The purpose of this blog will be to discuss issues related to photographing real estate properties that are for sale.  Topics will include equipment and lighting, common problems encountered in photographing interior and exterior real estate scenes, the purpose of photography as a part of the sales process, and how best to utilize photography.  I will also discuss the different types of presentation formats (stills, virtual tours, videos) that can be used and how best to use them to advantage.

You can't take your clients for granted.  Sometimes real estate agents aren't realizing the time and the effort spent in photographing virtual home tours.  I'm always checking what agents are doing on the internet, I sometimes wonder how in the world real estate agents can let some of the photography I've seen represent them and their clients on line.  When I spend as much time and effort as I do in finding clients, I don't want anything to cause my client to doubt any of my work. We hear a lot about setting goals and how powerful they can be in our lives. It stands to reason that if you want to own a home of your own then setting a goal to make that a reality will make that happen more quickly and more surely than if you merely wish for it or think about it every now and then. Here are 5 tips that will greatly increase your chances of living in the home of your dreams much sooner than you thought possible.   First, and most important, you have got to write your goal down and be very specific what you're after. That could be because copper theft has reached epidemic proportions in many states including Tennessee.I personally have been witness to two instances. One was a house I was showing and when we walked around back, the basement door had been kicked open, the copper water pipes cut loose with the water still on. Not surprisingly water was all over the basement and flowing out the door into the yard. In my second instance I sold a house in a somewhat remote location. It was a foreclosure so naturally it was vacant. Before the closing thieves again kicked in the door but this time they went up, into the attic and cut all the electrical wiring loose. $8,000 dollars in damages for about 50 bucks worth of scrap copper.Thankfully my Tennessee Association of Realtors is doing something about it ...

With the Tennessee vs. Auburn game approaching this evening, I must admit I'm in a bit of a quandary.  Which team do I pull for?  I know many people in this area would inform me, politely I'm sure, that clearly there is only one choice.  I was born in Opelika, AL which is the town closest to Auburn University.  It being my father's alma mater, I still proudly wear my War Eagle sweatshirt.  To make things even tougher, my alma mater is what Volunteers would call the "other" UT.  So, can I don that bright orange or is the Texas burnt orange still in my veins?  Well...I never thought I would say it, but I'm pretty darn close to rooting for this one.  Of course I must claim this is only safe to say as long as the match up is not Tennessee vs. Texas.  What kind of fan would I be otherwise? ...

Whenever you submit an offer on behalf of a customer or buyer client, have you thought of writing a cover letter to go along with your offer to give the sellers some idea of what your buyer is about, why they want to buy the seller's house, and any other information that might cause the sellers to see the buyers as real people instead of just a couple of names on a piece of paper?This also works if you're representing a seller and present a counter offer back to a buyer.I've been doing that in some situations for many years now and usually with very good results. The long awaited 2007 Sales Report for the greater Knoxville Tennessee area is finally available. It shows the numbers for the greater Knoxville area were't too shabby at all. That doesn't mean you have to use "fire sale" pricing or give all your equity to ensure that your home sells in today's market. What it does mean is that you have to be priced competatively with similiar homes that have actually sold and closed in the past few months. There are lots of buyers out there looking right now in most areas, but those buyers are very, very savvy for the most part and they know just about as much about pricing for what they're looking for as most Realtors do.Case in point. Each year the National Association of Realtors (NAR) surveys thousands of homebuyers to see what they bought, what they want to buy, and what features are important to them on their new home purchase. The 2007 Profile of Buyers' Home Feature Preferences is now available. One of my fellow Realtors moved recently and while packing she came across some old advertising materials from 1990. You may have brought your child to one of those "Breakfast with Santa" affairs in a mall or other local event but I'll bet you've never had breakfast with Mr. Claus and had live penguins waddling around or a real, non-stuffed giraffe peering down at you.       Knoxville's world class Zoo is holding their first "Breakfast with Santa" event on December 8th at 9:30 am.
