Back when I got my first Palm Pilot I loved the infra red application that let you 'beam' addresses and information to another PP user. My Treo cell phone has the same application and I find it very convenient to simply beam my business card electronically into someone else's cell phone. Unfortunately there is a flaw in that application; both parties need to have infra red capability in their devices to make it work. Not to worry, some smart people have came up with a solution. Do you use "Google Alerts"? A Google Alert is simply an email update on the latest Google results for whatever you want to monitor. You can set up an update at whatever frequency you choose to keep you updated on things like: Your name Your city or area sports teams news for an area or pretty much whatever subject you choose. Each Sunday in the Knoxville New Sentinel’s real estate section they print a list of property transfers from the previous week as recorded in the Knox County Register of Deed’s office. I noticed this Sunday, July 13th, there was almost 3 pages of real estate transfers totaling 144 sales in Knox County alone. This would not include Maryville, Oak Ridge, or anything in Loudon county or the surrounding area. Today on Inman News I noticed a column devoted to gas saving tips offering 12 gas saving tips geared towards real estate sales and marketing. "General tips The folks at Edmunds.com decided to test which gasoline-saving tips really work. They conducted their tests under real-world conditions. Here are the six tips that they say will make a real difference in your gasoline mileage. Take the pedal off the metal. The Edmunds' test showed you can reduce your gas consumption by 31 to 37 percent simply by gently accelerating rather than gunning it. The Knoxville area Realty Executives Associates offices have achieved national rankings in the latest national survey of real estate companies conducted by Realtor Magazine. There is a great video at the magazine link from industry sales leaders who are still doing business in spite of the 'doom & gloom' media reports that continue to bombard the public. Video is the newest photo tool to promote listings, yourself, and your area. To get started all you need is a digital video camera; here's some good choices from this month's Residential Specialist Magazine for CRS designess or candidates. First, most popular, cheapest, and easiest is The Flip at under $150.00. Yep, that's right it's almost election time in Knoxville and Knox County, Tenneessee. Early voting starts this Friday, July the 18th and is available daily from 10:00 am til 6:00 pm through August 2nd. For those of us that might need some practice or familiarization with the e-Slate voting machines Knox County now uses here's a link to their website that you can practice voting on. This year the Knox County Election Commission has 10, yep, that's 10 convenient locations all across the county for you to early vote and avoid the lines on election day. Each week our local newspapers prints a list of real estate closings (sales) from the previous week as recorded in the Knox County Registrar of Deeds. Today I counted 309 residential and condo property transfers ranging in price from under $50,000 to 2 transfers over $1,000,000. Here's the price breakdown $1,000,000+                  2 $500,000 - $1,000,000  11 $300,000 - $500,000     33 $200,000 - $300,000     44 $150,000 - $200,000     64 $100,000 - $150,000     73 $50,000   - $100,000     50 Under $50,000              40 That number of sales in Knox County alone tells me our Knoxville, Tennessee market is pretty healty compared to the bad news you read about and hear every day in the media.

For the next two Saturday nights (July 12th & 19th) the Knoxville Observers Astronomy Club will be hosting a stargazing party at nearby Norris Dam State Park If you're never been to a stargazing pary I guarantee you it will be a delightful experience for all ages. According to data just released by Eppraisal.com, median home prices are rising is quite a few metropolitan statistical areas (MSA).  The Knoxville, Tennessee MSA is showing a 4.4% increase over the past 6 months earning us a # 47 out of the 188 MSAs calculated. Quite a change in information from the 'doom & gloom' we're bombarded with hourly from the national media sources.

I was inspired to write this because of Colleen Fischesser's recent post about getting a grip and a clue about your market. We all know it's tough to maintain a positive attitude, especially when times are tough (or you think they are). I was reminded of a post I wrote a couple of years ago about a local radio talk show host, Hallerin Hill (known to us all as Hal) and a chance encounter he had downtown with a 92 year old lady. Hal had been downtown this weekend to the ice skating rink set up annually on our Market Square Mall. While there he struck up a conversation with an elderly lady watching the skaters. She told Hal she was there watching her great, great, great grandson skate, was 92 years old and still very vigorous and involved with life; certainly an example to follow. Hal aske...

Here's a quick, easy way to calculate your neighborhood and your home's "walk score". Your walk score is how "walkable" your location is; that is, how quickly and easily you can walk to everyday services such as drug stores, grocery, library, restaurants, dry cleaners, etc. Visit WalkScore.com to calculate your Knoxville home's walkability index. Don Anderson, one of my fellow Realtors, crossing a creek in the Great Smoky Mountains National Park, a walker/hikers paradise. We moved to a new home last year and I was delighted to find our new home's walkability was a 66 out of a possible 100 while our former residence only scored an 8. No wonder we used to have to drive so much.
