I received an email today from a potential buyer wanting information about homes listed for a particular elementary school. She had registered on our website about a week ago and she's visited the site everyday since. I'm not one to pester the people who register but if they send an email, I will pick up the phone and call. I did that after receiving her email. This has been a crazy week. Not only did my husband return home after bi-lateral (both) knee replacement surgery but I had the TAR (Tennessee Association of REALTORS®) conference on Monday and Tuesday. In addition to listing appointments and buyer's consultations and showings.  The TAR conference included several continuing education opportunities. I just read a post written by Franklin MA listing agent Barbara Todaro, Listing Agents Who Use MLS Need Nothing More To Secure a Transaction. As her title suggests, Barbara believes there is nothing more powerful than our local MLS to market our listings. This past weekend was the first one in a long time where we had sunshine and warm weather, it felt like spring, and it should because it's been a much longer and colder winter than normal here in Nashville. So it's no surprise that home buyers who have been reluctant to brave the snow and ice were out in packs, and buying everything available. I just checked the MLS this morning, and 65% of the Franklin homes for sale up to $400,000 are already under contract. I suspect that the number will increase today as the realtors catch up with what happened over the weekend. I'm sure that Green Hills and the east Nashville area were even busier, as those market have an extremely high demand and the supply of new homes has been slow coming to market. I received a phone call from a seller who is thinking of listing his home with a national brokerage who is new to our area. This brokerage shall remain nameless but it has a lot in common with that fish to the right. This brokerage promotes right on their website that they will list your home for ____% for the seller's side of the commission (see the photo from this company's website below). The real estate agents are employees of this company. The agents don't receive the commission for selling your home; 100% of that goes to the brokerage. Instead, they get a guaranteed salary even if they don't sell your house. This company offers bonuses to these employees if they receive high ratings from their sellers. Buyers often contact us in search of a home offering true one-level living. As they search the internet, some of the houses that are categorized as a one-level are clearly two stories. They get frustrated and contact us to assist them. First, it is in your best interest to always have a buyer's agent working on your behalf. Franklin housing inventory is very low. It feels like it's been a long, cold winter in Franklin TN but temps are projected to be in the mid-60's tomorrow and buyers are calling to get in to see houses. There's only one problem--our housing inventory is extremely low. There are only 455 homes currently available in Franklin. One of the hottest selling price points are Franklin homes under $300,000. Unfortunately, there are only 9 single-family homes available in all of Franklin.  Buyers are anxious. They want to take advantage of low interest rates. But our low housing inventory has them worried. With just 148 single-family homes available in all of Franklin priced under $500,000, you can see why they are troubled.
