Since foreclosures have been vacant for some time with the utilities off, they are often colder inside than the weather outside.

Active homes for sale have lessened, and homes under contract have dropped this week. Overall buyers have less of a selection. The number of foreclosures for sale grew. Clogged gutters may make buyers worry about roof and soffit damage even if there is none. Plus it's just good maintenance.

When you get a home under contract, it is usually better to schedule the home inspection first, for a couple of reasons. 1) The contract often limits the time frame for the inspection. So, it needs to be done in a timely manner. 2) If the home has serious problems you learn about it early—before spending money on an appraisal, survey, termite inspection etc.

Dunkin Donuts Opens in Hixson, TN Well, look who's back.  After pulling up stakes in Hixson some years back, Dunkin Donuts returns.  To much fancier digs, no less. It has been awhile.  The last time I remember visiting their Hixson outpost had to be in the mid-nineties. Donut Connection occupied the spot for a time.  After that, the building stayed a vacant for awhile.  Then can the remodel.  Now a shiny new Dunkin' Donuts occupies the space. The moral of the story? It's hard to leave Hixson.  And even harder to stay gone.

Due to its layout the bathroom often photographs poorly. Skip the bathroom if you have to. Instead, replace it with a feature which photographs better.

Try to find a home that offers most of what you want. List all your preferences. If a home meets 80% of them, you will probably be happy with it.

How Hixson and Soddy Daisy, TN Buyers Can Get 100% Financing A few years ago home buyers had plenty of 100% financing programs to choose from. Today the list has shrunk to just a handful. Most lenders can count their 100% financing programs on one hand—literally. But, chin up, Hixson, Middle Valley and Soddy Daisy home buyers! Work on Hamill Road in Hixson, TN past the halfway point Well, it looks like road work being done on Hamill Rd is more than halfway done. Those familiar with the Hixson, TN area will know the Hwy 153 end was completed a little while back. Then, work began on the Hixson Pike end. It is also seems to be coming to close. But... In speaking with a few of the workers, (my office is on Hamill Rd) I learned they are planning on a three phase project. Phase 1 – the hwy 153 end (complete) Phase 2 – the Hixson Pike end (almost complete) Phase 3 – the middle section between hwy 153 and Hixson Pike (Not yet started) So, we are more than halfway there. It is inconvenient, but the improvements seem nice. I'll try to keep readers posted as things progress.

Hixson and Soddy Daisy Home Sellers - Tip of the Week 11.11.09 Trash talking Did you know... Sellers of listed homes should be careful not do “garbage as usual”. It's a good idea to keep the trash can in a discreet place. Also, sellers should make sure it contains odors well. Otherwise, the home may seen dirty to buyers, even if it is not.

When shopping for a foreclosure home for sale in the Hixson and Soddy Daisy area, always check out the basement first. It is where most problems, such as low ceilings, water problems, etc, will be found. If the base is okay, feel free to check out the rest of the home. But, if it is worse shape than than you would care to tackle, save your time, move on to a other homes for sale.

The Hixson and Soddy Daisy Labor Market Well, it happened today. The national unemployment rate broker the 10% mark. 10.2% to be exact. A high number, but a significant physiological barrier as well. The pace of layoffs seems to be slowing. However, that is little consolation for those facing a tough job market. News for Hamilton County, Tennessee, including Hixson and Soddy Daisy, is relatively better. The unemployment rate for last month (this month's figures are not out yet) stood around 8.7%. That is far from a great number, but better by comparison to other counties, and lower than the previous month. The nearby counties Rhea, Marion and Sequatchie counties had rates of 12.7%, 12.1% and 12.8% respectively. On a bit of an upside, the Hixson and Soddy Daisy areas have good things on ...

Enjoy the show Did you know... It is important to make your property easy to show. Remember your home has competition.  So, the more notice sellers require, the more time buyers have to look elsewhere (think other nearby listings). Therefore, it is good to keep showing arrangements as flexible as possible.  Get those buyers in promptly.

Try driving through in the morning, afternoons, evenings and weekends. That way you will get an idea of what the neighborhood is like when there are commuters, school kids, gardeners, and so on, are present.

Today was an odd kind of day.  It went from rainy and warm to now at 11 p.m. rainy and cold.  In between there was some sunshine mixed with dark clouds in the distance.  While I was way out in the country I glanced to my right and saw this.  For me it had to be a sign; a sign that better times were ahead.  I don't believe in coincidence and this rainbow was meant for me!
