I received an email today from a potential buyer wanting information about homes listed for a particular elementary school. She had registered on our website about a week ago and she's visited the site everyday since. I'm not one to pester the people who register but if they send an email, I will pick up the phone and call. I did that after receiving her email. I explained that I'd gotten her inquiry and I asked if she wanted to receive listings for one particular school. She was upset that I called. She told me she didn't want to be harassed by real estate agents. Besides, she was already working with another agent. I explained that I was only responding to the inquiry she made on our site. I asked why she hadn't contacted her agent rather than reaching out to me. That's when she said ...

This has been a crazy week. Not only did my husband return home after bi-lateral (both) knee replacement surgery but I had the TAR (Tennessee Association of REALTORS®) conference on Monday and Tuesday. In addition to listing appointments and buyer's consultations and showings.  The TAR conference included several continuing education opportunities. To receive credit for these continuing education sessions, I must be in attendance for the full two hours. As we all know, the minute you can't answer your phone is precisely when it starts to ring. That's exactly what happened on Monday morning during my very first session. When we broke for lunch, I immediately listened to my messages. The very first caller said, "I'm in town for the day and I'd like to see this Franklin TN condo in an hour...

I just read a post written by Franklin MA listing agent Barbara Todaro, Listing Agents Who Use MLS Need Nothing More To Secure a Transaction. As her title suggests, Barbara believes there is nothing more powerful than our local MLS to market our listings. While I do believe the MLS is a powerful tool, it is useless if agents don't use it to its fullest extent. All agents are not created equal and neither are the listings that these agents input. The strength of an MLS listing is only as good as the agent who enters it into the MLS. Garbage in/garbage out makes it difficult to sell your Franklin TN home. That's right. Some agents will input garbage into the MLS. When they do, sellers will have a difficult time finding a buyer for their home. The most common example of garbage in/garbage ...

What's My Franklin TN Home Worth? February 2015 Properties currently Active on the market: 636 Single-family properties closed in February: 122 Average sales price: $534,843 Average list price: $541,418 Average sales price to list price ratio: 98.8% Average days on the market: 68 Franklin TN absorption rate: 5.2 months of inventory (a normal or steady market would be 5-7 months, a buyer's market would be in excess of 7 months, and a seller's market would be less than 5 months) Franklin continues to be in a seller's market. Given we're in the slowest part of the year, the average days on the market are relatively good. The sales price to list price ratio is excellent. This bodes well as we inch into the Spring selling season.  Franklin desperately needs housing inventory and if you're th...

This past weekend was the first one in a long time where we had sunshine and warm weather, it felt like spring, and it should because it's been a much longer and colder winter than normal here in Nashville. So it's no surprise that home buyers who have been reluctant to brave the snow and ice were out in packs, and buying everything available. I just checked the MLS this morning, and 65% of the Franklin homes for sale up to $400,000 are already under contract. I suspect that the number will increase today as the realtors catch up with what happened over the weekend. I'm sure that Green Hills and the east Nashville area were even busier, as those market have an extremely high demand and the supply of new homes has been slow coming to market. I'm expecting an absorption rate of 1 month in...

I received a phone call from a seller who is thinking of listing his home with a national brokerage who is new to our area. This brokerage shall remain nameless but it has a lot in common with that fish to the right. This brokerage promotes right on their website that they will list your home for ____% for the seller's side of the commission (see the photo from this company's website below). The real estate agents are employees of this company. The agents don't receive the commission for selling your home; 100% of that goes to the brokerage. Instead, they get a guaranteed salary even if they don't sell your house. This company offers bonuses to these employees if they receive high ratings from their sellers. The better their ratings, the better their bonuses. But what if they don't do a...

Some of you may have noticed I'm using our new company logo instead of a picture of myself as my profile photo. This is a strategic move on our part to gain name recognition for our new brokerage, Franklin Homes Realty LLC. While our name is new, our business is not. We have been faithfully serving buyers and sellers with their real estate needs for the past eight years. My ActiveRain blog contributes to our credibility as industry leaders in the Franklin TN housing market. As consumers see our new for sale signs around town, they will see we are promoting our company and not one individual agent. The signs will include our logo, company phone number and website address. As they search for Franklin TN homes for sale online, I want them to recognize that the Broker/Owner of Franklin Home...

YOUR FRANKLIN TN HOME DIDN'T SELL. NOW WHAT?   Selling your Franklin TN home starts with the real estate agent you hire. The best agents will help you prepare your home for sale. They'll price it right. Have professional photographs taken and then market the heck out of your house. Are you wondering what that last item looks like? Gone are the days of real estate agents using what I call the 4 P’s to sell your home— Put a sign in the yard Put the listing in the MLS  Put an ad in the newspaper Pray that your home sells   You need someone that has the knowledge and time to market your home properly. According to the National Association of REALTORS® , 92% of home buyers began their search on the Internet. Having your home simply listed on a broker’s or agent’s website isn’t enough anymore...

Choosing the right listing agent to sell your Franklin TN luxury home can make or break the sale. It's not uncommon to have showing restrictions on homes priced above $1,000,000. However, the more complicated the showing requirements the less likely you are to get a buyer in the door. Many Franklin luxury sellers like to have their listing agents present for showings, even if, the buyer is represented by an agent. While you may think this is the best way to promote your home, it's not. The truth is, buyers don't want to be sold on a home. No matter the price point. The buyer's agent knows what drew the buyers to your home. He'll point all of those things out as the buyers tour your home. Having a listing agent follow buyers around the house, doesn't bode well for a future sale. No wonde...

What is Buyer's Agency? In the late '90's real estate laws changed to protect buyers from the common-law practice of caveat emptor ("let the buyer beware"). Prior to this change, all real estate agents worked for the seller. Even if, they were using an agent other than the listing agent. While sellers benefited from this arrangement, buyers began to question whether their financial interests were being protected. Buyers demanded accurate, factual information, as well as, objective advice. Their demands resulted in a change to agency law and the Buyer's Agent was born. While Buyer's Agency was created to protect the fiduciary interests of home buyers, many still contact the listing agent when purchasing a home. Primarily, because buyers think they will be able to negotiate a better price...

Buyers often contact us in search of a home offering true one-level living. As they search the internet, some of the houses that are categorized as a one-level are clearly two stories. They get frustrated and contact us to assist them. First, it is in your best interest to always have a buyer's agent working on your behalf. Franklin housing inventory is very low. Without an agent to help you in your search, you'll get extremely frustrated as much of the existing inventory is already under contract but hasn't been moved into pending yet. Second, some homes may be categorized as a one-level but still have a basement or a bonus room. Tennessee basements aren't always sub-grade which means a buyer may need to go up 10-15 steps to get to the main level. Bonus rooms are usually located above ...

It feels like it's been a long, cold winter in Franklin TN but temps are projected to be in the mid-60's tomorrow and buyers are calling to get in to see houses. There's only one problem--our housing inventory is extremely low. There are only 455 homes currently available in Franklin. One of the hottest selling price points are Franklin homes under $300,000. Unfortunately, there are only 9 single-family homes available in all of Franklin.  Buyers are anxious. They want to take advantage of low interest rates. But our low housing inventory has them worried. With just 148 single-family homes available in all of Franklin priced under $500,000, you can see why they are troubled. Of that, 74 are new construction homes that won't be ready for months. Are you beginning to see the problem here?...
