It's Friday, have you thanked a Veteran today? There are still some events for this weekend celebrating Veteran's Day, and a few other events for you to have some Weekend Fun, Knoxville Style! As you may have guessed from a previous post, I'm a pretty big fan of the Knoxville Zoo. It's a great place to spend an afternoon (and get some great pictures!). This weekend, the Knoxville Zoo has teamed up with Kroger to offer a FREE weekend! Yes, folks, I wrote that 4-letter word -- FREE. Free parking and free admission on November 12 & 13! All they ask is that you stop by Kroger and pick up a charitable donation. Visitors are encouraged to stop by Kroger and pick up a donation for one of the charitable organizations who will be on-site at the zoo during Kroger Free Weekend. Mission of Hope, Yo...

Today, let's take a look at the October market report for a nice subdivision in the Cedar Bluff area. Foxboro subdivision is off of Piney Grove Church Road, which makes it convenient to shopping, restaurants, and commuting. A closed neighborhood, which means it is very family friendly. Currently, there are 4 active properties on the market. During October there were 2 closed sales, giving us an absorption rate of 2.0. Average list price: $202,175 Most expensive listing: $234,900 Least expensive listing: $184,900   Average closed price: $196,700 While this neighborhood remained relatively stagnant in sales for several months this year, closed sales have picked up these past two months.  Please don't confuse Foxboro subdivision with Foxboro Drive when doing a basic search! If you are inte...

Amongst all the doom and gloom of real estate news, I am happy to report that the Hardin Valley real estate market in Knoxville TN is picking up.   The Hardin Valley area is a popular West Knoxville subarea that is located West of Karns, East of Lenoir City and Oak Ridge, and South of Farragut and Lovell Rd/Campbell Station area.   The Hardin Valley is an attractive area to reside due to the Pellissippi Parkway that makes commuting to the Oak Rigde area (Home of Oak Ridge National Laboratory) and Interstate I-40 which runs straight through Knoxville TN a breeze.  Recent Surge in Hardin Valley TN Real Estate    80 = Active Listings 20 = Homes with Pending Contracts 39 = Homes Sold in Past 3 Months 6.15 Months= Current Absorption Rate   This offers great home for the Knoxville area as we ...

Knoxville TN Foreclosures have been a topic that has dominated talk of the Knoxville real estate world the past couple of years.  The allure of the "good deal" is something that attracts may buyers to Knoxville foreclosures.  However, just how prevalent are foreclosure sales in the Knoxville, TN area?  According to the research I complied using only the Knoxville MLS, the Knoxville TN area saw an increase in the total % of foreclosure sales in 2008.  However, since 2008 the % of foreclosure sales vs non-foreclosure sales have remained fairly constant. Below are tabular results of the data I complied in an easy to read chart. Changes in Single Family Knoxville TN Foreclosures Sales 2004-2011 Foreclosures Rates Total # of Sales # of Foreclosure Sales % of Foreclosures Sales 2004 6765 407 ...

Today, I'd like to take you to visit West Hills Knoxville, TN. This is an established, mid-century subdivision in West Knoxville. West Hills is located across from West Town Mall, borders along Kingston Pike to the south, Middlebrook Pike to the north, just west of New Weisgarber Road to the east and Gallaher View Road to the west.   The West Hills Community Association has been an active part of the community for 30 years. Addressing quality of life issues to zoning issues, the WHCA works hard to keep the neighborhood safe and appealing for it's residents.   While West Hills is convenient to shopping, eating and commuting, it also has playtime. The West Side Family YMCA is found within the John Bynon/West Hill Park, and includes baseball, basketball, tennis, playground venues. As an ad...

Wow! I Just love the zoo. Always have. So much goes on, so much to see, and so much to do at the zoo. When I opened my morning paper to see that Jumbe has arrived at the Knoxville zoo, well, I just had to write about it! Jumbe (JUME-bay) is a 17 foot tall, male giraffe that came from the Dickerson Park Zoo, Springfield, MO. Unfortunately, Jumbe is only here on a breeding loan to Knoxville, under the Species Survival Plan, so I won't expect him to be here very long. Knoxville Zoo is a great place to walk around, not to mention they host a lot of different events and activities. Of course, when my son and his family came for a visit a few years ago, we had to "do the zoo," It was a pretty warm day in late April and the giraffes were just wandering about. A great big welcome to Jumbe, on h...

In some places, the market is saturated with foreclosures. Knoxville, is not saturated but does have its share. Currently, there are a 179 active forclosures (there are a number of Pending sales), and according to RealtyTrac, "1 in 796 housing units received a foreclosure filing in September 2011". Today, "The Donald" says it's time to get off the fence. Invest in real estate. "This time is a great time to buy a house, but only if it is owned by a bank," says Trump. "If a bank already owns a house, they are dying to get rid of it and they will give you all the loan you want because they have to get rid of those houses." Right now, active foreclosed properties in Knoxville range in price from $8,500 to $1,000,000, the average price is $138,658. You can find one east, west, north or south...

If you have ever driven down Pellissippi Parkway in the spring time, you have undoubtedly noticed all the daffodils blooming along the way. That lovely sight was due to Maria Compere, who has planted nearly 2 million daffodil bulbs along the Parkway in her effort to beautify Knoxville. This weekend, Knoxville Green Association, founded by Maria, is having a daffodil bulb sale. You see, Maria would like to plant another 50,000 daffodils this year, according to this article in the local paper. The proceeds of the sale will go towards Maria's project of beautifying Pellissippi Parkway, while we all beautify our little corners of Knoxville. What is happier than seeing those perky little flowers poking their heads up above the ground in spring time, while driving to or from work? Or seeing t...

My next stop along the Parade of Homes was to Jefferson Park, Knoxville TN. There were three upscale showcase homes here, in this amazing lakefront subdivision.   Jefferson Park is located west off of Northshore Drive, and is has wide-tree-lined boulevards. Homes are built with Southern elegance in mind, and amenities are in no way lacking. The first showcase house is Lakeside Vista, and brought to us by Cornerstone Custom Homes. This $799,000 home has 5138 square feet. You will want to stop by and see the kitchen, as this is the first one I had seen in this year's Parade of Homes that has a "hearth room" off of it. How cozy! Everything in this home is luxurious, including the Theater Room. Next, I visited Ballantyne Place ($749,000), a custom home crafted by Zarb Homes, LLC. Designed  ...

Today I would like to bring you to Duncan Woods in the Knoxville Parade of Homes. This luxury home is brought to us by DuPree Graf Construction. The Bienville ($1,100,000), is nestled in the Duncan Woods subdivision, nearly a mile south off Kingston Pike. Oh, and I saw the sweetest group of deer on my way up the winding road. This is a 2-story, 5 bedroom home, complete with an elevator. With 6200 square feet of living space, there should be enough room for all. The magnificent kitchen is something to behold, with every convenience you can possibly wish for, and all of it top of the line. The marble countertops  are extra deep, and extra long. All the tile work is custom done, and you will find distressed wood floors throughout the home. The Master suite is on the main level. Can you imag...

Today, I'd like to show you Harrison Springs, Knoxville TN, as I continue on the Parade of Homes route.   Harrison Springs is brought to you by HMH Construction, and they are presenting The Willow  ($273,500) for the showcase house.   But, first, a little about Harrison Springs. This subdivision is located near Lovell Road, Hardin Valley Road and Pellissippi Parkway, making it extra easy to get to shopping, work, restaurants, and McGhee Tyson Airport. It is very much a family friendly neighborhood.        The Willow, at 2440 square feet, is loaded with features, starting with the 2-story foyer. And I can't help but let you know about the lovely eat-in kitchen. Have you been wishing for a wet bar? You'll find it in The Willow! Upstairs we find some more great use of space. Lots of storag...

As I continue along the Parade of Homes, I'd like to show you Greendale, the showcase model at Ivy Bridge ($192,900). This model home has 2254 square feet of living space in two stories, and is a Smithbuilt Homes.  Ivy Bridge is situated a short distance off of Oak Ridge highway, and a family friendly neighborhood. The ever popular one entrance in and out, is found here. From the information packet, it appears there are only 53 total lots, so you know you have a nice sized community and yet a good chance to meet your neighbors. So, back to Greendale, the showcase home. As you can see from the picture, the kitchen has a nice workable layout. No being a contortionist reaching between the refrigerator and the stove top. And, there is plenty of counter space! As I had visited on a mostly cl...
