. Some of the neighborhoods in Nashville are built beside the river, or on Old Hickory Lake. The Carter house located at 1140 Columbia Ave is about .4 miles South East of 5 points where Andrew Jackson attended the Indian Removal Council and Hincheyville, Historic Franklin, TN’s first subdivision. This modest brick house was build circa 1830 by Fountain Branch Carter. Unlike the Fab Four, best known for their hit song, “I Wanna Hold Your Flashlight”, there are some bands out there that don’t play cool tunes. An example of this is the Carbon Fiber Band. Every time I see this group, it normally spells trouble. Carbon fiber bands are generally applied to basement walls to abate movement caused by hydraulic pressure from ground water. Without some type of relief, excessive pressure will cause the block walls in basements and crawlspaces to cave inward resulting in weakened bearing walls. Although, carbon fiber bands will slow the movement, relief of the hydraulic pressure is also imperative. Just south of 5 points in historic downtown Franklin, TN sets Franklin’s first subdivision Hincheyville. The subdivision was developed in early 1819 by Felix Grundy, James Irwin, and James Trimble. The ninety acres, extending from Fair Street to Eleventh Avenue had 26 lots on Fair Street, 25 lots on Main Street and 8 lots on Bridge Street. The subdivision was named for Hinchea Petway who was a wealthy merchant who owned the land. His house, which had to be razed to build the subdivision, was located approximately in the middle of 8th Ave between Fair Street and West Main. The Williamson County courthouse is located on the south east side of the square in historic downtown Franklin, TN. This is the third iteration of the Williamson County Courthouse which was completed in 1858 under the supervision of John W. Miller. The first two one log and one brick were originally located in the center of the Square where the statue and park now set. It is only one of seven antebellum courthouses left in the state of Tennessee. The four iron columns that adorn the front of the courthouse were smeltered at in the small community of Fernvale which is located in western Williamson county between Fairview and the old Southall community just south of town out Carters Creek Pike. Franklin tn real estate  - I attended the weekly bankruptcy sale this week on the Williamson county court house steps with the Lighthouse Builders management, in high expectations of finding something worthwhile to purchase. It was very encouraging in that only one piece of property was auctioned, and it was a college grove lot. We were hoping to be able to buy some franklin tn real estate as an investment at an attractive price, but those days may be over in Williamson county. I guess that the rest of the country is still dealing with a lot of foreclosures, but in my area, not much is  making it to the courthouse. I had a call yesterday for two different realtors I know who were trying to find short sales and bank owned properties. I was willing to assist them, but it reminded me that in the Tennessee MLS system, we don't have a dedicated field for distressed property. So for any of us to find one, it takes a lot of searching, and even then, some are missed. I would guess that it's impossible to find them without a buyers agent, because the only clues that it's a short sale, or repo property, is in the Realtors remarks, and cannot be seen by the general public. If you are looking for a distressed property in the Nashville area, give me a call.   Working with Lighthouse builders has given me an opportunity to see quality construction evolve to meet the changing demands of Nashville real estate customers. One of the things on our minds when we buy a home is energy expense. Lighthouse builders homes have r30 insulation in the ceiling, r13 in the walls, insulation under the floor in the crawl space, Seer 13 HVAC units, and Anderson energy efficient windows. All of the plumbing and electrical holes in the flooring and walls are sealed tight with silicon to prevent any air (or bugs) from entering the home.
