Westhaven real estate sales for May based on MLS information as of 6/1, were outstanding with 22 closings,  beating the 19 sales for May of 2007, and the 13 sales in April 2008. With 26 properties currently pending, it seems as if the sales for summer will be better than ever. Prices for Westhaven have risen from an average of $560,611 last may to $610,656 for may of 2008. The average size of homes sold in Westhaven have increased from 3028 square ft in 2007 to 3271 square ft in 2008. The average price per square ft has increased slightly from $185.14 to $186.69. It never ceases to amaze me the workmanship that I see in some of the houses that I see built today. This menagerie was used to support a support column for a set of arched load bearing walls in a high end house in Brentwood. The sellers did not get a home inspection when they purchased the house a few years back and now they are having to bear the expense of the builders error.  Have you joined my birthday alarm? The other day I was inspecting a $1.2M, 5 year old property in a gated community in Franklin, TN where most of the properties range from $850K - $3M. I told the man I was training to be a home inspector, that structurally, there was something dreadfully wrong with the property. A 5 year old property should not have large diagonal cracks in the walls and all the doors should operate smoothly. This was not the case. An inspection of the crawl space revealed that some of the girders were not resting on the foundation piers and the ends of some girders were not properly supported. The buyers walked stating, "That there were this many structural issues, we wonder what else the builder missed." Nashville real estate - My wife Elizabeth has a rose bush that was originally owned by her grandmother. When she moves, the Rose bush is moved also. We don't know exactly how old the bush is, but Elizabeth thinks it's a least 50 years old.  When we moved to out new home in Spring Hill 2 years ago, she planted her 50 year old bush and bought a new one to plant of the other side of the porch to make the landscaping symmetrical.  The roses on the new bush cannot compare to the old one in number of blooms, or fragrance of the flowers.

Nashville real estate - Why do government officials project record growth every year when they are budgeting? If businesses were run this way, more would fail than succeed. In a quote from State Representative Glen Casada, "Tennessee  Governor Bredesen noted that revenue collections continue to worsen for the State. Tennessee could be facing a $500 million shortfall on projected revenue collections which would result in substantial cuts to projected spending to the 2008-09 State Budget. Not all home inspectors are created equal. The truth to that statement became really apparent yesterday while inspecting a relatively new property in the Franklin Tennessee area. The owner agent for this property confidently told me that he had just had this property inspected by HIS inspector a few months ago for their 11 month warranty inspection and, I probably won't find anything. Ouch! I hate it when people tell me that. I thanked him and went on about my business of inspecting this property for my client. Now, just because the property has been inspected by someone else doesn't mean that I go out of my way just to dig up bones and show the client that I am "Earning my Money". There is a right way and a wrong way to do things especially when it comes to installing a roof covering. The pictures in this post are a pictorial representation of how NOT to install rolled roofing or shingles for that matter. While inspecting a property in Franklin, TN, this 3 year old installation definitely had some problems that will cost the seller some bucks. Picture one illustrates a bad tear (red arrow) in the rolled roofing which had not been overlapped and sealed properly. The white arrows show questionable sealing where the tabs adjoin the rolled roofing. Picture 2 is a classic illustration on how not to terminate the valley seam.   Nashville real estate - I advise my Nashville real estate customers to be careful with the Zillow estimates that you see when you look at their data. The system cannot adjust for the condition or the property. So real estate in bad condition with no garage and no land gets the same estimate as a new home on a beautiful lot next to the golf course. It takes a human eye to estimate the value of real estate, as well as statistical data from homes sold in the area. Blah, Blah, Blah. I'm sure you've heard that before. Now let me tell you how Zillow helped me estimate the value of Nashville real estate lake property. Some of the neighborhoods in Nashville are built beside the river, or on Old Hickory Lake. The Carter house located at 1140 Columbia Ave is about .4 miles South East of 5 points where Andrew Jackson attended the Indian Removal Council and Hincheyville, Historic Franklin, TN’s first subdivision.
