Lake-front properties are still HOTT in Sumner County, Tennessee. Whether you are buying or selling they DON'T stay on the market long. Most homes in this area that are selling quick are the ones in distress. Believe it or not you can buy a lake-front property WITH A DOCK here for UNDER 400,000. You can purchase one with a view or without a dock for under 300,000. A dock usually constitutes the price being jacked up at least 50-100k. With that said I would encourage anyone thinking about investing in the Nashville and surrounding counties to consider Sumner County for the sake of Old Hickory Lake. Old Hickory Lake is a nice lake to be on in the Summer. In the fall the foliage around here is absolutely breath taking especially if you move here from California.Right now....this very secon...

While most agents will promise to sell your home few actually put their money where their mouth is by guaranteeing it. I'm different than 99% of most agents and I hold myself accountable to my clients. I don't just promise to sell your home, I guarantee it upfront, and in writing. This is a great program for anyone wanting to sell their home fast and for top dollar. The 4th of July is always an exciting time and one of my favorite holidays. This year Hendersonville's Freedom Festival will be held at Drakes Creek Park on July 3rd. Events begin at 4:30pm and will include live music and a kids zone play area. The firework display will begin at 9:30pm. I've watched this firework show almost every year since I was a kid. It's a fun event for the Hendersonville community. Also, Goodlettsville will hold it's 4th of July celebration at Moss Wright Park from 4:00pm to 10:00pm. They will have live music, food, pony rides, and of course fireworks.I'd like to wish everyone a happy 4th of July and to keep our troops in mind as they continue to give us the opportunity to celebrate our freedom.

Realizing the time has come to sell your home can create mass confusion. Timing is everything in real estate; however, some also believe one season is better than another to sell your home. If you ask a real estate professional when you should sell your home, most will say, “Now is the best time to sell your home”. Real estate is a year-round business, and most agents will agree that they do nearly as much business in December as in June. If that’s the case, how do you decide when is the best time of year to list your home? Each season has its own characteristic. Let’s review each one. Summer can be a great time to boast about any access to summer recreational activities such as a lake, or community tennis courts or swimming pools. A possible downside to showing a house in the summer is...

Getting from here to there in Hendersonville is becoming more challenging as the number of homes and cars in the city is increasing, particularly in the northern parts of the city.Hendersonville traffic is becoming more challenging with the number of homes and cars. I recently read an article in the Star News about the plans to improve roads and set a schedule for that work.Planning is especially difficult in areas where new roads are mixing with old roads. The city is in the process of creating a plan to decide what improvements are needed. It's exciting to have Vietnam Veterans open all the way through Gallatin, and to know the city is working on improving roads and traffic situations throughout the city.

Gene Brown Elementary to receive makeoverHendersonville's oldest school is receiving a long over-due makeover. Gene W. Brown elementary is getting a facelift from Cornerstone Church in Madison.Parents and staff of the school couldn't be happier. I think schools are such an important part of our community and I'm so happy to see Gene Brown get remodeled. I went to Gene Brown when I was a kid and it needed work then!

It seems like anytime you watch the news and they talk about real estate they talk about it cooling down and how the market has all but stopped. While this is happening in a lot of areas across the country the greater Nashville area isn't slowing down. 2007 is on pace to be the 2nd best year in the history of our real estate market. This is for several reasons:One is that Nashville is a great place to live and we have thousands relocating here each and every month. Home prices here range from under $100,000 to well over $2 million. There's something for everyone! That being said, there's a lot of inventory out there and you could say it's a buyers market. But if you're thinking of selling don't worry...sellers are getting very close to asking price on average provided the home is priced...

Thank you for visiting my blog. Below you will find information on exactly how to purchase a home without a down payment. If you would like to know more, please feel free to give me a call. Please visit my website at http://www.johnmorganteam.com/.Let's face it, saving money can be a challenge. Saving thousands of dollars for a down payment can be extremely challenging. A large number of people are under the assumption that you still need 5% to 20% down payment to purchase a home. The good news is this is no longer the case. There's a lot of great loan options out there, many of which require no down payment. The interest rates are the same or maybe in some cases slightly (and I mean slightly) higher. These are loans with a fixed rate and no hidden costs or tricks.  In fact, you can purc...

The intersection of Gallatin Road and Saundersville Road will soon be changing!  The Indian Lake Village project will be great for Hendersonville, but State officials have determined that the railroad crossing will have to go!  It's going to cost over $5 million to complete the re-routing of Saundersville Road.  City planners are now starting the design process to determine the best route and apparently that could be adding a tunnel under the railroad tracks.  They still have to decide where Saundersville Road will intersect with Gallatin Road.  This is a heavily traveled road with not only lots of new housing, but also Station Camp High School, Knox Doss Middle School.....and the new elementary school that is now being built.  It will take careful planning to accomplish this task!

The community meetings have started!  Are we going to be flooded?  Is the dam going to break?  The U.S. Army Corps of Engineers have finally released the flood maps showing possible flooding by a break in the Wolf Creek Dam in Kentucky. It has been classified as "high risk" for failure.  They have found signs of seepage within the earthen embankments and foundation.  Sinkholes have appeared and apparently there is a dissolution of the limestone. The water level has been lowered to reduce the pressure.  Last month, construction began to repair the dam, but it won't be completed until 2014.  In the event of failure, the estimated loss of life is 100 people....and $3 billion in damage. In addition to the public meetings, there are maps at many local libraries that the public can view to deter...
