We have chosen to focus our efforts on Williamson County only, with Franklin being our primary target market. This morning, I was contacted by a home buyer. They signed up on our website a few months back and have been regularly receiving new listing alerts from us. They are finally in a position to buy and wanted to connect with us to schedule a buyer's consultation.I asked how they found us and sure enough, it was through an internet search. They liked our website because we shared information freely about neighborhoods. They asked, "Why do Franklin TN real estate agents conceal information?".It seems they found one of our competitor's sites through a Google search but when they clicked on his neighborhood page, all that appeared was a contact form; no listings, no neighborhood info. The Franklin TN housing market is RED HOT!As a matter of fact, I can't repeat this phrase often enough. If you are a Franklin home buyer, you can't spare a day to consider a purchase.On Saturday, I took out a young couple. They haven't seen many houses but want to take their time making a purchase. This morning, I was contacted by a buyer who wanted to see a Franklin TN townhome. Within a few minutes, I learned he had a single-family home to sell and hadn't been pre-approved for a mortgage. Not a good combination in our market where homes are selling in the first day. I explained it was going to be difficult to get him into a home with a sale of home contingency. I agreed to show him the townhome with the understanding that should he decide to purchase it, I would represent him in the transaction and we would talk about listing his home.Upon meeting, it was clear this buyer really doesn't want to use an agent. Yesterday, I interviewed with a seller to list his home. This luxury home is in a neighborhood that many agents would like to list; at a price to exceed $1.5M. The home was beautiful--magazine quality.  It seems that no matter the price point, sellers are ultimately going to make their decision on price and commission. That's not the best way to choose an agent but I do understand their rationale. They are looking to get the most money. Founders Pointe Spring 2015 Market Report The Founders Pointe Neighborhood saw very consistent sales this Spring of 2015 compared to the Spring of 2014. Both 3 month periods had 3 sales each. The Average Sales price was very interesting since in went from $374,425 in 2014 to $343,333 in 2015.However, one must always look closely at all the information. It ends up that the homes sold in 2014 were larger than those in the same time period of 2015. The Price/square foot actually increased from $130 in 2014 to $133 in 2915. Adjusting to a sellers market is tough for buyers, and even sometimes for sellers. I've had several clients recently who were surprised when I told them what my opinion of a sales price on their home would be. In every case they would point out that the neighbors home sold last year for $$$, and that's what they expected to get from their home. In every case, I told them it was worth more than they thought. Every house and every neighborhood is different. But a lot of homes in Franklin and Brentwood have increased in value 8 to 10 percent in the last 12 months. Several times a year, Tennessee Real Estate Commission (TREC) offers update sessions at our local association. These sessions are led by TREC staff. They cover a multitude of topics. However, the topic of most interest is TREC advertising requirements. Today while talking with a prospective buyer, I asked if he was already working with a real estate agent. He said he had not committed to one agent, nor would he. "Whoever finds me the right house, will get my business." In other words, whoever contacts him first, will get his business.Franklin TN is in a hot seller's market. This morning, I was contacted by a woman who is retiring to Franklin in a couple of years. She and her husband are making a trip here this weekend and she asked me to show her some properties. I explained it's a little soon to look at houses. Scheduled showings are designed for serious buyers.
